DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, BIENVINEDA E. ESTOBIO, of legal age, married, Filipino

and a resident of Purok 1, Pisaan, San Francisco, Agusan del Sur,
Philippines, represented by KRISTINA JOY T. ESPESO, of legal age,
married, Filipino and a resident #2 Eastdrive Daro, Dumaguete City,
Philippines, by virtue of a Special Power of Attorney registered as Doc. No.
1, Page 1, Book No. 4, Series of 2021 Notarized by Atty. Hazel Ivory R.
Laud-Begyan dated November 29, 2020, hereinafter referred to as the
VENDOR.

WITNESSETH

That the VENDOR is the absolute owner of a parcel of land covered

by Tax Declaration No. 18-08-0018-00887, consisting an area of 10,000
square meters more or less located in Lucac, San Francisco, Agusan Del Sur.

That for and in consideration of the sum of FIFTY THOUSAND

PESOS (P50,000.00), Philippine currency in hand paid to me and receipt of
which is hereby acknowledged from ARTEMIO ARAZA MAYOTE, of
legal age, married, Filipino and a resident of Guinsurongan, Catbalogan,
Samar, I hereby by these present, SELL, TRANSFER AND CONVEY in a
manner irrevocable and absolute unto the said ARTEMIO ARAZA
MAYOTE, his heirs, assigns and successors-in-interest, free from all alien
and encumbrances.

That all parties having the possible rights of redemption and/or

preemption were notified of this sale, notification has been complied with
in accordance with Article 1621 and 1623 of the New Civil Code;

That herein VENDOR hereby covenants to defend the VENDEE,

heirs and assigns, from any claim from any person whomsoever.

IN WITNESS WHEREOF, I have hereunto set my hand this 1st day

of February, 2021, 2021 in the City of Dumaguete, Philippines.
