and bounded as follows:

sell, transfer and convey unto me the “BUYER” his heirs and assigns, free of all liens and encumbrances
or claims whatsoever that certain parcel of land under Transfer Certificate of Title No. XXX-

That it is further declared that the real property above described is free from all liens and/or
encumbrances and shall defend its ownership from any and all claims whatsoever.
