6.0 Particular Methodology.

6.7 Building Painting Work

6.7.1 Material

The term paint and/or painting, as used herein, means all coating systems materials
including stains, varnishes, primers, emulsions, epoxy, enamels, sealers, fillers and other
applied materials whether used as prime, intermediate, or finish coats.

a) Emulsion paint system for interior surfaces will be acrylic resin based polymer emulsion,
DNT Super V-Tex Emulsion paint. Packed size: 20 liter.

b) Gloss paint system for timber and metal item will be DNT V-Enamel paint, alkyd resin
based gloss finish paint. Packed size: 5 liter.

c) Waterproofing coating system for exterior wall will be DNT Carboflex coating system.
Packed size: 20 liter.

d) Specialty Floor coating will be BASF Mastertop 1080 for epoxy floor coating and BASF
Mastertop 1110 for liquid floor hardener and anti-acid painting.

6.7.2 Installation

General

a) Seal and otherwise prepare as necessary surfaces to receive new coat of paint as
specified on the Drawings.

b) All surfaces will be painted as a complete system using materials from the same
manufacturer unless approved otherwise in writing.

c) Submit finishing schedule and color chart for prior approval. Upon selection of colors and
glosses, to provide two samples of each color and gloss for the coating system specified
to be applied. Sample boards will be approximately 30 cm square with finishes staggered
to expose each coat.

d) Applicator will inspect the installed work of all other trades and verify that all such work is
complete to the point where painting may properly commence.

e) Applicator will wear proper PPE and use such equipment/tools to mix and prepare paint
material as per application instructions provided by the respective manufacturers.

f) All removable items which are in place and are not designated to receive paint finish will
be removed and/or provide with surface-applied protection prior to surface preparation
and painting operations. Following completion of painting in each space or area, the
respective trade will reinstall the removed items.

g) Plaster will be allowed to dry out completely within 21 days or less. Painting will not be
done in rain, fog, or mist; or to damp or wet surfaces. Painting of wood surfaces will not
proceed until the moisture content of the wood is 15% or less as measured by a moisture
meter.

h) Store materials not in actual use in tightly covered containers and maintain containers
used in storage, mixing, and application of paint in a clean condition, free from foreign
materials and residue.

Areas / Surfaces Not Requiring Painting

a) Unless otherwise indicated, painting is not required on surfaces in concealed areas and
inaccessible areas such as furred spaces, foundation spaces, utility tunnels, pipe spaces,
and duct shafts.

b) Metal surfaces of anodized aluminum, stainless steel, chromium plate, copper, bronze,
and similar finished materials will not require painting under this section except as may
be specified herein.

c) Do not paint any moving parts of operating units, mechanical or electrical parts such as
valve operators, linkages, shrinkages, sensing devices and motor shafts, unless
otherwise indicated.

d) Do not paint over any required labels or equipment identification, performance rating,
name or nomenclature plates.

Surface Preparation

a) All preparation and cleaning procedures will be performed in strict accordance with the
manufacturer's instructions and procedures first described under ‘General’ section.

b) Clean each surface to be painted prior to applying paint or surface treatment. Remove oil
and grease with clean cloths and cleaning solvents of low toxicity and a flash point in
excess of 38 degrees C (100 degrees F), prior to start of mechanical cleaning.

c) Schedule the cleaning and painting so that dust and other contaminants from the
cleaning process will not fall onto wet newly painted surfaces.

Plaster, cement board and other board, masonry block and brick

 Surfaces will be clean and free from dirt, efflorescence and excess mortar using
stiff bristle brush. Cleaning solutions will not be used.

Wood surfaces

 Smooth all finished wood surfaces exposed to view, using varying degrees of
coarseness in sandpaper to produce a uniformly smooth and unmarred wood
surface. A final grit size of 4/0 or finer will be used.

 All sanding shall be done parallel to the grain of the wood. No cross-grain
standing marks will be admissible for any finish system on solid wood members.

 Repair and fill rough surfaces with approved wood filler and allowed to dry before
sanding flush with 4/0 abrasive paper.

Metal surfaces

 Clean all surfaces until they are completely free from dirt, oil, grease, and rust.
Remove rust by wire brushing or appropriate commercial rust remover.

Paint Preparation

 Generally mix and prepare painting materials in strict accordance with the
manufacturer's instructions.

 Stir all paint materials before application to produce a mixture of uniform density,
and as required during application of the paint materials.

 Remove any film which may have form on the surface and if necessary to strain
the paint material before using.

6.7.4 Miscellaneous

a) Proper storage will be provided to prevent damage to, and deterioration of paint and
coating materials.

b) All materials will be delivered to the job site in original, new and unopened containers
bearing the manufacturer's name and label showing at least the following information.

i) Name or title of the material


ii) Spec. number or BS if applicable
iii) Manufacturer's stock number
iv) Manufacturer's name
v) Contents by volume for major constituents
vi) Thinning instructions
vii) Application instructions

6.7.5 Specialty Floor Coating.

Epoxy floor coating, Liquid Floor Hardener and Anti-Acid Paint Coating

a) The specialty floor coating will be BASF Mastertop 1080 and Mastertop 1110.

b) BASF Mastertop 1080 is a two-component epoxy resin floor coating applied by paint
roller directly onto the substrate in accordance with manufacturer’s instruction. Packed
size will be in 5.0L/set and 20L/set. The finish is a hard, durable and glossy film. A
separate color pack will be use. Pebble grey and silver grey is suggested.

c) BASF Mastertop 1110 is an advanced water dispersed two-component durable epoxy


resin coating applied by paint roller directly onto the substrate in accordance to
manufacturer’s instruction. Packed size will be in 10kg per set. Light grey and dark grey
color is suggested for differentiation.

d) Substrate to receive the specialty coating will be structurally sound, clean and free from
loose particles, oil, grease or any other contaminants. Oil, grease and wax will be
removed by scrubbing with industrial grade detergent or degreasing compound, followed
by mechanical cleaning using water jet to remove cement laitance, loose particles and
other contaminants.

e) Prior to application the bond strength of the substrate will be checked with an approved
pull-off tester and the reading will be at least 1.5N/mm2.

g) The finished floor will be protected for 24 hours after lying from spillage, dust, insects,
small animals, foot traffic, rain, moisture, etc.

h) Clean up and cleaning of tools will be in accordance to manufacturer’s instructions.
