DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE is made and entered into by and between:

BERNADETT A. NONOY, of legal age, Filipino, and resident of Burgos St.


Purok Manggahon, Tinago, Ozamiz City, hereinafter referred to as the “VENDOR”;

- and –

JERICHO PRIME CAPITAL & DEVELOPMENT CORP., a corporation with a


business address of Aguada, Ozamiz City, Misamis Occidental, hereinafter referred
to as the “VENDEE”;

WITNESSETH:

WHEREAS, VENDOR is the owner of a parcel of land, located at Labo, Ozamiz


City under Transfer Certificate of Title No: 140-2019000271 and Lot No. 1330-
B-1-A-1-C more particularly described as follows:

NOW THEREFORE, for and in consideration of the sum of FOUR HUNDRED


THOUSAND PESOS (P400, 000.00), receipt of which is hereby acknowledged by
the VENDOR and, the VENDOR do hereby SELL a portion of land unto JERICHO
PRIME CAPITAL & DEVELOPMENT CORP, the above mentioned parcel of land.
The VENDOR hereby undertakes that she, her heirs, successors and assigns
shall warrant and defend the subject parcel of land and its improvement of this
Deed against all claims of all persons or entities. The VENDOR also guarantees the
right of the VENDEE to take possession of the property subject of this agreement
upon the signing and execution of this agreement and will defend the latter against
all judicial or administrative actions for eviction.

This Agreement shall be valid and binding not only on the parties herein but
also on their heirs, agents, representatives, successors and assigns.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures


this February 19, 2021 at Oroquieta City.

ACKNOWLEDGMENT
BEFORE ME, a notary public in and for the City of Oroquieta, this
February 19, 2021, personally appeared the vendee who exhibited to me his
competent evidence of his identity mentioned above and who is personally known
to me to be the same person who executed and voluntarily signed the foregoing
DEED OF ABSOLUTE SALE, which he acknowledged before me as his free and
voluntary act and deed.

This instrument, consisting of two pages (2), including the page on which this
acknowledgement is written, has been signed on the left margin of each and every
page thereof by the party and his witnesses, and sealed with my notarial seal.
