1.Scope of services
That the scope of work to be done by the Architect,as herein authorized by the Owner for the
subject Project herein referred to,consists of professional services for the following:
1.2.5Specifications
b. Prepare conceptual designs with reference to requirements given and prepare rough
estimates of cost on area basis.
c.The Architect shall submit to the Owner a probable Cost Estimation based on current
cost parameters
a. The Architect shall prepare from the approved Schematic Design Studies,the next set
of drawings consisting of plans,elevations and other drawings
a.The Architect shall prepare detailed documents consisting of plans,elevations and other
drawings,and outline specifications,to fix and illustrate the size and character of the entire
project,in its essential as to kinds of materials,type of structure.mechanical,electrical and
sanitary systems and such other work as may be required.
b.The Architect shall submit to the Owner a further Statement of Probable Construction
Cost.
a.The Architect shall prepare from the approved design development documents the
Construction Drawings,Plans,Designs and Specifications setting forth in detail the work
required for the architectural,structural,electrical,electronic,mechanical,plumbing,
Sanitary,service connected equipment and site development work.
b.The Architect shall prepare specifications describing the type and quality of materials,
Finishes,manner of construction.
c.The Architect shall furnish the required set of drawings,specifications and estimates for
the purpose of securing the Building Permit for the project.
d.The Architect shall keep the Owner informed of any adjustments to the previous
Statement of Probable Construction Cost indicated by changes in scope,requirements
or market conditions
2.06Appointement of Contractors:
b.The Architect will make periodic visits to the site to familiarize himself with the
progress and quality of the work and determine in general if the work is proceeding in
accordance with the contract documents
c.The Architect shall coordinate with the client, contractor and the consultants when
required
d.The day -to- day supervision will be carried out by a construction manager(appointed
and paid for by the client) shall be guided in the right direction by the Architect.
.The Architect shall prepare and submit completion reports and drawings for the project

as required and assist the Owner in obtaining “Completion/Occupation Certificate” from
statutory authorities.
b.The Architect shall issue two sets of as built drawings including services and structures.
a.The Architect shall be paid professional fee in the following stages consistent with the work
done plus other charges and reimbursable expenses as agreed upon:
1.On submitting conceptual designs and 10% of the total fees payable.

4 .Owners responsibilities:
a.The Owner shall provide full information as to his requirements for the project
b.The Owner shall examine documents submitted by the architect and render decisions
promptly to avoid unnecessary delay in the process of Architect’s work.
c.The Owner shall provide for structural,mechanical,soil mechanics or other tests and
reports as may be required.
d..The Owner shall pay for legal,auditing,insurance counselling services and taxes as may
be required for the project or by the govt,
e.The Owner shall not engage anybody to do any work on the project unless the architect so
agrees,as this may have implications for the building contract
5.TERMINATION OF AGREEMENT :
a.Agreement between the Architect and the Client may be terminated by either one
giving the other a written notice of not less than 30 (thirty) days, should either fail
substantially to perform his part of responsibilities/duties, so long as the failure is not
caused by the one initiating the termination.
