CONCLUSION

Murabaha has the advantage of being implemented as a mode of financing in


Islamic banking. They offer a number of products based on the concept of
murabaha in order to fulfill the needs of their customers such as home
financing, vehicle financing, trade financing, project financing and goods
financing etc. Murabahah contracts are often chosen for use in sale and
purchase transactions of course because it has many advantages and
disadvantages from other means. The advantage of using Murabahah is the
profit is known and clearly determined at the beginning of the transaction and
is the result of the agreement of both parties. This is of course different from
the Mudharabah or Musyarakah contract whose benefits should not be
determined in the beginning because it must be adjusted after knowing the
results of the customer's efforts. The margin or profit of Murabahah is fixed
(certainty), when it has been agreed by both parties then it cannot be
changed.

Commodity Murabahah is a concept applied in the Flexi Home Financing-i


home financing product at CIMB Islamic Bank. This housing financing product
is one of the housing products offered by CIMB Islamic Bank. Through a
descriptive analysis of case studies obtained through interviews, the study
found that the housing financing scheme through a product called Flexi Home
Financing-i offered by CIMB Islamic Bank is one of the innovative products in
an effort to make the financing products offered to these customers free. from
the element of Riba in particular in addition to making it an alternative to the
use of al-I'nah which is said to be controversial from the aspect of its
adherence to Shariah and criticized by most Middle Eastern scholars. The
assessment of the issues raised is based on Shariah compliance in the
analysis, and the study found that the housing financing products offered have
Shariah alignment as well as its ability to comply with Fiqh rules and Shariah
principles based on moral and ethical values.

In conclusion, the housing financing scheme through a product called Flexi


Home Financing-i offered by CIMB Islamic Bank is one form of product that
innovates in efforts to make the financing products offered to these customers
element-free Riba in particular in addition to making it an alternative to the use
of the said al-I’nah controversy from the aspect of its adherence to Sharia and
criticized by most scholars Middle East. Assessment of issues raised based
on Shariah compliance in the analysis, and the study found that the housing
financing products on offer have coherence from the point of view of Shariah
as well as its ability to comply with the rules of Fiqh and Islamic principles
based on moral and ethical values. Therefore, the development in Islamic
financial products in particular need to be further enhanced so that they
become a contributions that go hand in hand with the development of Islamic
Economics as well as development this Murabahah commodity -based
financing product is capable of being a platform to the provision of many more
other Islamic financial instruments.
