1. INTRODUCTION TO CASBEE
The more modern life is, the more people care about quality of life, especially in terms of health.
The sooner the person is diagnosed, the higher the cure rate will be. The urban assessment is
similar. Accurate evaluation will lead to better urban improvement measures. Because the work
is an assessment and an accurate test, it will take people with specialized knowledge and skills
to do this. This urban assessment will help learn and apply suitable measures and contribution to
the city for sustainable development.

1.1 Methods and procedures for CASBEE evaluation:
- As shown in Figure 2, the architectural formation began from the design phase and continues
to this day, CASBEE was born with a better architectural design. Used for some other
applications such as exhibition booths, designed for the environment, can be labeled for the
building by judging through environmental performance and more so should use CASBEE
properly to be new bring the most effective.

- To serve architectural design, CASBEE has specific tools like CASBEE to renovate
CASBEE to build new ... These tools will help users because it has different benefits. That
everyone can choose accordingly.
1.2 CASBEE points calculation:
− Each building has a different rating, the CASBEE is no exception, CASBEE will also
evaluate including: resource efficiency, the environment of the place where the construction
will be carried out, energy efficiency, quality not. indoor gas. In Figure 3, the classification
of specific assessment types such as: Q (construction and environment needs good
performance, high quality), L is to reduce the weight of the construction environment. In
which, Q is divided into many parts such as Q1 (indoor environment), Q2 (quality of service
and outdoor environment), Q3 (outdoor). L also have its branches like L1 as energy, L2 as
resources and materials, the end at the same time, it is L3 environment outside the area.

- As noted and explained above, BEE will use Q and L to do the kind of assessment and be the
core of casbee. Q and L are considered as two indices to calculate Q as the numerator, and L
is the denominator.

1.3 How to draw BEE on the chart:
BEE allows users to use evaluation results to present effects on a simpler and clearer
environment. BEE will be plotted on the graph by giving the axis L and Q the y axis. And it
will be expressed through the slope of the line to evaluate the BEE. If Q is steeper and L is
lower, then that building will be stable and vice versa.

1.4 How to register for a CASBEE inspection and achievements:


- CASBEE evaluates in terms of definitions so it needs an engineer with expertise in the
industry and new knowledge to take charge of the environmental assessment of the entire
building. If you want to be on the supervisory team, you will have to go through a rigorous
examination to assess whether you are capable of doing this job. must go through energy
conservation and construction environment institute.

- To achieve the present achievements, it is a part of the research and development research
conducted by the Japan Association of Sustainable Construction (chaired by Professor Shuzo
Murakami of Keio University). In the Institute of Environmental Conservation and Green
Energy Conservation through cohesion between industries and the help of the Ministry of
Land, Infrastructure and Transport, and it is expected that Lai will be welcomed by many
people, widely used around the world.

2.2. Purpose:
- Yokohama Dia Building is a building designed and built for two purposes:
• Office
• Shopping / food
- It is located in the east of Yokohama Staion Terminals. Here, the city landscape is carefully
weighed. To develop the pedestrian network, make improvements in public recreation areas
connects Yokohama Station and the Port Side area. To create a little more relaxing space, a pocket
park was also added.
3. GREEN SOLUTIONS OF THE BUILDING
3.1. Use modern technology and solar energy for the building:
− One special thing about this building is it has one of the largest solar panels in Japan. This
panel is installed on the outer wall of an office building, opposite to Yokohama station.
Use solar power in the green movement to save energy and cost for the building. The
building becomes even more modern when equipped with curtains that automatically
control the sunlight, depending on the direction of sunlight, the curtains will be closed or
opened, or partially opened. This building also has a lighting control system to reduce the
heat load for the building. Specifically here is:
− Solar panels will be installed on the west side of the building, designed to cover only about
50% to ensure visibility of people inside the building, while shielding the sun from the
west. These solar panels create about 40,000 kwh, making sure to power a part of the
building as well. Behind the solar panel, there are FineFloors catwalks and louvers to
receive air and treat emissions

− Solar tracking system with automatic control blinds allows sensors to automatically track
and detect the sun's rays. From there, adjust the angles of the blinds’ slats, prevents direct
sunlight from reaching the interior of the building. Sensors detect no direct sunlight, the
system opens the slats to make the most of daylight during the day, furthermore provide
better vision. This will help reduce the building's energy consumption and take advantage
of natural light and energy.

3.2. Yokohama Dia Building achieved CASBEE's highest level for building efficiency:
- On March 2009, the Yokohama Dia Building has been the highest in the environmental
performance evaluation system is a "Class S" certificate.

− This is the highest level in the rating system for environmental efficiency. This has turned it
into the first Mitsubishi Logistics building to be rated as "Class S.". (Mitsubishi Logistics
will provide a comprehensive global logistics service through a combination of hardware and
software strategy and shipping methods. Today, Mitsubiishi Logistics has established
branches and warehouses in all 6 of Japan's largest ports.) Focus on 4 main issues:
• Global warming measures.
• Heat island measures.
• Longevity measures
• Consideration to the city landscape.

4. ANALYSIS OF CASBEE SCORE OF YOKOHAMA DIA BUILDING

4.1. BEE coefficient of the construction:

- The chart above shows buildings


with high Q values and low L values,
reached BEE = 3.0 and the figure
shows how the assessment results for
buildings is rank S (excellent) =>
sustainable construction
- Because of the sustainable
construction, there will be low impact
on the surrounding environment and
improving public quality.

4.2. Radar Chart:


- Looking at radar chart we can see that the
number of points achieved by the
elements in the building are quite evenly
matched and in the average is 4.5 points.
- Radar chart aims to assess the balance
between quality of life and the
environment within the building area and
the negative impact of building
construction on the external environment.
- The data show us that this project is very
comfortable, environmentally friendly
and sustainable.

4.3. Evaluates improvement in living amenity for the building users, within the
hypothetical enclosed space:

The construction has SQ = 3.9 (SQ:Score of Q category ) a fairly high score indicates that
the building achieved a good living environment quality for user convenience and is
environmentally friendly. Let's analyze why the project achieved that score:
➢ The Chart 4.3.1: Q-1 Indoor Environment
- The chart above shows noise, thermal
and lighting quality above average .
- The superior air quality that helps
people inside the building feel
comfortable because they used:
• Automatic control blinds using a solar
power tracking system
• Surveillance of CO2 volumes by
BEMS (Building and Energy
Management System)

➢ The Chart 4.3.2: Q-2 Quality of Service


- The graph shows us the quality of serving
human needs such as: serviceability,
durability & reliability, flexibility
adaptability has a fairly high score above 4
points.
- Utility services are an integral part of the
evaluation criteria of a green building and
this building has provided the necessary
utilities of a green building quite well, such
as:
• OA floor 100mmH
• Power source capacity 80VA / m2
• Compliant with Heart Building Law
• Ceiling height 2.9m and Floor height 4.35m
• Strong seismic performance
• Vibration control equipment
• Floor load tolerance 4900N / m2

building floors.

➢ The Chart 4.3.3: Q-3 Outdoor Environment on Site:

- The chart shows that the building is


still limited in terms of outdoor
environment, the Q3 score is only
above the average ~ 3.4 points, with
utilities such as :
• Walkway-like open spaces and pocket
parks are provided on the ground level
in the external area.
• Some of the third floor is designed for
pedestrian network in the district.

4.4. Evaluates "negative aspects of environmental impact which go beyond the


hypothetical enclosed space to the outside (the public property):

The construction has SLR = 4.0 ( SLR:Score of LR category ) the number of reflections shows
us that the impact of the building on the environment is very safe and friendly, without causing
negative impacts on the environment. Through elements like:

construction has used energy
efficiently and reasonably thanks to the
use of:
• Use of large-scale solar panels
integrated with building material
• PAL value 20% reduced

problems of air pollution, noise
vibration, wind damage well
• Large traffic density and traffic
congestion, densely populated areas
are one of the important causes of
increasing city heat island effect and
air pollution, this problem cannot be
solved anytime soon. That is the
objective limitation of the projyect.

5. CONCLUSION:
Yokohama dia building is a sustainable green building, meeting the comfort needs of users.
the use of energy efficient, the emphasis on the use of eco-friendly materials has helped the
building achieve a high casbee rating.

5.1 Unique point about the green solution of the building:


− Longevity measures: Building sway is counterbalanced by vibrating weights with a
computer-controlled driving mechanism. In addition, a hybrid vibration damping mechanism
that combines active mass damper (AMD), to reduce vibration caused by wind, and vibration
damping equipment (vibration damping brace, vibration damping wall) is used to increase the
building's durability.

− City landscape considerations: Improvements to the public arcade that connects Yokohama
Station and the Port Side area have contributed greatly to the development of a pedestrian
walkway network. A pocket park was also added to provide a bit of space for relaxation.

− Yokohama Dia building use of large-scale solar panels integrated with building material:
• The exterior wall facing Yokohama Station boasts Japan's largest building material-
integrated photovoltaic panels. The building's heat load is reduced through the
application of natural energy as well as auto-control blinds that use a solar homing sensor
and lighting controlled by daylight sensors.

• The use of solar panels helps the building use and save energy efficiently, reducing the
greenhouse effect to make the surrounding environment greener.
