DEED OF ABDOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and executed by and between:

EDMUND VILLANUEVA SWA, single, of legal age, Filipino, and with

residence and postal address at 741 G. Arellano St., Caloocan City, hereinafter
referred to as the Vendor;

-and-

Sps. JOHN T. CENICA and JUANITA S. CENICA, both of legal age,

Filipinos, and with residence and post office address at 15 Kentucky Drive,
Alabang 400, Cupang, Muntinlupa City, Metro Manila, hereinafter referred to as
Vendees.

WITNESSETH:
 
That for and in consideration of the sum of TWO MILLION FOURTEEN
THOUSAND ONE HUNDRED PESOS AND SEVENTY CENTAVOS (P
2,014,100.70), Philippine Currency, to us in hand paid to our full satisfaction, the
VENDOR by these presents does hereby SELL, TRANSFER and CONVEY unto
the VENDEES, their heirs and assigns, in a manner that is absolute, free from all
liens and encumbrances, that parcel of land described in and covered by Transfer
Certificate of Title No. T-066-2018002348of the Registry of Deeds for the Province
of Quezon, situated in Brgy. Mangalayan, Municipality of Atimonan, Province of
Quezon, with all the improvements thereon and more particularly described as
follows:

“A PARCEL OF LAND land descrition.”

The VENDOR hereby warrants that the property sold is not tenanted and further
warrants the peaceful possession, ownership and enjoyment by the VENDEES of the
property herein sold.

T. CENICA, with PRC No. 00646448, issued at Manila, valid until 6-7-2024, and
JUANITA S. CENICA, with Phil. Passport No. P2624964A, issued at Manila, on 4-
07-2017, known to me to be same persons by their respective passports duly
exhibited to me who executed the foregoing Deed of Absolute Sale, consisting of
two (2) pages, including this page on which this acknowledgment is written and
who acknowledged to me that the same is their free and voluntary act and deed.
