 KNOW ALL MEN BY THESE PRESENTS:

 
I, MIRIAM SIBAL MARTIN, of legal age, Filipino citizen, married and
presently residing at Brgy. Roxas, Cordon, Isabela, do hereby NAME,
CONSTITUTE and APPOINT my sister MARISOL BULAQUI SIBAL, of legal
age, Filipino citizen, and presently residing at Furagui, Solana, Cagayan, as my true and
legal representative to act for and in my name, place and stead and to perform the
following acts, to wit:

A. To make, sign, execute, deliver and receive contracts, agreements and all
documents and other writings of whatever nature or kind at Bureau of Internal
Revenue (BIR) and Register of Deeds (RD) for the titling of a parcel of land situated
at Furagui, Solana, Cagayan under my name;

B. To pay the capital gains tax, documentary stamps taxes, transfer,

registration and other fees necessary for the transfer of ownership in my name over
the above-mentioned parcel of land;

C. To work on, facilitate, follow-up the transfer of ownership over the said
property in my name before the proper government/private agencies;

D. To demand, claim and receive the copy of the document evidencing my

ownership over the above-mentioned property;

E. To sign and execute any and all papers with all and any third persons,
concerns and entities in connection with the above-given powers.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full

power and authority to do and perform any and every act and thing whatsoever
requisite, necessary or proper to be done in and about the premises as fully to all
intents and purposes as I might or could do if personally present. HEREBY
RATIFYING AND CONFIRMING all that my said Attorney-in-Fact shall lawfully
do or cause to be done under and by virtue of these presents.
