named works , we the undersigned hereby offer to construct , complete , maintain and
deliver up the whole of the said works, in strict conformity with the said Tender and

We undertake in the event of this tender being accepted, with the understanding that
you are not bound to accept any tender you may receive, to execute when called upon

purpose of adapting it to the circumstances of this tender .

We undertake to complete and deliver up the whole of the works within the period
named in the conditions of contract from the date of receipt by us of order to
commence with the works and furthermore complete the different parts of the works
defined in our programme of works within the time limits therein guaranteed.

Unless and until a formal agreement is prepared and executed this tender , together
with your written acceptance thereof , shall constitute a binding contract between us.

NOTES :

 The contractor shall arrange the water ( temp. ) connection within 15 days
from getting building permit .

 Penalty shall be applied during and beyond the contract period if the
contractor falls behind the programmed schedule by more than 6 weeks.

 Consultant’s supervision fees for delay by contractor shall be paid before


issuing practical completion certificate to contractor.

 Any concreting or supervision after office hours shall be carried out by the
consultant for a charge of Dhs. 175 /- per hour for structural
Engineer/Architect and site Engineer. The contractor shall make the payment
to the consultant for the same in the following two to three days

 Time form payment of monthly certificate shall be 15 ( Fifteen ) days


From the date of submission.

 The mode of payment shall be finalized after studying the BOQ and shall be
as per consultant’s approval .

The same of payment schedule shall be attached in this section.

FORM OF AGREEMENT

THIS AGREEMENT made the / / 2006 between

WHEREAS the Employer is desirous that the works as described in the contract documents
and shown on the drawing prepared by M/S. DARTIN ENGINEERING
CONSULTANT,Dubai U.A.E. P.O.Box 14654 , Tel. 04 – 2216366 , Fax. 04 - 2217976 be
carried out and has accepted attended by the contractor to demolish , construct, complete,
maintain and deliver up such works, during the contract period and in the manner mentioned .

AND WHEREAS the contractor undertakes to completed, maintain and deliver up the whole
of the said works , within the contract period .

NOW THIS AGREEMENT WITNESSETH as follows :

1. In this agreement works and expressions shall have the same meanings as are
respectively assigned to them in the conditions of contract hereinafter referred to.

2. The following documents shall be deemed to form and be read and construed as part of
this agreement, via:-

A] The said tender and appendix.


B] The drawings
C] The conditions of contract.
D] Specifications and summary of specified materials.
E] Particular specifications.
F] Addendums and circular letters (if any ).

3. In consideration of the payment to be made by the Employer to the contractor as


hereinafter mentioned the contractor hereby covenants with the employer to construct,
complete, maintain and deliver up the works in conformity in all respects with the
provisions of the contract documents .

4. The employer hereby covenants to pay the contractor in consideration of the


construction, completion, maintenance and delivering up the works the final contract
price at the times and in the manner described by the contract documents.

SECTION - A

INSTRUCTIONS TO TENDERERS

1.1 DESCRIPTION OF TENDER OFFER

DARTIN ENGINEERING CONSULTANT'S invite Tenders for the construction,
completion and maintenance of the proposed1 BASEMENT+GROUND+16UPPER
FLOORS+TERRACE SERVICE (RESIDENTIAL BUILDING ) STADIUM PARK
APARTMENTS / DUBAI SPORT CITY , On Plot No : R 4 -11 In accordance with these
Tender and Contract Documents.
1.2 OBTAINING CONTRACT DOCUMENTS
Persons wishing to Tender may obtain a copy of the Tender Documents from our office, against
charges as stipulated in the Tender Notice. Further copies may be obtained if required, at additional
charges.

1.3 TENDERING
The Tender Documents, complete in all respects as required, together with all information required
to accompany a Tender shall be enclosed in sealed cover and deposited in our office at the time
stipulated in the Tender Notice. Tenders must be signed by a principal, duly authorized to represent
and bind by the Tenderer.

1.4 FORMAL CONTRACT AND PERFORMANCE BOND


The accepted Tenderer will be required to find a satisfactory surety to the amount of 10 % of the
Total Contract Sum and execute a Performance Bond for the same within15 days of receipt of
notification of acceptance of the Tender, as per " Form of Performance Bond " attached.
The accepted Tenderer will be also required to obtain, within the above mentioned period of 15 days,
all the insurance under Conditions of Contract, such insurance to be valid for the entire period of the
Contract, including the maintenance period or the Defects, Liability period as defined in the
conditions of contract, and to lodge them with the employer or to furnish an Indemnity Bond from a
bank in DUBAI indemnifying and saving harmless the Employer from loss which may be caused to
him by his default to obtain Insurance accordingly.
Pending the entire into a formal Contract Agreement, the Tender and notification of its acceptance by
a works order, will constitute the Contractor.
Failure to execute the formal Contract and to provide a performance Bond or Indemnity Bond within
this period will cause the initial Guarantee to be forfeited.

1.5 VISITING SITE AND EXAMINING DOCUMENTS


The Tenderer must visit the site of the proposed works or cause it to be visited on his behalf by
competent and reliable persons to obtain for himself on his own responsibility, all information that
may be necessary for the purpose of bidding.

1.6 BUILDING, WORKYARDS

The Tenderer must thoroughly examine the site and its surroundings. He must satisfy himself as to
the nature of the existing services and buildings in the vicinity of the proposed works, the nature of
the existing roads or other means of communications, the access to and ingress to the site of works,
the available spaces as regard to land required to temporary purpose and must to make his own
inquiries.

1.7 PHYSICAL CONDITIONS AT SITE

The Tenderer must make local and independent examination and enquiries as to the physical
conditions prevailing at the site and obtain his own information on all matters and things that may in
any way influence him in bidding a Tender, he must satisfy himself as to take risks, obligations and
responsibilities to be undertaken in the Contract to be entered into him, should his Tender be
accepted. Any cost involved in consideration of the above, shall be deemed to be included to be in
the Tender item under preliminaries.

1.8 MATERIALS, LABOUR ETC.,

The Tender must enquire and satisfy himself as to the sources of supply, sufficiency of and the
means of obtaining and transporting all materials, labour, fuel, water, electricity and other things
required for, or in connection with the works and he must consider all other matters and possible
contingencies affecting the execution, completion and maintenance of the works.

1.9 NEGLECT TO OBTAIN RELIABLE INFORMATION .

Any neglect or failure on the part of the Tenderer to obtain reliable information on the spot or
elsewhere upon the fore going or any other matters affecting the execution, completion and
maintenance of the works and the Contract shall not relieve the Tenderer whose Tender is accepted
(herein called the "Accepted Contractor") from any risks or liabilities or from the responsibility of
completing and handing over the works, all as defined in the Contract, notwithstanding whether the
same is expressly indicated on the drawings, specifications or elsewhere in the Tender Documents.

1.10 TIME FOR COMPLETION

The time for completion of the project complete in all respects shall be stated in the Form of Tender.

1.11 BULLETINS / ADDENDUMS

At any time prior to the date fixed for submission of Tender, Consultant's acting on behalf of the
employer, may issue bulletins in writing to all Tenderers who have obtain the Tender Documents,
deleting, varying or adding any item in the Tender Documents. Any such notice shall be incorporated
in the Contract as one of the Tender Documents and be treated as such by the Tenderers.

1.12 ACCEPTANCE OR REJECTION OF TENDER

The Employer does not bind to himself to accept the lowest or any Tender and will not be assign any
reason for the rejection of any Tender. The Employer will not be responsible for or pay for any
expenses or losses which may be incurred by any Tenderer in the preparation of his Tender.

1.13 NOMINATION FOR SUB-CONTRACTORS

The Tenderer shall disclose in his Tender the names and all other material particulars of persons
whom he intends to engage as Sub-contractor's. If a Sub-contractor intended to be engage is not
acceptable, the Consultant has the full liberty to reject the same and to call upon the Tenderer to
change the Sub-contractor at any time during the execution or completion of the project.

1.14 LUMPSUM CONTRACT

This is a fixed Lump Sum Performance Based Contract and no re-measurement of work shall be
done. The Bill of Quantities shall be submitted by the Tenderer with his Tender bid. Tenders without
Bill of Quantity will not be considered.
The Tenderer is required to thoroughly scrutinize the Tender Documents and Drawings and if he
notices that any item is missed out, he should incorporate the same and quote price for the same.

1.15 FORMS OF TENDER / APPENDIX

The Tender shall be signed in the Form of Tender and the Appendix to Conditions of Contract . All
blanks shall be filled in.

1.16 ADHERENCE TO THE CONTRACT

The Tenderer must know that each of the clause of the Contract, specifications, drawings etc., will be
strictly adhered to and no claim will be entertained or accepted if he missed any of the item to be
priced at the time of Tender.

1.17 TENDER TO BE TREATED AS CONFIDENTIAL

All Tenderers and other recipients of the Documents, whether or not they submit a Tender, shall treat
all details of the Documents as private and confidential.

1.18 RETURN OF TENDER DOCUMENTS

All pages of the Tender Documents and all Tender Drawings will be stamped by the Tenderer as a
token of acceptance of the same and shall be returned together with his Tender submission.

1.19 DISCREPANCIES

The Tenderer should point out the Consultant any discrepancy in the specifications, drawings, etc., at
the time of Tender stage itself. Once the Contract has awarded to the Accepted Contractor the
Consultant's decision will be final and no claims for variations will be entertained or accepted.

1.20 OWNERSHIP OF TENDER DOCUMENTS

CONDITIONS OF CONTRACT

2.1 DOCUMENTS

Drawings

The Drawings shall remain in the sole custody of the Consultant, but one copy thereof shall be furnished to
the Contractor free of cost. The Contractor shall provide and make at his own expense any further copies
required by him.

The Contractor shall submit to the Consultant for acceptance all working and shop drawings prepared by him,
but any approval of the drawings shall not relieve the Contractor of any of his obligations and responsibility.

At the completion of the Contract the Contractor has to submit the as built shop drawings for all services and
all required Documents in triplicate to the Consultant .

2.2 CONSULTANT REPRESENTATIVES


The Consultant representative will be available at upon request for any clarifications.
The Concreting for any of the structural part shall not be done without the written approval of the Consultant's
representative and without his presence at site. The Consultant representative has to be paid by the Contractor for his
services after 5.00 P.M, that is AED 200=00 per hour. This amount to be paid with the submission of the earliest running
bill for approval.

2.3 CONSULTANT MAY TERMINATE SUB-CONTRACTS


If any Sub-contractor engaged on the works executes any work, provides any material or workmanship which in the
opinion of the Consultant is not accordance with the Contract. The Consultant can issue a written notice to the
Contractor to terminate the Sub-contract.
No action taken by the Consultant under this clause will relieve the Contractor of any of his liabilities under the Contract,
or give rise to any right to compensation, extension of time or otherwise.

2.4 SUFFICIENCY OF TENDER


The Contractor shall be deemed to have satisfied himself before tendering as to the correctness and sufficiency of his
Tender for the works and the schedule of Rates and Prices, which Rates and Prices shall, except in so far as it is
otherwise provided in the Contract, cover all his obligations under the Contract and all matters and things necessary for
the proper execution and maintenance of the works.

2.5 WORK TO BE TO THE SATISFACTION OF CONSULTANT

The Contractor shall execute, complete and maintain the works in strict accordance with the
Contract to the satisfaction of the Consultant and shall comply with and adhere to the Consultant's
instructions and directions or any matter (whether mentioned in the Contract or not) touching or
concerning the works. The Contractor shall take instructions and directions only from the
Consultant.

2.6 PROGRAMME TO BE FURNISHED


Within 15 days after notification of acceptance of his Tender, the Contractor shall submit to the Consultant for his
perusal and comments, a programme by means of Bar Chart, showing the order of procedure and mentioned in which he
proposes to carry out the works and shall whenever required by the Consultant furnish for his information particulars in
writing for the Contractor's arrangement for the caring out the works and of the Constructional plant and Temporary
works which the Contractor intends to supply, use or construct as the case may be. This programme will be reviewed and
revised by the Contractor on monthly basis to conform to the actual progress at site, so that the modified programme
ensures completion of the works within the contractual completion period. The submission to and acceptance of the
Consultant of such programme or the furnishing of such particulars shall not relieve the Contractor of any of his duties or
responsibilities under the Contract.
The Contractor to submit to the Consultant a monthly Progress Report as directed by the Consultant, to maintain a
chronological record of the works executed or in progress at site, substantiated with progress photographs, availability of
materials and labour at site etc.

2.7 CONTRACTOR'S SUPERINTENDENCE


The Contractor shall give or provide all necessary superintendence during the execution of the works and as
long there after as the Consultant may consider necessary for the proper fulfilling of the Contractor's
obligations and under the Contract. The Contractor or the competent and authorized technically qualified
representative approved in writing by the Consultant ( which approval may at any time be withdrawn)is to be
constantly on the works and shall give his whole time to the correspondence of the same. If such approval
shall be withdrawn by the Consultant, the Contractor shall, as soon as is practicable(having regard to the
requirement of replacing him as herein after mentioned) after receiving written notice of such withdrawal,
remove the agent from the Site and shall not thereafter employ him again on the site in any capacity and shall
replace him by another agent approved by the Consultant. Such authorized representative shall receive on
behalf of the Contractor directions and instructions from the Consultant. The Contractor shall not remove his
agent or representative having been once appointed, without the prior permission of the Consultant.

2.8 CONTRACTOR'S EMPLOYEES .


The Contractor shall provide and employ on the site in connection with the execution and maintenance of the
works:
a) Only such technical assistants as are skilled and experienced in their respective callings and such sub-
agents, foremen and leading hands as are competent to give proper supervision to the work they are
required to supervise, and Such skilled, semi-skilled and unskilled labour as is necessary for the proper
and timely execution and maintenance of the works .

2.9 SETTING OUT


The Contractor shall be responsible for the true and accurate lining out and setting out of the works and for
the correctness (subject as above mentioned of the position, levels, dimensions and alignment of all parts of
the works and for the provision of all necessary instruments, appliances and labour in connection therewith.
If, at any time during the progress of the works any error shall appear or arise in the position, levels,
dimensions or alignment of any part of the works, the Contractor, on being required so to do by the
Consultant shall do at his own expense, rectify such error to the satisfaction of the Consultant .

2.10 WATCHING AND LIGHTING


The Contractor shall, in connection with the works, provide and maintain at his own cost, all lights, guards, fencing and
watching when and where necessary or as required by the Consultant.

2.11 CARE OF WORKS


From the commencement to the completion of works, the Contractor shall take full responsibility for the care thereof and
of all materials to site etc, Temporary works, and in case any damage, loss, or injury shall happen to the works to any
part thereof or to any Temporary works form any cause.

2.12 DAMAGE TO PERSONS AND THE PROPERTY


The Contractor shall (except if and so far as the specifications provide otherwise) indemnify and keep indemnified the
Employer against all loses and claims for injuries or damage to any person or any property whatsoever (other than
surface or other damage to land being or crops being on the site suffered by tenant or occupiers) which may arise out of
or in consequence of the construction, and maintenance of the works and against all claims, demands, proceedings,
damages, costs, charges and expenses whatsoever in respect of or in relation there to.

2.13 MATERIALS AND WORKMANSHIP

a. Quality, Workmanship , Tests and samples.


All materials and Workmanship shall be of the respective kinds described in the Contract in accordance with the British
Standard Codes of practice or equivalent . International standards at the discretion of the Consultant and shall be
subjected from time to time to such tests as the Consultant may direct at the place of manufacture or fabrication or on the
site are at such other places or places as may be requested by the Consultant or at all or any of such places.
The Contractor provide such assistance, instruments, machines labour and materials as are normally required for
examining, measuring and testing any work and the quality, weight or quantity of any material used and shall supply
samples of materials before incorporation in the works for testing as may be selected or as required by the Consultant.
The Contractor shall provide at the site office for the reference of the Consultant Representative a set of latest edition of
the British Standards Codes of Practice and other relevant texts / reference for all the trades and materials involved in the
works.

b. Costs of Tests
The cost of any test to prove that materials etc., are in accordance with the specifications shall be borne by the
Contractor, whether or not in accordance with the provisions of the contract.

c. Provision of samples.
The Contractor shall, when required by the Consultant, submit for his acceptance samples of
materials or workmanship or mock-ups of works which he proposes to provide. Such samples or
mockups, if approved, shall be retained by the Consultant and shall be referred to as the minimum
standard with which all subsequent supplies of that work or material shall comply, any work not up
to the Satisfaction of Consultant or acceptance those work will be totally reject.
d. Cost of Samples
All samples shall be supplied and mockups prepared by the contractor at his own cost, whether or
not such samples / mockups are accepted or not for the works.

e. Examination of work before covering up

No work shall be covered up or put out of view without the prior inspection and written acceptance
of the Consultant and the Contractor shall afford full opportunity for the Consultant to examine and
measure any work which is about to be covered up or put out of view and to examine the
foundations before permanent work is thereon. Inspection and acceptance by the Consultant of such
works will in no way absolve the Contractor from his contractual obligations of executing works
which perform satisfactorily, and of rectifying all latent and patent defects that may be arise during
the tenure of the Contract.

The Contractor shall give due notice to the consultant whenever any such work or foundations is or
are ready or about to be ready for examination and the Consultant without unreasonable delay,
unless he considers it necessary and advises the Contractor accordingly, attend for the purpose of
examining and measuring such work or of examining such foundations. Failure of the Contractor in
giving reasonable due notice which may result in delay in inspection of his works or result in a delay
in inspection of his works or result in uncovering such works, will not entitle the Contractor to any
claims for extension of time.

2.16 IMPROPER WORK AND MATERIALS

a) Removal of improper work and materials

The Consultant shall, during the progress of the works ,have the power to order in writing from time
to time:-

The removal from the site within such time or times as may be specified in the order, any materials
which in the opinion of the Consultant are not in accordance with the Contract.

The substitution of proper and suitable materials.

The removal and proper re-execution (not-withstanding any previous test thereof or interim payment
therefore) of any work which in respect of materials or workmanship is not, in the opinion of the
Consultant with the Contract.

b) Default of Contractor in compliance


In case of the default on the part of the Contractor in carrying out such order, the Employer shall be entitled to employ
and pay other persons to carry out the same and all expenses consequent thereon or incidental thereto shall be borne by
the Contractor and shall be recoverable from him by the Employer, or may be deducted by the Employer from any
monies due or which may become due to the Contractor.

TIME FOR COMPLETION


Subject to any requirement in the Contract or specifications as to completion of any portion of the works before
completion of the whole, the whole of the works shall be completed in accordance with provisions. Within the time
stated in the Tender, calculated from the date of the Consultant's letter to the Contractor instructing him to
commence works at site or such extended time.

RATE OF PROGRESS

The whole of the materials, plant, workmanship and labour to be provided by the Contractor hereof and the mode,
manner and speed of execution and maintenance of the works are to be of a kind and conducted in a manner to conform
to his programmes of works hereof and to the satisfaction of the Consultant. Should the rate of progress of the works or
any part thereof be at that time in the opinion of the Consultant, too slow to ensure the completion of the works by the
prescribed time extended time for completion, the Consultant shall notify the Contractor in writing and the Contractor
shall thereupon take such steps as the Contractor may think necessary and the Consultant may accept to expedite
progress so as to complete the works by the prescribed time for completion. The Contractor shall not be entitled to any
additional payment for taking such steps.

If the work is not being carried out by day and by night and the Contractor shall request permission to work by night as
well as by day, then the Consultant shall not unreasonably refuse such permission, provided the Contractor has obtained
prior permission from the authorities concerned for such works by night as well as by day.

All the work at night shall be carried out without unreasonable noise, nuisance and disturbance. The Contractor shall
indemnify the Employer from and against any liability for damages on account of noise or other disturbance created
while or in carrying out the works and from and against all claims, demands, proceedings, costs, charges and whatsoever
in regard to or in relation to such liability.

LIQUIDATED DAMAGES FOR DELAY

i) Terms of Liquidated Damages


If the Contractor shall fail to complete the works within the time prescribed hereof or extended time, the Contractor shall
pay to the Employer the sum stated in appendix to these conditions as liquidated damages for such default and not as a
penalty for every day or part of a day which shall elapse between the time, hereof or extended time as the case may be
and the date of completion of the works. The Employer may, without prejudice to any other method of recovery, deduct
the amount of such changes from any monies in his hands due or which may become due to the Contractor. The payment
or deduction of such damages shall not relieve the Contractor from his obligation to complete the works or from any
other of his obligations and liabilities under the Contract.

ii) Reduction of Liquidated Damages


If, before the completion of the whole of the works, any part of the works has been occupied or used by the Employer
after prior agreement between the Employer and the Contractor, the liquidated damages for delay shall, for any period of
delay after such occupation be reduced in the proportion which the value of the part so occupied, bears to the value of the
whole of the works. Nonetheless, such part occupation by the Employer shall not absolve the Contractor from
satisfactory completion of the remaining portion of the works, or from his Contractual obligations for the whole of the
works.

iii) Failure to Complete

If liquidated damages to the full value as stated in the appendix to Form of Tender shall have
become due and the Contractor shall have failed complete the works the Employer shall be entitled
to terminate the Contract. In the event of such termination, the Contractor shall be under the same
obligation to the Employer as if he had been expelled under.

CERTIFICATE OF COMPLETION OF WORKS

The Contractor shall intimate in writing to the Consultant as and when the works are completed in all respects after
furnishing proof of having satisfactorily passed all and any final tests as provided in the Contract, in order to enable the
Consultant to verify the claim of completion of works by the Contractor. The Consultant shall, within 21 days of receipt
of such notice, EITHER issue to the Contractor with copy to the Employer, a Virtual Completion and Occupation
Certificate stating the date of which in the Consultant's opinion, the works were completed in accordance with the
Contract, OR give instructions to the Contractor specifying all the works which in the Consultant's opinion require to be
done by the Contractor, to enable the Employer to gainfully use, occupy and take possession of the works, before the
issue of such certificate.

The works shall not be considered as virtually completed until the Consultant has delivered to the Contractor a written
Certificate designated as Virtual Completion and Occupation Certificate. The Contractor shall provide free of cost,
assistance, instruments, machines, labour and materials as are normally required for examining and testing any work in
respect of which the Contractor has applied for a Virtual Completion and Occupation Certificate.

The Period of Maintenance referred to also as the as the Defects Liability Period shall commence from the date of issue
of the Virtual Completion and Occupation Certificate.

No Virtual Completion and Occupation Certificate shall be issued by the Consultant unless:
i) The work has passed Tests on Completion as specified in the Contract, and submitted to the Consultant three
sets of Testing and Commissioning Reports duly stamped and signed by the Contractor.

ii) The Contractor has submitted to the Consultant three (3) sets of "As Built Drawings" and operation and"
Maintenance Manuals" for the whole of the works, as required by the Contract. One record set of "As Built
Drawings" on polyester drafting film will also be submitted.

iii) The Contractor has delivered to the Consultant the ORIGINAL stamped and approved drawings and certificates
from the Town Planning, Engineering, Drainage, Water, Electricity, Civil Defence, Etisalat and authorities and
departments, obtained prior to commencement of works at site, during the execution of the works at site or on
completion of his works at site.

iv) The Contractor has delivered to the Consultant the ORIGINAL approvals obtained by him from all statutory
and approving authorities and departments such as Drainage, Etisalat, Health, Roads, Engineering, Water,
Electricity, Civil Defence, Survey section, Al Awqaf and Islamic Affairs etc., conforming their approval of all
works executed and completed by the Contractor, and permitting occupation of the works by the Employer, and
receipts of payments made by the Contractor for obtaining water and electricity connections, meters etc.

v) The Contractor has delivered to the Consultant all guarantees in ORIGINAL as required by
the Contract, for all materials, workmanship, designs etc., for due performance.
vi) The Contractor has delivered possession of the works to the Employer and the Employer has
taken such possession in the presence of the Consultant, after inspection of the works either
personally or by his representative. The Employer shall be deemed to have taken possession
if he has taken possession of the key of the lock to the main entrance of the work at ground
floor level, including other service / commercial entrances.

3.1 PERIODS OF MAINTENANCE / DEFECTS LIABILITY PERIOD

1. General

a) Definition

In these conditions, the expression "Period of Maintenance"/Defects Liability Period" shall mean a
period of one year calculated from the date of the issue of the Virtual Completion and Occupation
Certificate.

b) Repairs and Maintenance during Defects Liability Period

To the intent that the works shall at, or as soon as practicable after the expiration of the Period of
Maintenance/Defects Liability Period be delivered to the Employer in as good and perfect condition as
required for the satisfactory performance of the works, fair wear and tear expected, to the satisfaction of the
Consultant as that in which they
were at the commencement of the Period of Maintenance, as required by the Contract. The Contractor shall
execute all such work of regular preventive maintenance for all engineering services and of repair,
amendment, reconstruction rectification and good of all patent or latent defects, imperfectness, shrinkages or
other faults as may be required of the Contractor in writing by the Consultant, during the period of
maintenance / defects liability period or with in 30 days after its expiration as a result of inspection made by
on behalf of the Consultant prior to its expiration.

c) Cost of Execution of Work of Repair etc.

All such works shall be carried out by the Contractor at his own expenses if the necessity thereof shall in the
opinion of the Consultant be due to the use of materials or workmanship not in accordance with the Contract
or to neglect or failure on the part of the Contractor to comply with any obligation expressed or implied on the
Contractor's part under the Contract .

d) Remedy on Contractor's Failure to Carryout Work Required

If the Contractor shall fail to any such work as aforesaid required by the Consultant, the Employer shall be
entitled to carryout such work by his own workmen or employ and pay other Contractor's own cost and
consequence, shall be entitled to recover from the Contractor.

All costs and expense consequent thereon incidental thereto, or may deduct the same from any monies due
that may become due to the Contractor.

CONTRACTOR TO SEARCH

During the Period of Maintenance and prior to the issue of the Final/Maintenance certificate, the
Contractor shall, if required by the Consultant in writing, search for the cause of any defect,
imperfection or fault under the directions of the Consultant. The cost of the work carried out in
searching as aforesaid shall be borne by the Contractor and he shall in such case, repair, rectify and
make good such defect, imperfection or fault at his own expense in accordance with the provision of
clauses in this Contract.

COMPLETION OF MAINTENANCE DEFECTS LIABILITY PERIOD

If the Maintenance Period / Defects Liability Period shall have expired and if the Contractor shall have
performed all the obligations under the Contract and if all claims, questions, disputes and differences shall
have been finally settled to the satisfaction of the Consultant, the Consultant will deliver to the Employer,
with a copy to the Contractor, in writing a certificate designated as the Final Certificate also referred to herein
as the Maintenance Certificate. This Certificate will be issued on

the written request of the Contractor conforming the above. The Contract shall be considered as completed
fully and discharged on the issue of the Final Certificate / Maintenance Certificate, as provided in clauses
hereunder written.

3.2 VARIATIONS, ALTERATIONS ADDITIONS AND OMMISIONS

1. General
The Consultant shall make any variation of the form, quality or quantity of the works or any part thereof that may in his
opinion, be necessary and for that purpose or if for any other reason, it shall in his opinion be desirable, shall have power
to order the Contractor to do and the Contractor shall do any of the following:

a) Increase or decrease the quantity of work included in the Contract.


b) Omit any such work.
c) Change the character or quality or kind of any such work.
d) Change the levels, lines, position and dimensions of any part of the works and
e) Execute additional work of any kind necessary for the completion of the works, and no such
variation shall in any way vitiate or invalidate the Contract, but the value (if any) of all, such variations shall be
taken into account in ascertaining the amount of the Contract Price. All such variation orders shall be formalized as
soon as is practically possible, detailing the scope of variation, the price of variation and its effects on the Contract
Period resulting in the extension of time for completion.

2. Orders for Variations to be Writing.

a) General
No such variation shall be made by the Contractor without an order in writing of the Consultant. Provided
also that if, for any reason, the Consultant shall consider it desirable to give any such order verbally, the
Contractor shall comply with such order and any confirmation in writing of such verbal order given by the
Consultant, whether before or after the carrying out of the order, shall be deemed to be an order in writing
within the meaning clause. Provided further that if the Contractor shall within 7 days confirm in writing to the
Consultant any verbal order of the Consultant and such confirmation shall not be contradicted in writing by
the Consultant, it shall be deemed to be an order in writing by the Consultant.

Provided that no order in writing shall be required increase or decrease in the quantity of work, where such
increase or decrease is in the result of an order given under this clause, but is a result of the quantities
exceeding or being less than those stated in the bills of quantity, provided such works are indicated
elsewhere in the Contract drawings, Specifications and deemed to be included within the scope of
works.

b) Site Clearance

The Consultant shall give verbal / written instructions to the Contractor from time to time concerning to the day to day
running of the Contract. These instructions will be confirmed in writing within 24 hours with such written instructions
being known as "Site Instructions". Any work carried out under these site instructions will be covered by items in the
Bills of Quantity, Drawings and specification, covered under the Contractual scope of works.

3. Valuation of Variations

a) General
The Consultant shall determine the amount (if any) which in his opinion shall be added or deducted from the
sum named in the Tender in respect of any extra or additional work done or work omitted by the Consultant's
order.

All such works shall be valued at the rates and prices set out in the Contract, if in the opinion of the
Consultant, the same shall be applicable. If the Contract shall not contain any rates applicable to the extra or
additional work, then suitable price shall be agreed upon between the Consultant and the Contractor. In the
event of disagreement, the Consultant shall fix such prices as shall in his opinion, be reasonable and proper,
which shall be binding upon the Contractor.

b) Power of Consultant to Fix Rates


Provided that if nature and amount of any omission or addition relative to the nature or amount of the whole
of the Contract or to any part thereof shall be such that, in the opinion of the Consultant, the rate or price
contained in the Contract for any item of the work by reason of such omission or addition rendered
unreasonable or inapplicable, then a suitable rate or price shall be agreed upon between the Consultant and the
Contractor.

In the event of disagreement, the Consultant shall fix such other rate or price as shall in his opinion, be
reasonable, having proper regard to the circumstances, and such rate or price shall be binding upon the
Contractor.

Provided also that no increase or decrease of the Contract Price under sub-clause (a) of this clause or variation
of rate or price under sub-clause (b) of this clause shall be made, unless within 28 days of the date of order
and in the case of extra or additional work before the commencement of the work, notice shall be given in
writing.
i) By the Contractor to the Consultant of his intention to claim extra payment for a varied rate, or.

ii) By the Consultant to the Contractor of his intention to vary a rate or price as the case may be.

c) Day Work
The Consultant may, if in his opinion, it is necessary or desirable, order in writing that any additional work
substitute work shall be executed on day work basis. The Contractor shall then be paid for such work under
the conditions set out in the Day Work Schedule and at the rates and prices affixed thereto by him in his
Tender. The Contractor shall furnish to the Consultant any receipts or other vouchers as may be necessary to
prove the amounts paid and before ordering materials shall submit to the Consultant quotations for
the same for his approval.

In respect of all work executed on a day work basis, the Contractor shall, during the continuance of such work, deliver
each day of the Consultant's Representative an exact list in duplicate of the names, occupation and time of all workmen

employed on such work and a statement also in duplicate, showing the description and quantity of all materials and plant
used thereon or therefore (other than plant which is included in the percentage addition in accordance with the schedule
herein before referred to). One copy of each list and statement will, if correct or when agreed, be signed by the
Consultant's Representative and returned to the Contractor.

At the end of the month, the Contractor shall deliver to the Consultant's Representative a priced statement of the labour,
material and plant (except as aforesaid ) used and the Contractor shall not be entitled to any payment unless such lists
and statements have been fully and punctually rendered. Provided always that if the Consultant shall consider that for
any reason the sending of such list or statement by the Contractor in accordance with the foregoing provision was
impracticable, he shall nevertheless be entitled to authorise payment for such work, either as day work (in being satisfied
as to the time employed and plant and materials used on such work) or at such value thereafter as shall, in his opinion, be
fair and reasonable.

d) Claims

The Contractor shall send to the Consultant's representative once in every month an account giving particulars (as full
and detailed as possible) of all claims for any additional expense to which the Contractor may consider himself entitled
for works done over and above the requirements of the Contract drawings, specifications and scope of works, during the
preceeding month, and no claim for payment for any such work will be considered which has not been included in such
particulars. Provided always that the Consultant shall be entitled, should be consider such claim to be justified, to
recommend payment to be made for any such work, notwithstanding the Contractor's failure to comply with this
condition if the Contractor has, at the earliest practicable opportunity, notified the Consultant that he intends to make a
claim for such work.

PROVISION AND PRIME COSTS SUMS

1. Provisional Sums

"Provisional Sum" means a sum included in the Contract for the items mentioned in the particular
specifications for the supply of materials/goods/items etc. The Contractor has to calculate his profits and
overheads separately and if the owner is willing to take out the materials/goods/items from the Contract, then
the whole of amount mentioned as P.C. sum will be deducted without paying any profits or overheads to the
Contractor.

CERTIFICATES AND PAYMENTS

1. Terms of payment

a) Monthly Statements for Progress Payments

The Contractor shall submit to the Consultant, at the end of each month, statements on an approved
format, in original and a copy each, duly stamped and signed by the Contractor, indicating the
following: Quantities, rates, and amounts indicating the percentage of the various permanent works
executed and installed at site.

b) Payment on Certificate of Completion

As soon as possible after the Consultant has granted the Virtual Completion and occupation certificate for the
whole of the works under clauses hereof, Contractor shall furnish a Final Account for the works, indicating
the final valuation of works executed by him under the terms of the Contract, substantiated with all statements
and calculations, as required by the Consultant.
When the Consultant has ascertained the estimated final due to the contractor in accordance with the above
clause (c), excluding unsettled or disputed claims of the Contractor, the Consultant shall, after allowing for
the amount of all previous payments and after determining and allowing for any sum due to the employer
from the Contractor, certify as payable to the contractor such a sum out of the balance so calculated as
remaining due to the Contractor, as will leave to be retained by the Employer a sum equal to 5 % of the Final
Contract Price.

c) The said 5 % retention will not be paid by the Employer until after the expiration of the period
of maintenance / defects liability period and then, subject to the deduction of such sums if any, as the
Consultant shall determine to be due from the Contractor to the Employer, only upon receipt by the employer
of the Final / Maintenance Certificate of the Consultant, stating that all the Contractor's obligations under the
Contractor have been performed and that all claims, questions, disputes and differences have been finally
settled and agreed.

2. Final Certificate / Maintenance Certificate

a) Certification
The Contract shall not be considered as completed until a Final Certificate / Maintenance Certificate shall have been
signed by the Consultant and delivered to the Employer, with copy to the Contractor, stating that the works have been
completed and maintained to his satisfaction and that all claims, questions, disputes and differences have been finally
settled and agreed. Such certificate will be issued by the Consultant within 28 days of expiry of the maintenance / defects
liability period or as soon as is practically possible thereafter, as stipulated in clauses here of.

3 Temporary Roads, Electricity, Water and other Services

1. Temporary Roads
The preparation and maintenance of temporary roads from the main town roads to the Site and temporary roads within
the Site area shall be the Contractor's responsibility. The Contractor shall obtain all necessary permission and take such
measures as are thought necessary and as are directed by the Consultant to reduce and control any dust nuisance within
the site, including spraying Temporary roads with water or roads oil, including providing lighting for the safety of
pedestrians at night.

2. Electrical Power

The Contractor shall take full responsibility for providing all necessary electrical power required for
the site until handing over, including supplying, operating and maintaining at his own expense
generators of suitable capacity.
Sound electricity from the Electricity Department be available, the Contractor shall arrange for and
shall pay all charges for the consumption of electricity current incurred for the entire duration of the
project, including periods of Mobilization, Execution, Testing and Commissioning, up to the
handing over of the works.

3. Water

The Contractor shall be responsible for providing all the water required for the works and sufficient storage
capacity shall be installed on the site to ensure an uninterrupted supply at sufficient delivery pressure for all
purposes as above, and shall pay all charges and costs for connection and consumption of the same.

4. Telephone

The Contractor shall arrange for the provision of and maintain at his own expense suitable telephone
facilities, including a separate line for the Consultant's office shall be provided for the sole use of the
Consultant's Representative.

5. Temporary Services

The Contractor shall provide and maintain all temporary services on or about the site required for the
execution of the works and removal on completion.

6. Site Latrines

The Contractor shall provide and maintain latrines on the site for the use of his staff and labour and for the
Consultant and his representatives. Such latrines and the arrangements for disposal of foul drainage, etc, shall
be to the approval of the Consultant and / or the Departments of Health, Drainage etc.

3.3 CONSTRUCTION OFFICE, ETC

1. Site Area for Contractor


The Contractor will be fully responsible for obtaining from the Departments and Authorities concerned, an
area for his plant, stores compound, workshops and site offices, within or adjacent to the site area, subject to
availability of accommodation. The contractor shall provide constantly available labour, transport and
materials to maintain as directed by the Consultant's Representative, the cleanliness and tidiness of the site
and to attend to the protection and temporary covering and barricading of open excavations trenches pits and
other hazards to safety.

2. Site office for Contractor

The Contractor shall provide and maintain an office on the site for accommodation of his engineer
and site staff, and such office shall be open at all reasonable hours to receive instructions, notices or
other communications. This office is to be provided with a telephone.

3. Office Facilities for the Consultant and his Representative


The Contractor shall provide and maintain proper office facilities on site complete with office
furniture and equipment for the sole use of the Consultant and his Representatives, the keys of which
will be with the Consultant and his Representative.
The offices shall consist of two rooms, each about 15 sq.m. together with a lobby, toilet, small
pantry and 2 covered car ports.

The construction must be soundproof, waterproof, fireproof and well insulated. This can also be a
prefabricated structure.

Sign writing
Notices are to be provided to the carport and main entrance door lettered in English and Arabic "For
Consultant's Use" with colour scheme and lettering to the approval of the Consultant.

General
Keys to all doors are to be held by the Consultant's representative. All desks and cabinets are also to be
provided with keys.
The Contractor shall provide the Consultant and his representative with secretarial service at site, and
cleaning attendance and a peon for providing refreshments, car cleaning etc. The offices shall be cleared away
on completion of works.

4. Notice Boards
The Contractor shall provide and maintain two notice boards for the site, consisting of a timber framed block
board panel size approximately 6.25 sq.m. all painted with 2 coats white oil paint back and front and
supported 4.0 m above the ground with steel angle framing and struts painted matt black and let into the
ground and fixed in concrete foundations.
The board shall be lettered in English and Arabic by a skilled sign writer to include.
a) The Project name
b) The Employer's name
c) The Consultant's name and address ( as per Consultant's sign )
d) The Contractor's name and address
A large scale layout is to be submitted for approval before manufacture. No advertising materials other than
the above will be permitted.
The sitting and layout of sub-contractor's and / or manufacturer's boards is to be to the approval of
the Consultant.

5. First Aid Facilities

The Contractor shall provide a rest room and easily accessible First Aids outfits with all necessary
first aid remedial requisites on the site of the works as ordered by the Consultant's representative.

6. Other Facilities for Consultant's Representative

a) Testing Equipment

The Contractor shall as requested by the Consultant, provide for the sole use of the Consultant's
Representative all instruments and equipments which will revert to the Contractor at the end of the
Contract, required by the Consultant to examine, check or test the material supplied or works
executed by the Contractor. Alternatively, the Contractor shall, as instructed by the Consultant,
arrange for all necessary tests from authorized laboratories and agencies acceptable to the
Consultant.

b) Labour and Materials

The Contractor shall provide such labour, materials and transport as the Consultant's Representative
may require to assist him in carrying out the tests and checks on materials and workmanship and
setting out and measurement of the works.

c) Progress Photographs and Report

The Contractor shall provide to the Consultant each month a minimum of thirty photographs
showing the building progress. The times and position from which the photographs are to be taken
shall be as directed by the Consultant.

The Contractor will submit to the Consultant each, month, a monthly progress report indicating the
works executed during the past month, the materials that have been delivered to site and problems
that the contractor has encountered or anticipates in the execution of his works, which
affect the progress of his works at site.

The set of photographs taken each month and the Progress Report shall be submitted by the
Contractor to the Consultant at the same time as he submits his payment application.

d) During the progress of the works, the Contractor shall keep at his own cost, records of all
details and dimensions of the works as constructed and shall at any time submit such of the records
to the Consultant's Representative as he may require.

GUARANTEES

The following guarantees will be submitted by the Tenderer prior to certification of Virtual
Completion/Occupation of the works and will cover all defective materials works and workmanship for
satisfactory performance. Contractor will rectify or replace all such defective works which do not
perform satisfactorily within the guarantee periods stipulated here below, at his own costs and
consequence.

SCOPE OF WORK

1. GENERAL

The Scope of Work comprises all items of work required to be done under Terms and Conditions of a
Performance Based Lump Sum Contract, fully in accordance with the indicative drawings and designs
prepared by the Consultant, and as described in the specifications.

The Contractor will ensure that all items of work, materials and workmanship will be adequate for
satisfactory performance of the works, to the acceptance of the Consultant and the owner.

All that is stated above, described here below and mentioned in the Contract Document is deemed to be
included in the Contract price and with in the contractual completion period, without claims for variations or
extra time.

PRELIMINARY WORKS

1. The Contractor will be deemed to have taken possession of the Site, free from all encumbrances,
on the date of receipt of the letter informing him of the acceptance of his Tender Offer, and authorizing him to
proceed with the works. He shall be responsible for getting the plot demarcated by the Municipal Land
Survey Department.

2. The Contractor will obtain permissions and clearances from all Government Departments and
statutory authorities, etc., such as Roads, Police, Drainage Electricity, Water, Telephone, Municipality, etc., to
enable him to erect the temporary fencing around the works area, including all other area around the plot
required by him for his construction purposes.

3. The Contractor shall pay all charges and collect the Building Construction Permit and the file of
approved drawings from the Dubai Municipality Building Permit Section, and keep the same in his safe
custody till such time it is handed over to the Owner on Virtual Completion of Works.

4. The Contractor shall get all services feeding the existing structures disconnected by the relevant
authorities and shall obtain the permit for demolition of the existing structures (if any), as well as removal of
trees (if any), from the authorities concerned, and shall break down the existing structures and cart away all
the debris and replant or cart away trees and bring the site to level ground.

5. Prior to submission of the Tender, as well as any time before commencement of excavation, the
contractor will obtain all information on all utilities and services lines

6. Traversing through, around or in proximity to the work site. If these services lines interfere with
his work, he shall be responsible for getting the same diverted through the departments concerned. He will
also be fully responsible and liable for any damage that may be caused to any of the service lines during the
course of his works.

C O N S T R U C TI O N W O R K S
1. This involves designing, constructing, completing and maintaining as required in the Conditions

Of Contract, the building service works complete in all respects.

2. The Contractor will be responsible to prepare drawings and submit the same to the authorities
concerned for all permissions and approvals required by him to execute the works as per the prevailing rules
and regulations.
This will apply for all approvals required for water, electricity, etisalat, civil defence, town planing,
engineering, drainage etc., prior to commencement of his works and for all changes or modifications made in
the project at any time during the contract period.

3. All detailed construction drawings and working drawings etc., will be prepared by the contractor
through his specialist Sub-contractors as applicable, clearly explaining the way in which he wishes to execute
his works and the materials and methods he will be using for the same, and will be submitted to the
Consultant for his acceptance prior to executions. All material submissions with detailed specifications,
samples etc., will be submitted to the Consultant for his acceptance prior to ordering. These will be strictly in
accordance with the requirements of the contract and will be submitted in time to enable the Consultant to
study and give his observations regarding the same.
Failure by the Contractor to submit correct samples, details, submissions ,drawings, etc., in time, will not be
used as an excuse by the Contractor to delay his works or to make claims for extra costs or time.

4. All items of specialist works such as works pertaining to Piling works Aluminium works and
Glazing, Carpentry, Joinery, Kitchen cabinets, Air-conditioning, Ventilation , Water proofing works
(underground and roof),Electrical works,Sanitary and Plumbing works, etc,will be done only through
specialist agencies having the necessary expertise and ready access to materials, spare parts, etc.

5. Full and comprehensive co-ordination of all disciplines and works will be the total responsibility of the
main contractor. Needless to say,it would be desirable to have all M.E.P works done through one experienced
agency who have in-house and design and co-ordination facilities.

6. The Contractor will be responsible for the safety of the cables/equipments belonging to DEWA &
ETISALAT and shall comply with all the requirements of DEWA & ETISALAT prior to commencement of
excavation works at site. The Contractor will be responsible for any damage caused to cables/equipments
belonging to DEWA & ETISALAT.
All the cables in the close vicinity of the plot will be exposed by making trial trench along the building line
as directed by DEWA & ETISALAT authorities.
Where cables are very close to the construction site, arrangement has to be made to support them properly in
the presence of DEWA's and ETISALAT's engineer. After the completion of the works, the cable will be
reinstated to their original position and in case cables/equipments relocation is essential, such relocation has
to be done by the Contractor at his own expense.
The Contractor will have to take similar precautions for other services such as water supply and drainage etc.,
and contact the respective departments before undertaking excavation works. He will be responsible for the
damages to any of the services if any caused by him.

ON COMPLETION

1. All works will be completed and the building and its surrounds will be cleaned , cleared , leveled
etc.

2. Permanent water, electricity, telephone and other services will be connected and supplied to the
building. All the fees and/or deposits for obtaining meters and connections and any other to be
borne by the Contractor shall be included in the pricing.

3. Testing and commissioning of all plant and equipment and services will be undertaken and
operation and maintenance manuals, as built drawings etc. will be submitted as required by the
Contractor.

4. At virtual completion, the Contractor will ensure that the building is ready for occupation by the
owner and/or the tenants, complete in all respects as required by the Contract.

DURING DEFECTS LIABILITY/ MAINTENANCE PERIOD

1. All routine and preventive maintenance for the building and its services and equipment will be
provided , including the supply of all consumables required to ensure that the same are in perfect
working condition

2. Repair and replace all defective parts and workmanship noticed within this period, so as to hand
over the building with its services and equipment in full running condition as required by
specifications.

3. Settlement of final account and submission of all calculations and quantities and rates required for
final handing over.

Note : Janitorial and security services for the building do not form part of the scope of work during
this period.

DEMOLITION

The Contractor shall obtain necessary permission from the respective departments and get the existing
services i.e, water drainage, electricity, telephone, etc., disconnected before demolishing of the existing
structures. Any expenditure incurred on this account has to be borne by the Contractor.

The demolition work shall be strictly carried out as per the Municipality, Civil Defence, Police etc., and to
comply with all safety measures to ensure safety of public and adjoining properties the Contractor shall install
necessary barricades and warning signs to inform the public of danger.

The existing structure if any, on the site shall be demolished, including all block work, finishes, services and
other obstructions as necessary for the new construction.

The contractor shall do all demolition in such a manner, as to cause as little inconvenience as possible to
adjoining properties and to the public. He will be held responsible for any claims which may arise from
disregard and negligence of proper care in carrying out the demolition.

All pulling down shall be carried out without damage to adjoining properties, and if such damage shall occur
in carrying out of the demolition, the Contractor reinstate and make good the same at his own expense. All
making out and good shall be executed with materials and workmanship to match in every respect with
surrounding work and shall be properly bonded thereto.

Materials arising from the demolition must not be stacked or allowed to accumulate in such a way as to
endanger their stability. The contractor shall be held responsible for any damage for personnel or property
arising from this.

All materials resulting from the demolition are to be property of the Contractor and are to be removed from
the site. The Contractor is to make due allowance in his Tender for the value of any sound materials so
acquired or residual scrap value arising there from.

All rubbish /debris (till such time that is carted away) shall be sprinkled with water to prevent dust arising and
all adequate screen, fencing, and protections provided to the satisfaction of the Consultant. All rubbish/
debris shall be carted away from the site.

SITE CLEARANCE

Trees plants and other vegetation with in boundaries of the building site are to be grubbed together
with their roots and either cleared away from the site or transplanted to the satisfaction of the
Consultant. The Contractor must obtain necessary permission from agricultural department, prior to
uprooting the same.

EXCAVATION AND EARTH WORK

2.1 EARTH WORK AND EXCAVATION

This specifications covers excavation and earth work in general. Should there be any construction between the
specifications and any instruction given in the drawings, the consultant decision is final.
Notwithstanding any authorization or directions given by the Consultant in any way whatsoever, the
Contractor shall be responsible for the proper execution of the works and to the safety of all authorized
personnel, plant similar items and for any loss or damage which may arise from any cause whatsoever, and
the safety of all temporary works, excavations, embankments, adjoining buildings and services above and
below ground.

The Contractor is deemed to have inspected the site to determine the site and ground conditions means of
access proximity of adjoining buildings and all services, whether shown on the drawings or not.

2.2 BENCH MARKS

Prior to commencement of construction, the Contractor shall in consultation with the Consultant establish
several site datum benchmarks, their number depending on the extent of the site .The bench marks shall be
constructed so as to be undisturbed throughout the period of construction.

The highest point ( camber ) of the main road or cross road, whichever is higher in the vicinity of the plot,
shall be taken as gate level given by the Dubai Municipality Roads Departments.

2.3 EXCAVATION

Excavation to be carried out accurately to the lines, levels and dimensions shown on the drawings or as
directed by the Consultant, so as to allow proper and efficient concreting work and other work in clean and
dry conditions. The method of excavation shall be at the discretion of the Consultant, but should the
dimensions of any excavation exceed those shown on the drawings or ordered by the Consultant, or should
the sides collapse, the contractor shall fill such extra depth with concrete or other approved material at his
own expense.

All founding levels will be inspected by the Consultant before concrete is placed . Records of all foundation
levels shall be submitted by the Contractor to the Consultant.

The final 150 mm depth of excavation shall be taken out by hand, unless otherwise permitted by the
Consultant.
The Contractor shall excavate any patches or rock outcrops below founding level and refill with approved
material. The founding stratum shall be leveled and rammed to the satisfaction of the Consultant before
concrete is placed.

Whenever so required or ordered by the Consultant, foundation and other structural members will be
adequately propped and supported at the Contractor’s expense.

2.4 BLASTING

No blasting shall be carried out without the express permission of the Consultant. The Contractor
shall store explosives in an approved magazine. Detonators shall be stored separately. The
explosives can be handled by licensed and experienced operators.

All local regulations shall be strictly adhere to and permission for the same has to be obtained by the
Contractor from the concerned authorities before blasting operations.

2.5 DEWATERING

All excavations shall be kept free from water any source. The Contractor shall provide and clear away on
completion, all drains, pumps and other equipment for this purpose. The Contractor shall be responsible for
preventing any subsidence of adjoining ground due to pumping.

Continuous or sustained dewatering of the excavation or site shall not be undertaken without the written
approval of the Consultant to the work and the methods to be employed, which shall also comply with the
code of practice and any local requirements.

During the excavation, pumping operations records shall be kept and agreed weekly with the Consultant of all
equipment, pumping times and water levels. The water from the excavations or well points shall be pumped
to disposal points or sumps as approved by the Consultant and / or local authority, and if so required, be
passed through the setting tanks before disposal.

2.7 CONTARCTOR TO KEEP EXCAVATION CLEAR

Should any sand, mud, weed, rubbish or other materials be deposited on the excavated area by
sandstorm. Rain, flood, landslides of from any cause whatsoever, such materials shall be removed by
the Contractor at his own expense.

2.8 FILLING

All materials used as fill shall be Consultant’s approval. Filling materials shall be well graded clean
stone, gravel and other approved non-plastic granular material, all not more than 100 mm in any
direction, and shall be well consolidated in layers not more than 200 mm. Final compaction must be
done just before concrete is to be laid.

All fill materials shall be compacted at a moisture content appropriate to the material being used.
Filling shall be free from wood, organic matter or any other deleterious material.

Acceptance of Earthwork and Filling

Acceptance of earthwork and filling shall be determined by testing the degree of compaction and the
levels and evenness of surface of the approved materials as shown below. Such testing and
acceptance shall be performed as the work progresses. Each layer shall be tested and approved prior
progressing with additional layers. The Consultant shall have the right to retest any areas at any time
and the Contractor shall be responsible for correcting any deficiencies.

Degree of Compaction

The maximum dry density and optimum moisture for earthwork materials shall be determined by the
B.S and AASHTO tests by using the methods described herein, subject to approval of the
Consultant.

The density and thickness of any compacted layer shall be ascertained by obtaining a specimen from
the soil after completing compaction in accordance with the B.S or AASHTO specifications and
control curves of dry density compaction and optimum moisture content established type of soil
material being used. In this case specimen does not conform with the required thickness, additional
tests may be taken to determine the limits of the falling area, after which the Contractor shall scarify,
pulverize, water, compact and level the layer again, if necessary, add new material at his own
expense, all in accordance with the specifications, until required result is obtained. The Contractor
shall allow in his daily work programme enough time to permit the performance and checking of the
above tests, all in accordance with the instructions of the Consultant and under his guidance.

Levels and Evenness of surface

The consultant shall test the levels and unevenness of the sub-grade surface and / or of finished
surface to ascertain their conformity with the drawings and specifications.

The Contractor shall make available to the Consultant a four meter straight edge and a crown
template of sturdy and approved design and the necessary labour to assist in the checking.

2.9 DISPOSAL OF SURPLUS

Surplus excavated materials and all excavated materials rejected for back filling shall be carted away
from site and spread where directed by the Consultant in layers not more than 250 mm thick each
layer being adequately watered and rolled or rammed as directed.

2.10 SWEET EARTH

The sweet earth for plant areas shall be provided as shown in the setting out plan or as directed by
the Consultant and should be from an approve source and shall be fortified by natural or artificial
manner, the depth shall be 400 mm from the gate level to be provided.

STRUCTURAL AND CONCRETE WORKS

3.1 PILING WORKS


3.1.1 GENERAL
The work shall be carried out in accordance with requirements of B.S. and other Code of Practice current at
the date of Tender. The working drawings to be submitted with all the relevant dimensions and center line
showing the exact location of the piles based on the location of pile caps and columns, and the same to be
followed strictly while casting the piles. Prior to take up the works the Contractor has to obtain approval from
the consultant and the carried out work should comply with the approved drawings, instructions and
directions given from time to time by the Consultant.

Approvals

The Contractor has to submit specialize Sub-contractor for piling work and only the approved Sub-
contractor can take up the job.

Materials
All materials shall be from an approved source and only the prior written approval of the Consultant will any
deviation from the specifications be permitted, and in the absence of any specifications, all materials shall
comply with the appropriate B.S.
The Consultant at any time request that samples of cements, aggregates, steel, mixing water may be taken
from site and tested to ensure conformity with this specifications, such testing can be carried out by an
independent laboratory nominated by the Consultant. All such testing being Contractor’s cost.
The piling reinforcement shall be epoxy coated steel as per approval or as mentioned in the B.O.Q. or
drawings. The cement content shall be 400 kg / cu.m sulphate resistant cement with maximum water cement
ratio 0.45.
All piles shall be cast in situ bored system / continuous flight auger piles using bentonite slurry method or
equal as approved. Also the Contractor has to follow specifications or instructions given in the drawings.

Tests

The Contractor has to take tests as required, to test the loading capacity and integrity of the piles,
each dia of pile to be tested for Pile Load Test. All the piles to be tested for the integrity by Integrity
Test (Sonic Test). The Pile Load Test to be taken for a safety factor as mentioned or recommended
by the Soil Testing Laboratory and to be taken up by an independent laboratory as approved by the
Consultant.
Defective Works

If any of the piles fails for the above mentioned tests, that has to be removed and recast the same.
The eccentricity of the piles should not exceed as recommended in the B.S. Codes.

3.2 CONCRETE WORKS


3.2.1 General

The Contractor shall construct in strict accordance with his specification and the drawings supplied by the
Consultant, shall comply with all written instructions and directions given from time to time by the
Consultant.
The term plain concrete shall be deemed to include all forms of reinforced concrete, including bases
incorporating starter bars and site blinding.
The term Reinforced Concrete shall be deemed to include all forms of structural concrete including large
pours, incorporating reinforcements.
The work shall be carried out in accordance with the requirements of British Standards and Codes of practice
current at the date of tender, the building regulations and local bye-laws to the satisfaction of the local
building authorities

3.2.2 Defective Works


Any defective work material and also deviations from the working details in respect of setting out, correct
lines and levels, verticality, sizes, thickness of members and / or any other dimensional variation of any kind
whatsoever, shall be removed and reconstructed or otherwise rectified to the approval of the Consultant, and
the Contractor shall be responsible for the additional cost incurred. All such remedial work shall be executed
without undue delay.

3.2.3 Loading Excess of Design Load


No loading in excess of the design loading shall be placed on any portion of the structure without the written
permission of the Consultant, specially before the 28 day strength of concrete specified is reached.

3.2.4 Contractor’s Plant Attached to Buildings


If the contractor proposes to use climbing tower cranes or any type of plant which places any load on the structure, he
must furnish all details of such plant to the Consultant for approval before the work is actually commenced. If approved
by the Consultant, and architecturally acceptable, the structure will be strengthened in order to carry such loads, and the
Contractor shall be responsible for making good to the satisfaction of the consultant, any damage to the permanent
structure which may be caused by his plant.
If such permission is granted, all beams or other members of the structure which are subjected to loading other than the
designed loading, shall be strengthened and supported to the satisfaction of the Consultant and the local authority and the
Contractor shall be responsible for any additional cost resulting from that.

3.2.5 Materials

All materials shall be from an approved source and only with the prior written approval of the
Consultant, will any deviation from the specifications not be permitted, and in the absence of any
specifications, all materials shall comply with the appropriate British Standards.
The Consultant may time to time request that the samples to be tested as required by an independent
laboratory nominated by the Consultant. All such testing being at the Contractor’s cost.

3.2.6 Cement

All cements are to comply with B.S. or to a standard approved by the Consultant and to be supplied
from an approved source.

Special cements shall not be used unless authorized in writing by the Consultant and then to his
special instructions and strictly in accordance with the Manufacturer’s instructions.

3.2.7 Aggregates

All aggregates are to be obtain from an approved source, and shall comply with B.S.’s for concrete
aggregates and building sand from natural sources.

Prior to commencing work, the Contractor shall obtain for the Consultant’s inspection samples of all
the aggregates which are proposed to be used.

3.2.8 Water

The water shall be clean and free from impurities, either in solution or suspension that might prove
injurious to the concrete and steel, and in accordance with B.S requirements.

3.2.9 Special Aggregates, Admixtures

Special aggregates, admixtures and additives of any kind whatsoever, are not to be used unless
authorized in written by the Consultant.

Such special materials are to be used in strict accordance with the manufacturer’s instructions. If the
Contractor wishes to use an admixture, the following information must be supplied in writing to the
Consultant.

a) Name of product and manufacturer with catalogues giving technical characteristics.

b) Purpose for which admixture is to be used.


No calcium chloride will be permitted in the concrete.
3.2.10 Reinforcement

Bar reinforcement and mesh reinforcement of all types is to comply in every respect with the
provisions of B.S. 785, 1144 and 1221 as applicable.
The steel shall be free from oil, plant, loose rust, mill scale or other deleterious matter. The
Contractor shall be responsible for producing test certificates for steel produce by him and shall bear
the cost of testing random samples of steel in an approved laboratory.
Welding- no weld shall be allowed in any reinforcement without the permission in writing of the
Consultant.
Reinforcement connectors may be used, subject to the written approval of the Consultant and strictly
in accordance with the manufacturer’s instructions.

3.2.11 Storage of Materials

Cement shall be stored either in silos of approved design or in bags on dry platforms clear off the ground in
damp proof shelters and care shall be taken in stacking and using cement to ensure its use in strict rotation and
that only fresh cement is used.
Aggregates shall be used in proper constructed pens with concrete or other suitable base to prevent
contamination from the earth or other material and then different sizes of aggregate are to be kept fully
separated so that accurate weight batching can be carried out. Suitable arrangements are to be made to prevent
an excessive moisture content in all.

3.2.12 Inspection
The Contractor is responsible for notifying the Consultant of his intention to commence concreting and to
give 3 days notice to allow the Consultant to inspect the form work and reinforcement thoroughly before
commencement of concreting.

3.2.13 Slump Tests


Slump tests shall be used for guidance only are to be carried out by the Contractor as directed by the
Consultant, in conjunction with cube tests. Slump tests are to be made as directed in B.S.

3.2.14 Transport of Concrete


Concrete shall be handled from place of mixing to a place of final deposit as rapidly as practicable by
approved methods which will prevent segregation and loss of ingredients. It shall be deposited as early as
possible in its final position to avoid re handling unset concrete inside the forms.
Chutes for transporting the concrete will only be allowed with the approval of the Consultant.

3.2.15 Placing of Concrete


Before placing of concrete, the moulds shall be cleaned of shavings, pieces of wood or other debris and any
other deleterious matter. The concrete shall be carefully placed, and unless special permission is obtained, it
shall not be dropped from height more than 3.0m.Concreting of any material shall be proceed in one
continuous operation between joints, and the interval between adding the water to the dry materials and the
completion the placing and consolidation of the concrete shall not exceed the initial set of the concrete or 25
minutes, except as noted for ready mixed concrete in this specification.

3.2.16 Completion of Concrete


After deposition, the concrete shall be well compacted and consolidated into the formwork until it penetrates
and fills all the spaces between and around reinforcing bars, cast in fixing, boxes, nibs and void forms, in such
a manner as to ensure that the
Concrete is solid and entirely free from voids.

3.2.17 Curing
Concrete, after placing shall be protected for at least 14 days from harmful effects of sunshine, cold,
rain and drying winds by being covered with saturated hessain for the full period, approved
waterproofing membrane, polythene or other approved materials applied as soon as possible after
deposition and retained for minimum 7 days.

3.2.18 Form work

The Contractor is responsible for the design and construction of the formwork to comply with all
statutory regulations and to safely support the weight of wet concrete construction materials, plant
and personnel without undue deflection, distortion, movement or leakage of cement paste, and the
forces generated during the compaction of the unset concrete.

The Contractor shall submit to the Consultant for approval, the design, drawings and calculations for
the form work and / or temporary supports he proposes to employ.

The Contractor shall make due allowance for the settlement and / or deflection of supports and/or
form work which may occur during construction so that the hardened concrete conforms to the
deviations allowed.

3.2.19 Polythene Sheet

All concrete pours resting directly over blinding concrete or prepared soil or hard core shall be
placed polythene sheet having thickness of 1000 guage heavy duty polythene sheeting. All joints in
the sheeting shall be double folded joints made by placing the edges together and folding over twice.

The folds shall be held in place by placing temporary weights and the sheets will be protected from
damage from concreting operations. All damage sheets will be replaced where necessary, the
polythene sheet returned to overlap the damp proof course in walls.

3.3 PARTICULAR SPECIFICATIONS

3.3.1 Works Below Plinth

For all concreted and block works below plinth


a) Sulphate resisting cement will be used
b) All blinding cement content will be 280 kg/cu.m.
c) All R.C.C works will have S.R cement at minimum 370 kg/cu.m.
d) All block work will be in solid blocks of S.R cement from an approved source.
e) All concrete and block work will be protected by continuous cover in the form of Bituthene
1000 HC or Bitumen application as directed by the Consultant.
f) Layer of vis queen 1000 damp proof membrane or equivalent as approved by the Consultant
will be provided below the blinding.

3.3.2 Sand and Aggregate

All sand and aggregate for all concreting works, block work, plastering, blinding, bedding etc, will
conform to specification and shall be from approved source. Sea sand will not be used, test
certificates from recognized laboratories will be required.

3.3.3 Services Requirements

All pipes sleeves required for sewerage lines, water inlet from main pipes, rain water pipes, main
DEWA cable entry, telephone cable entry, fire brigade inlets etc. should be provided below plinth
level prior top casting of the plinth beams, after ascertaining the location from the authorities
concerned.

3.3.4 Concreting Slabs

Unless it is unavoidable, the entire slab will be concreted in one continuous operation, without any
construction joint. Contractor will make adequate provisions for continuous supply of concreting
materials, labour and equipment to ensure the same.

3.3.5 Consultant’s Prior No Objection

Contractor will not do any concreting works unless the shuttering and reinforcement has been
checked by the Consultant’s Representative at site and a written No Objection has been obtain
giving the Contractor permission to concrete only those works which have been previously checked.

The Contractor will give the Consultant’s Representative atleast 24 hours prior notice of his
intention to start concreting, and conform that he has completed the shuttering and reinforcement
works, and satisfied himself of the adequacy thereof, before the same is checked by the consultant.

Under no circumstances will this “No Objection Certificate” issued by the Consultant, diminish,
mitigate or absolve the Contractor, either in part or in whole of his total responsibility of ensuring
that the concrete produced by him meets with the project specifications and that he will perform as
required by the Contract.

3.3.6 Watertight Reinforced Concrete Construction

Where the reinforced concrete work described on the drawings as watertight construction is to be
constructed without asphalt membrane or other water proof lining, the Contractor is to give the
necessary care and attention to the work at all stages of construction as required to obtain a
watertight structure. The placing and compaction of the concrete between and at construction joints
must be such as to prevent all seepage of surface water.

Concrete work which does not satisfy this requirement must be made watertight at the contractor’s
expense.

The concrete shall comply with relevant items in the proceeding clause of this specification, in
addition to the requirements of this clause.

4.1.1 Materials

Cement, aggregate and water shall be as specified in the section “Concrete Work”

4.1.2 Concrete Blocks


Concrete blocks shall be hollow blocks from an approved manufacturer and shall be generally in accordance
with B.S 2028, 1364:1968 and particularly complying with these specifications. The Blocks shall have an
average compressive strength of 35 kg/Sq.m. taken on gross sectional area of the blocks. Absorption of water
shall be 20 % or less of dry weight blocks.
Unless specifically mentioned, the blocks shall be from ordinary Portland cement for normal use, and
sulphate resisting cement where in contact with earth.
Blocks shall be hard, sound, square and clean with sharp arises and shall be 400 X 200 X 200 mm and 400
X 200 X 100 mm with two cavities in accordance with B.S.C.P special blocks shall be used wherever shown
on drawings or ordered by the Consultant. These blocks may be made in wooden moulds only if approved by
the Consultant.
On EXTERNAL FASE OF BUILIDNG APPROVED INSULATED BLOCKS SHALL BE USED

4.1.3 Preliminary Tests


No block shall be used in the works unless the same blocks are approved by the Consultant. Where blocks are
to be supplied by a manufacturer, the Contractor shall obtain test certificate of the blocks proposed to be used.
In addition, Six samples selected at random by the Consultant shall be tested in an approved laboratory. Two
more samples shall be kept at site in the Consultant’s office for reference.

4.1.4 Work Tests

The Contractor in conjunction with the Consultant shall select random six blocks for testing every week or
more frequently, as the Consultant may desire. The blocks shall be tested in a laboratory to be approved by
the Consultant, and shall have a minimum average compressive strength taken on gross cross-sectional area
( including cavities of the blocks of not less than 35 kg/sq.m. at 28 days.

4.1.5 Mortar

Cement mortar for block work shall be 1 part of cement to 4 parts of sand by volume or as directed
by the Consultant.

Mortar shall be properly mixed either in mixer or manually on a clean watertight platform. No
mortar which has started to set shall be used in the block work or remixed with fresh mortar.

Mortars shall be used within 30 minutes of the addition of water, and any mortar not used as such
shall be discarded

4.1.6 Block Work Construction

All block shall be reinforced unless otherwise specified. All closures and end blocks, such as around door and
window openings shall be solid filled. All blocks of special length or size shall also be solid. Blocks shall be
laid true in level stretcher courses with an average joint thickness of 10 mm.

All blocks shall be properly wetted and buttered with mortar before being laid joints shall be flushed.

All walls, quoins, jambs etc, shall be in dead plumb.

Standard blocks shall be used wherever possible. Broken shall not be used except where absolutely necessary
and approved by the Consultant.

Walls shall be carried up level as far as possible and no portion of the wall is raised more than one meter at
one time. Work at different levels shall be stepped.

Joints on faces of walls to be plastered or rendered shall be raked to a depth of 10 mm as the work proceeds.

Minimum one solid course of block work at sill of all openings and under bearing of all in situ concrete shall
be provided with raked joints etc.

4.1.7 Reinforced Block Work

Where block work is specified to be reinforced vertically, blocks shall be threaded over projecting
reinforcement. Cavities shall be filled at each level with concrete and compacting by rodding.

4.1.8 Flexible Joint Fillers and Sealants

Where specified in the drawings, joints fillers such as Flexcell or equivalent shall be provided and fixed to the
correct width and thickness as directed by the Consultant and as per the manufacturer’s recommendations.
Polysulphide sealant shall be Brimo-kol 1659 gun quality of approved colour or equivalent. The joints shall
have the correct width and thickness specified and the whole work shall be done correctly to the
manufacturer’s specifications and in a workmanlike manner. Masking tapes shall be used to prevent the sealer
from spreading over the adjoining finishes explanadafoam or equivalent shall be used as backing.

4.1.9 Damp Proof Courses

Damp proof courses in all cases shall be sufficient strength to resist the applied loads without
squeezing out or sliding and complying with B.S.743.

All joints in damp proof courses and flashings built into wall shall be jointed or lapped to form a
continuous barrier to the penetration of water. All flashings shall be so positioned to direct any
moisture to the external face of the walls and there shall be adequate provision for drainage to the
external face through the vertical joints.

4.1.10 Bedding of Joint

Joinery shall be anchored to the block work with adequate numbers of non-corrosive metal ties as
specified or directed by the Consultant.

Where specified joinery bedding against block work or concrete shall be pointed standard grade
sealastik or equivalent of approved colour, strictly in accordance with manufacturer’s
recommendations.

4.1.11 Fair Face Block Work

Work specified as fair face shall be built with blocks having unblemished surfaces with clean
unbroken arises and shall be pointed with a neat flush joint or with a weathered joint as directed, as
the work proceeds.

4.1.12 100 MM Block Wall Particular Requirement

Notwithstanding what is stated in the foregoing clauses, the following shall be observed for all 100
mm thick block wall construction.

1) Nominally reinforced horizontal R.C.C stiffeners will be provided continuously at lintel


level, as well as at mid height between the lintel level and the lower structural slab level. For
walls over 3200 mm height, additional R.C.C stiffeners will be provided between the lintel
level and the upper structural slab level soffits, but at distances not exceeding 1100 mm
centre to centre. These stiffeners will be securely anchored with end walls, R.C.C columns or
cross walls.

For short span, alternate arrangements for stiffening by means of 2 reinforcing bars of 10 mm
Φ placed horizontally after every third course, firmly embedded in rich mortar bedding may
be considered, at the discretion of the Consultant.

2) For hollow block walls, the lowest starting course must be of solid blocks or filled blocks.
Similarly, all free end blocks around door and window openings, at sill level or side jambs,
must be of solid or of filled blocks, to width of at least 600 mm on either side of the opening
or end.

PLASTER

5.1 Materials
Cement and water shall be as specified in Concrete Works.
Sand shall comply with B.S. 1199 table 1 totally free of salts and graded.

5.2 Plaster
Interior plaster shall consist on 1 part to 4 parts sand applied in two coats to total thickness of 20 mm
to walls and 15 mm to ceilings. For ceilings a 1:1 spatter dash coat shall be applied before plastering.
An approved plasticizer may be used, if specifically approved by the Consultant, in which case the
proportion of cement and sand shall be 1:4 by volume and the plasticizer shall be used strictly in
accordance with the manufacturer’s recommendations.
All exterior plaster shall consist of 1 part of cement to 3 part of sand.

5.3 Preparation of Surfaces for Plastering


All services, conduits, pipes and fixtures shall be concealed before plaster work is commenced.
All concrete surfaces shall be thoroughly hacked to the satisfaction of the Consultant preferably just after the
removal of the form work.
All surfaces to be plastered shall be thoroughly cleaned of all dirt, mortar droppings shall be sprayed with
water to reduce suction followed immediately by a neat cement slurry coat. All junctions between block work
and concrete shall be reinforced with thick gauged expamet or catnic mesh

5.4 Application
The under coat shall be applied to the required thickness between screeds laid, ruled and plumbed or true
alignment of plaster. In case of concrete ceilings and walls, a spatter dash coat shall be applied before the
undercoat.
When nearly set, the under coat surfaces shall be combed, after setting the base coat shall be cured with water
for about 48 hours.
The second then shall be applied to the required thickness and finished as required by the Consultant with a
wood float and cured for a period of 10 days. All plaster shall be finished with a wood float unless otherwise
specified. All the ceilings and walls above false ceiling to be plastered .
Wherever specified for a putty finish or gypsum finish, the Contractor shall finish the trowelled surface with
approved non-staining putty or gypsum to a perfectly smooth surface to the Consultant’s satisfaction.
All grooves and lines in plaster shall be provided as shown on the drawings by using battens.
The plastering of each face between corners shall be carried out in one operation and work must in no case be
interrupted and continued the following day. All reveals for jambs, lintels etc, shall be plastered in one
operation with the respective wall faces.

For all plaster on concrete, Contractor shall remove any laitance of afore scene and any grease or oil
as thoroughly as possible.

Plaster shall be carefully stopped short at skirting height wherever applicable and later finished in
line and level after the skirting is fixed.

5.5 Expamet

All exposed edges of plaster shall be provided with expamet or catnic or equivalent stop beads and
angle beads fixed dead plumb and straight according to manufacturer’s recommendations. All
corners shall be mitred.

5.6 Waterproof Plaster

Wherever plaster is specified as waterproof, it shall consist of 1 part of cement to 3 parts of sand. An
approved waterproofing agent shall be added to the cement as per manufacture’s instructions.

5.7 Workmanship

The whole of the work shall be carried out by the trained masons and shall be entirely to the
satisfaction of the Consultant.

All arises shall have angle beads, where then plaster is flush with the adjoining surfaces or where a
tooled joint is indicated on the drawing, the plaster shall grooved back with the smallest available
edging tool to control any cracking at these points.

At door frame and other openings, all plaster shall be keyed in, except that across the head of
openings and 300 mm down each side, plaster shall be out free of the frame or grounds with the edge
of a trowel, after stiffening but before setting to allow for expansion

The temperature of plaster shall be uniformly maintained and any concentration or irregular heat in
plaster shall be prevented. Proper ventilation shall be maintained during and subsequent to its
application and plaster shall be prevented from too rapid drying.

FLOOR & WALL FINISHES, SKIRTING & FALSE CEILING

6.1 General

The Contractor shall take special precautions to protect all floor, wall and ceiling finishes until they handed
over. Any damage shall be repaired at the Contractor’s expense to the satisfaction of the Consultant.
No work under this section shall be started until approved by the consultant, and all foreign matter is cleaned
out and all conduits, pipes and plastering have been completed. The finishes shall be formed neatly around all
cut-outs, pipes etc, piercing the finishes.

6.2 Materials
Cement, aggregate and water shall be as specified before.
All marble and granite shall be of the type, texture, colour and polish as per samples and specifications
approved by the Consultant. Marble and granite shall be obtained from reputed suppliers and only the best
quality will be accepted.
Marble shall be carefully selected and matched to the Consultant’s satisfaction. All fixing will be done by
trained masons.

6.3 Screeding
i) The base concrete shall be thoroughly hacked and brushed clean of laitance and dust just before screeding
is to be laid. The surface shall then be saturated with water and any standing water shall be removed. A thin
layer of cement grout shall be applied to the surface.
The screed shall be laid to the required thickness in cement 1:4 and wood floated to the concrete level. The
screed shall be laid in bays as directed by the Consultant.
Wherever there is no provision for floor tiles above screed, polypropylene fibres 6 mm long from any of the
approved supplier must be added to the screed at the rate of 1 kg / cu.m. of cement sand screed to avoid
shrinkage cracks.

ii) Preparation of Surfaces for Screeds

Immediately before the application of cement and sand screeding , all surfaces of concrete on which the
screeding is to be applied shall be thoroughly swept of all rubbish, wood shavings, nails, sawdust and all
loose particles and extraneous matter that would adversely affect the adherence of concrete.
All concrete floors shall be thoroughly wetted and sprayed with water, but all free water shall be allowed to
drain before laying the screed.
The Contractor shall check and verify the positions and the fixings of all conduits or tubing and other
accessories which are to be concealed with in the thickness of the screed and shall ensure that items of work
which require testing have been satisfactory tested and approved by the Consultant.

iii) Application of screeds

Mix proportion shall be 1 part of cement to 4 parts of sand passing a 30 mesh screen.
All ingredients entering the several mixes shall be proportional and measured by means of calibrated
boxes or containers of such nature that the quantities can be accurately checked at any time.
Ingredients shall be thoroughly mixed and then cleaned from the mixer and tools after each mix.
Screeding shall be mixed with minimum quantity of water necessary to give plasticity for lying of
screed.
Screed shall be laid in alternate bays not exceeding 16 square metres in area to the required
thickness, to bring the finished floor up to the required level.

iv) Curing of Screeds


The floated surface of concrete and screeds shall be adequately protected from sun shine, rain and
mechanical injury and shall not be allowed to dry out from the time it is placed until the expiration
of a minimum curing period of 7 days.

v) Surface Hardened and Anti-Dusting Agents


All surfaces to receive hardeners shall be clean and dry before treatment and the first application
shall be applied after curing is completed, which shall be after a minimum of 7 days.

vi) Reinforcement
Wherever required for flooring or screeds, it should be expanded metal 10 mm – 20 mm mesh complying
with B.S. 40 expanded metal, or wire netting 1 mm – 25 mm mesh complying with B.S. 1485 galvanised wire
netting or as mentioned on drawings.

Terrazo Tiles
Tiles shall be true to shape free from flaws, cracks and chippings and shall generally be supplied to site with a
ground surface. The tiles size shall be as approved by the Consultant the minimum thickness of tiles should be
25 mm or as directed by the Consultant
The tiles shall be from an approved source properly cured and shall have colour and texture as selected by the
Consultant. The facing of cement, marble powder and marble chips shall be at least 6 – 10 mm thick
depending on the size of the chips and shall be heat resistant.
Terrazzo skirting shall have square, chamfered or rounded top edges as approved by the Consultant.
All tiles and skirting shall be pressure moulded and dense.
Where floor tiles are required to be set into a mortar bed, it shall be composed of cement and sand 1:4 of a
minimum thickness of 20 mm. Only enough mortar shall be mixed and spread at one time as can be covered
with the tiles before the mortar has attained its initial set.
Tiles shall be bedded over the screed in cement grout and tamped to prevent any hollows, screeds shall be
corrected for level to allow for tolerances in thickness of tiles. All joints shall be grouted up in a matching
approved colour cement grout. Tiles for floor shall be given 3 coats of polishing with machines
using polish. Care shall be taken to mask walls and timber work against damage by polishing
machine and splashing.

6.4 Ceramic Floor tiles

i) General
Ceramic floor tiles shall be of the best quality and from an approved manufacture to the colour and texture
required by the Consultant and generally conforming to B.S. 1286 type B class 1. They shall be laid either
with spaced joints or butt joints as directed by the Consultant. Approved colour cement / epoxy grout shall be
used for the joints either to match or contrast with the tile colour.
Anti-acid, non-skid ceramic floor tile shall be laid in approved anti-acid mortar on acid resistant screed.
Before laying screeds, all surfaces or slabs and walls shall be given a coat of approved bituminous paint.
Ceramic floor tiles shall be of sizes as approved by the Consultant, Pattern / decorative tiles with border or
without border shall provided as directed and approved by the Consultant.
In all situations where the nature of the backing material shall affect the finished appearance of the tiling i.e.
areas where glass mosaic is to be applied, the backing shall be treated before tiling with setcrete or similar as
approved.
Samples of all tiles shall be submitted to the Consultant for approval.
ii) Laying
The tiles shall be laid with a minimum of cut tiles, but where it is necessary, they shall be carefully cut with
suitable cutting tool and any rough edges shall be rubbed smooth. Cut tiles which do not fit properly shall be
replaced with correctly cut tiles. The tiles shall be fitted sufficiently close to plumbing fixtures. Outlets, pipes
recessed accessories or other elements to ensure coverage of the joints by related plates or covers.
Before laying, the tile shall be thoroughly soaked in clean water and drained so that no free moisture remains
on the back of the tile.
The mortar for floor tiles shall be 1 part of cement to 4 parts of sand or as directed by the Consultant. Tiles
shall be laid level or as to falls as may be required with continuous joints in both directions.
Joints between the tiles shall be grouted not less than 12 hours and not more than 24 hours after the tiles have
set, using a non-staining white or tinted cement mixed with clean water to produce a creamy consistency and
applied with an brush to completely fill all joints or with compacted and the excess grout is to be washed and
sponged from all surfaces, care being taken to avoid damage to tiles. It is important that cleaning is carried
out before the grout has set. Acid solutions must not be used to clean tiles.
6.5 Glazed Ceramic Wall Tiles
i) General
Glazed ceramic tiles shall conform to B.S. 1281 and shall be obtained from an approved manufacturer, to
colour and pattern required by the Consultant. The tiles shall be inclusive of special tiles, pieces and fittings
as required by the Consultant. The joints shall be finished in neat and clean in approved white or coloured
cement / epoxy and shall be either butt or 3 mm wide as directed by the Consultant.
The overall thickness of tiles finish shall be 20 mm. The cement mortar 1:4 screed shall first be laid true to
lines and plumb to the wall surface and combed when nearly set. The screed shall be cured for 7 days. All
tiles shall be immersed in water for 24 hours before use. Tiles shall be fixed in Nicobond or equivalent tile
grout according to manufacturer’s instructions. All tiling shall be washed down on completion and all
droppings of plaster and paint removed and joints left clean and clear. Where tiles are to be in contact with
stored water, waterproof Nicobond shall be used.

ii) Preparation and Fixing of ceramic Tiles

Tile work shall not be started for a minimum period of 14 days after their erection and not until the
wall surfaces are thoroughly cured and dry.

6.6 Marble Works

i) General

All marbles shall be of the type specified in the particular specifications or as shown on the finishes schedules
and shall be of minimum 20 mm thickness
Before orders for the supply of marble, the Contractor shall submit two samples of each type of marble not
less than 300 x 600 mm and if necessary a range of samples to indicate the proposed colour variation and
finishes as specified , for the approval of the Consultant.
Samples of all metal anchoring devices, including metal straps, dowels, wire ties, cramps and other devices
proposed for anchoring of the marble work shall also be submitted to the Consultant for approval.
Grout for marble joints shall be non-staining and made up of Portland cement and sand, with inorganic dry
mortar colouring additive added in strict accordance with the manufacturer’s recommendations, or may
factory packaged pre-coloured grout mix or with epoxy grout as specified.
Corbels shall be of stainless steel angles bolted to the wall with non-ferrous anchors, cramps, dowels or S
hook shall be non-ferrous metal or stainless steel.
Control joint backing for vertical and horizontal joints shall be comprise flexible and compressive closed cell
foam polyethylene. In no case is the width of a control joint to be less than 10 mm.
ii) Marble Finishes

Any marble work with chips or stains on exposed faces shall be corrected by cleaning or redressing or shall
be replaced as per the Consultant’s decision.
The marble will be required to have a Polished or Honed finish as required by the Consultant. Polished finish
shall produce a mirror like glossy surface which brings out the full colour and character of the stone.
Honed finish shall have a velvety smooth surface with little or no gloss. The application of the polished or
honed finish shall be carried out in the workshop, unless otherwise directed by the Consultant, before the
materials are delivered to site, and these finishes may only be finally approved after having been fixed in their
final position.
All exposed edges of marble shall be finished as the main face. External corners shall be birds-mouth jointed
and internal corners butt jointed, unless otherwise directed. All joints shall not exceed 1.00 mm in width.
iii) Laying Marble Flooring

The marble slabs shall be laid on the bed and tamped with a suitable mallet until firmly bedded to the proper
level of the floor. The slabs shall then be removed and the back dabbed with wet cement and the bed
sprinkled with water and cement and the back of the slab wetted and replaced to the correct level.

iv) Expansion and Contraction Joints in Marble

These shall be clearly indicated on the shop drawings and formed of non-staining two part
polysulphide with polyethylene backing in wall linings and facings and with polyethylene foam
backing to full depth of screed in paving.

v) Grouting Floor Marble

Grouting shall not commence until at least 24 hours has elapsed after completion of laying and bedding. The
grout manufacturer’s directions shall be followed as to whether or not slab joints are to be soaked before
applying.
The Maximum grout shall be forced into joints and filled square and flush with the surface. The finished grout
shall be in uniform colour smooth and without voids, pin holes or low spots. Expansion and control joints
shall be kept open, ready to receive sealants.

6.7 Skirting

All skirting shall be of the material, sizes, shapes, thickness and finish as indicated on the drawings.
Wooden skirting shall be similar natural / hard wood as the doors and architraves and of matching polish/
paint. These shall be directly fixed to the wall plastered surfaces with countersunk screws and the depressions
neatly finished with putty to matching colour. Rear side of wooden skirting shall be treated with wood
preservative with approved quality.
All marble, granite or terrazzo skirting shall not be fixed to finished plaster surfaces. The walls shall be left un
plastered to take the skirting pieces. These shall not protrude greater than 10 mm from the finished plaster
level and the junction between the skirting and plaster will be rounded off.
In all carpeted rooms, skirting shall be fixed minimum 10 mm above finished floor level or as directed.

6.8 Suspended Ceilings

The Contractor shall provide shop drawings showing the final layout and sizes of all members of all
suspension systems coordinated with other trades and services of the consultant’s approval before the work is
commenced. All ceilings shall be fixed by skilled workmen, rigid and secure and free from any waves or sags.
The whole of the work shall conform to the relevant clauses of B.S.476 all metal work hidden above the
ceiling shall be adequately rust proofed to the Consultant’s satisfaction.
Proprietary suspended ceilings shall be fixed according to the manufacturer’s instructions, except in so far as
they have to be strengthened to accommodate services or for other site conditions.
Contractor shall provide a complete system with perimeter trim and fixing light fittings and all other
components. Provision shall have to be made for cutting in and fixing light fittings and grilles and access to
all services required for proper co-ordination and performance of the works.
Suspension systems shall either be exposed as specified and in accordance with the Contractor’s shop
drawings.

PAINTING AND DECORATION

7.1 MATERIALS
All materials shall be obtained from approved manufacturers only and applied strictly in accordance with the
manufacturer’s instructions.
The Contractor shall use only materials delivered in sealed cans or drums properly labelled as to quality, type,
colour and name of manufacturer.
The Contractor shall ensure that all materials for priming and finishes are suitable for their intended use under
prevailing conditions and shall, when necessary, obtain manufacturer’s advice. No materials shall be thinned
or intermixed without approval. No materials which are unsatisfactory for application shall be used. All
materials used for stripping, cleaning, stopping and filling shall be of an approved make. Exterior grade fillers
and stoppings shall be used for all exterior work.
The colour of the paint shall match the approved sample. The Contractor shall furnish complete colour range
samples of each type of paint. All tests on paints shall be carried out by the Contractor at his own expense as
required by the Consultant.

7.2 GENERAL
Every precaution shall be taken to keep down dust during painting operations. No paint shall be applied to
surfaces superficially or structurally moist and all surfaces shall be free to condensation, efflorescence during
painting operations. Exterior painting shall not be carried out in adverse weather.
The contractor shall repaint or decorate at his own expense any work which is not to the satisfaction of the
Consultant. The Contractor shall protect all works during and after painting and shall provide all dust shields,
masking, etc., at his expense.
Paint may be applied by brush, roller or spray but all primers and sealing coats shall be brushed in. Paint shall
be evenly applied without visible overlaps, brush marks, tears, runs or colour variations and shall be carefully
worked into all corners, grooves and behind partially concealed arcs.
All brushes, rollers, spray equipment, containers, etc. used for painting shall be clean and of the best type.
All dust, cement or foreign matter shall be thoroughly cleaned off by scraping and clean brushing.
All damaged surfaces shall be made good with patch plaster or approved alternative.
Ironmongery, lighting fixtures and accessories and similar items not intended to be painted to be removed
prior to painting operations and re-fixed on of completion of painting or shall otherwise be protected.
Electrical connections shall be removed and remade wherever necessary.
All rust on shop-primed ferrous surfaces shall be then removed and then surfaces shall be re-primed. Ferrous
surfaces not primed in shop, shall be thoroughly de rusted by wire brushing, sand-blasting or other approved
means.
All formwork coatings, grease, oil, etc, shall be thoroughly cleaned off concrete surfaces.
The whole work shall be done in a workmanlike manner to the Consultant’s satisfaction.

7.3 PREPARATION OF SURFACES

i) Wood Surfaces
Hardware, accessories, machined surfaces, nameplates, lighting fixtures, aluminium grilles, registers
and similar items held in place with screws shall be removed prior to other surface preparation and
shall be replaced after completion of the finish.
Wood with a painted finish shall be primed and back primed before installation.
Putty nail holes, cracks and blemishes after priming coat has dried. Nail holes must be filled flush.
Concave filled holes will not be acceptable. Sand wood surfaces before applying putty. Match colour
of putty to finishing coat.
All surfaces shall be sanded as required before application of each successive coat to ensure uniform
finish.

ii) Metal Surfaces


Metal surfaces shall be cleaned free of oil, grease, rust, dirt, mill, scale or other foreign matter and
shall be treated with turpentine or mineral spirits before applying any materials treated with
approved rusticide.
Touch up welds, cuts and scratches.
Shop primed metal shall be thoroughly cleaned, shall have all a braided and uncoated areas wire
brushed, shall be spot coated with the same material as the primer and shall have all exposed
surfaces sanded to provide a smooth uniform base for further finishing coats.
Galvanized metal surfaces to be painted shall be treated with proprietary acid bound resinous or
crystalline zinc phosphate preparations, designed for this purpose, used in accordance with the
manufacturer’s directions, before applying the first coat of paint.

iii) Concrete Surfaces


Surfaces shall not have the surface prepared nor the primer applied before it has been cured for 20
days minimum. Concrete shall have all tie bolt holes grouted and all other caulking done before
beginning preparation. Surfaces shall be cleaned free from any efflorescence, chalk, dirt, dust or
foreign matter by wire brushing and wiping clean immediately before priming.
Concrete surfaces shall be primed using an approved primer prior to painting as required by
specifications.

iv) Plastered Surfaces

Surfaces shall be allowed to dry out completely and cracks shall be cut out and made good with suitable
hard plaster or cement and sand mix as appropriate. Such repaired portions being allowed to dry out.
No water base, rubber base or oil paint shall be applied plastered surfaces which are less than 20 days old .
At the end of this period, the surfaces shall be lightly rubbed down with fine sand paper and the loose
particles removed with clean rags.

A period of 24 hours minimum shall be elapse between the application of each successive coat.

The finishing coat of paint on walls and other surfaces shall only be applied after the completion and
testing of the heating, air-conditioning and electrical installations.

Any splashes on electrical fixtures shall be carefully cleaned off during painting and before such splashes
become dry.

v) Coats and Colours

The number of coats specified herein is a minimum which is to be applied over properly prepared surfaces.
Any spot-coating and under coating, in addition to the number of coats specified shall be performed in
order to ensure acceptable painted finishes of uniform colour and texture.

The number of coats specified herein applies to all accessible surfaces not only to visible surfaces
( eg. Doors shall be removed from hinges and shall have tops and bottoms finished with the same
number
of coats as the faces etc.) to Consultant’s satisfaction.

7.4 APPLICATION

1. Interior Wall Surfaces

Unless otherwise specified, all interior wall surfaces shall be treated with one coat of alkali-resistant
sealer and two coats of fungus-resistant PVA (polyvinyl acetate) copolymer emulsion paint.

2. Timber Painting

Timber surfaces shall be sanded fine and all pockets of resin shall be cut out and 2 coats of shellac
knotting to B.S.1336 shall be applied to all knots and resinous areas.

One coat of approved wood primer shall be applied to the prepared surface. All holes, shakes and
joints shall be stopped with hard stopping and all irregularities in surface and open grains shall be
filled in with paste filler, allowed to harden and rubbed down smooth and leveled.

Fillers shall be of compositions used for filling fine cracks and minor indentations to obtain a
smooth even surface. They may vary in consistency from a paint to a paste and may be applied in
successive coats by brush or in one application by means of a broad knife. They shall be from
Pollyfilla or equivalent as approved.

3. Timber Varnishing and Natural Finishes

The surface shall be first be prepared to receive varnish and three coats of approved varnish shall be
given, each coat being sanded and allowed to hardened before the application of next coat.

No filler shall be used form surfaces required to be left natural. The surface shall be treated with 2
coats of approved penetrating wood sealer with approved woodstain. The first coat shall be rubbed
down with 0000 steel wool.

All timber to be wax polished shall be bodied in and wax polished to the Consultant’s satisfaction.

Lacquer shall be a resin solution, non-pigmented ( like shellac, cellulose nitrate etc ) drying by
evaporation and giving a thin film intended for internal use of wood to provide a colourless resinous
protection finish to the Consultant’s approval.

7.5 WATER TANK WATERPROOF RESIN PAINT

This shall be “Nitocote-ep 405 “ or equivalent non-toxic epoxy based waterproofing resinous paint of
minimum 2 coats to approved colours applied fully in accordance with the manufacturer’s
instructions, and to the satisfaction of the Consultant.

7.6 GYPSUM WORKS

Gypsum shall be of an approved quality and shall comply with B.S. 1191 part 1 & 2 specification to
give good quality of workmanship.

Corniche and rosa shall be of approved design / patterns and shall be reinforced with fiberglass
crystals, plastic mesh / natural fibres.

These shall be fixed to the walls and / or ceiling by means of good adhesives such as “Lambert Paris”
type fx-30 or equivalent.

The Corniche shall be true to shape and shall be fixed neatly in line and level.

All gypsum work to be painted with 3 coats in colours as directed by the Consultant.

UNDERGROUND & ROOFING, INSULATION & WATERPROOFING

All works of under ground & roofing, insulation will be done by the competent and recognized
agencies specializing in these works, with expertise and equipment required for satisfactory
performance of the entire system, to the acceptance of the Consultant. The integrity of all
waterproofing membranes will be guaranteed for a period of minimum 10 years from virtual
completion.

The guarantee shall be state that if any leaks or defects in materials or workmanship develop within
this time, all necessary repairs and replacements required to carry out the same shall be made without
additional cost to the employer.

This guarantee shall be in addition to, and not lieu of other obligations of the Contractor under the
Contract.

8.1 UNDERGROUND WATERPROOFING

1. Cold Bitumen Application

The block work / gunite concrete surface shall be cleaned properly and any unevenness on the surface
be rectified. On a clean dry surface apply 2 coats of cold bitumen as approved by the Consultant and
as per manufacturer’s recommendations.

2. Membrane Application (Underground water tank)

Apply 1 layers of 4 mm thick self adhesive membrane as approved by the Consultant. Application
shall be as per the manufacturer’s recommendations, the joints shall be overlap to a minimum of 150
mm.

3. Protection Board (Underground watertank)

The laid membrane shall be protected from damage by the labours while working at site. For the
protection of membrane a layer of 4 mm thick protection board shall be fixed on top of the membrane
as approved by the Consultant and as per manufacturer’s recommendations.

8.2 ROOF WATERPROOFING WITH THERMAL INSULATION

1. Cold Bitumen Application

The concrete surfaces shall be cleaned properly and any unevenness on the surfaces be rectified. On a clean
dry surface, a layer of cold bitumen shall be applied over a bitumen primer coat.

2. Polystyrene Thermal Insulation

Polystyrene thermal insulation shall be Rooftex or other equivalent as approved closed cellulose polystyrene
or polyurethane insulated to a thickness of 50 mm, unless otherwise specified. For inverted or non-
composite roofing system extruded heavy duty polystyrene will be used.
The above insulation sheet shall be pressed on to the bitumen applied surface, with all joints staggered and
sealed with bitumen.

3. Polythene Sheets

Polythene sheets of 1000guage shall then be laid over polystyrene thermal insulation sheet with overlaps of
not less than 150 mm.

4. Light Weight Concrete Screed

Light weight screeds shall be air entrained and shall have a density of 800 kg / m3 with a strength of 12.5
kg / sq.cm. and k value of 0.10. The screeds shall be protected from point loads throughout construction and
shall be laid to falls. All light weight concrete which has not set properly shall be rejected. All tests shall be
carried out as required by the Consultant. All light weight concrete will be protected against mechanical
damage immediately after laying, as directed by the Consultant.

5. Waterproof Membrane

Waterproofing membrane shall be 4 mm thick torch applied and seam welded on a clean and dry surface as
approved by the Consultant. The membrane is to be terminated at an upstand 150 mm above the finished floor
level. A chase of 20 x 20 mm shall be provided in the upstand / block wall and the membrane shall be pressed
into the chase and pointed out immediately with approved sealer.
After completion, the waterproofed area shall be impounded with water ( 30 mm high ) for a minimum 48
hours, and the Consultant’s No Objection obtained. If any leaks are found, the same will be repaired and flood
test repeated until a leak proof installation is demonstrated.

6. Cement Tiled Flooring and Skirting

Approved quality of cement tile 400 x 400 x 25 mm or as specified shall then be laid to the required slope in
panels not more than 4 x 4 metres with cement mortar (1:4) bedding and cement mortar grout.
Cement tile skirting shall be laid at 45 degree with cement mortar fillet grout.
Polysulphide sealant shall be then applied at all expansion joints with backing rod 25 mm dia or as directed by
the Consultant.

9.1 TIMBER

All timber used for the works shall be of the best quality and subject to the approval of the
Consultant. Any timber piece not meeting with the requirement of the Consultant shall be removed
from the site. The Consultant’s decision in this respect shall be final and binding on the Contractor.

The Contractor may use any timber for temporary works and shall be entirely responsible for the
safety and performance of such works.

All timber shall be sawn square straight and true, and shall hold the full dimensions shown on the
drawings and as specified in the drawings.

9.2 SEASONING

All timber shall be fully seasoned, if necessary in kilns, and the Contractor shall produce satisfactory
proof of the same.

9.3 PROTECTION

All joinery and timber shall be protected during the course of construction as directed by the
Consultant.

All surfaces in contact with masonary or concrete, and in general all surfaces hidden from view shall
be treated with two coats of red lead ( or with 2 coats of an approved wood preservative.

9.4 PLYWOOD AND BLACKBOARD

Plywood shall be to B.S.1455 shall be obtained from an approved manufacturer. Plywood shall be
bonded in phenol formaldehyde and shall have commercial or decorative as specified.

9.5 GLUES

Glues shall be phenolic resin adhesives to B.S. 1204 type B 100

9.6 PLUGS

Plugging shall be done with “Raw plugs” or other equal and approved patent fibre plugs or with Raw
plastic or other equal and approved plastic fittings used in accordance with manufacturer’s
instructions. Hard wood plugs cut on the twist may be used if approved by the Consultant, but soft
wood plugs shall not be used.

9.7 JOINERY

All joinery works shall be carried out in accordance with drawings and in best workmanlike manner.

All joiners work shall be prepared and framed up as soon as possible details are received but shall
not be glued and wedged until it is required for use.

All work to be executed as given in the drawings.

All joinery to receive finish shall be finished smooth and clean by rubbing down with fine glass
paper.
All exposed edges shall be pencil rounded and true.

9.8 JOINTING OF CARPENTARY

All carpentry work is to be framed and trussed up properly and fitted with all necessary bolts, screws straps,
ties etc.

Wherever possible and where specified, timbers are to be in one piece of the required length. Where joints in
the length are unavoidable, timbers up to 75 mm in required depth are to be halved and timbers exceeding 75
mm in depth are to be splayed scarfed.

Joints are to be so constructed that they will resist the stresses and transmit the loads to which they will be
subjected. The jointing surfaces of all connections exposed to the weather are to be likely primed with an
approved priming paint immediately before the joint is made.

9.9 DOORS

i) General

All timber for doors shall comply in all respects with the quality specified previously for joinery, but in
addition, it shall be kiln dried with a moisture content of not less than 12 %. It shall be free from all knots, and
should be free from sapwood.
The softwood shall as previously specified for joinery.
The adhesive to be used in constructing doors shall conform with B.S. 1204 for cold setting synthetic resin
adhesives or with B.S. 1444 for cold setting resin glue for internal doors only. All the doors type shall be as
specified in the drawings.

ii) Flush Doors

Internal doors shall be solid or semi-solid cored flush doors as scheduled in the drawings. The dimensions of
the door shall be as shown in the drawings. All flush doors shall be manufactured by and obtained from an
approved manufacturer. all doors shall be guaranteed by the manufacturer for at least 2 years.

Each door shall be supplied with hinges, locks and other fixtures as specified in the Contract / as
approved by the Consultant.

iii) Fire Resisting Doors

Doors described as fire resisting doors shall meet the requirements of the relevant British Standards
testing, 2 hour fire resisting doors shall be 120 / 120 etc. All fire resisting doors shall be self closing,

where intumescing materials are required to meet fire resisting rating, they shall be to the approval
of the Consultant.

9.10 IRONMONGERY

All ironmongery is to be supplied with matching screws and fixed according to manufacturer’s
instructions.

The Contractor shall cut all mortices, rebates etc, and form bolt sockets in the floor slabs and cut and
make good for floor springs and door closures. Ironmongery shall be solid brass or stainless steel as
approved by the Consultant.

Unless otherwise specified all locks shall be provided with 3 keys which shall be properly tagged
and handed over as instructed by the Consultant.

The Contractor shall, at his own cost, replace all ironmongery lost, stolen or damaged before
building is finally handed over to the Client. All ironmongery shall be carefully protected and
wrapped during construction. Samples of all ironmongery shall first be shown to the Consultant and
got approval before orders are placed.

9.11 KITCHEN CABINETS

All kitchen cabinet and wardrobe shall be constructed as shown on the drawings or as directed by the
Consultant. All dimensions shall be verified for job measurements.

Work shall be fabricated as far as possible in the workshop to the best standards of furniture making
and carefully fitted on site. Shop drawings shall be submitted to the Consultant for approval. The
work shall be entirely to the consultant’s satisfaction.

These shall be of proprietory make, first quality as specified. The Contractor will be held responsible
for checking all dimensions of units against finished site dimensions. Colour, finish, fittings and
optional features ( if any ) shall be Consultant’s approval.

The Contractor shall be held responsible for ordering proprietory units holding the correct
dimensions suitable for installation in the finished structure. If necessary, filler pieces exactly
matching the proprietary units shall be ordered from the manufacturer or special units having the
correct site dimensions shall be ordered.

Contractor shall submit catalogues, samples and detailed shop drawings prior to placing the order,
for the Consultant’s approval.

Whether the unit is delivered, assembled or packed flat, the specification and construction are
identical.

Units Construction

Ends bottom and shelf constructed from high density 16 mm white duo-faced melamine panels,
connected by a strong deep threaded screw specially designed for chip board panel assembly.

Manufactured in plywood with a white laminate to front and rear surfaces. Where used for hanging
drawers, a short mullion is made from injection moulded plastic. The front connecting rail is fixed to
the base unit ends by a steel triangular fixed plate which incorporates the worktop fixing. All the
ironmongery and accessories as approved by the Consultant.

9.12 BUILT IN WARDROBES

The wardrobes will be constructed as shown on the drawings and details and shall be fabricated as
far as possible in the workshop to the best standards of furniture making and carefully fitted at site.
These will be prepared after detailed dimensions are taken for each wardrobe to ensure perfect fit at
site.

The material for wardrobes shall be MDF panels of 18 mm thick with external face to be veneer with
lacquer polish finish, all the ironmongery and accessories will be of stainless steel, the design,
number of shelves, drawers, etc shall be as approved by the Consultant.

10.1 General

10.1.1 Scope of Works

This section covers aluminium, glazing, mild steel and other metal works and consists of designing
and furnishing all labour and materials and performing all operations in connection with the
fabrication, transportation and delivery to site, erection, protection and handing over in satisfactory
condition.

i) Aluminium doors and windows complete as shown on the drawings, including all fixtures for
erecting and fixing them in position, all special bent plates.

ii) Aluminium handrail louvers etc, as shown on the drawings, including erecting and fixing in
position.

All works and specifications given in this section will be equally applicable to all the sub-sections as
required for their particular needs.

10.1.2 Aluminium Contractor

The specialist Contractor for this work, appointed by the main Contractor, shall provide all designing
expertise, labour, materials, equipment and supervision required for all related items as shown on
drawings, and specified in the scope of works and subsequent clauses.

All work in this section shall be installed by qualified and experienced workmen subject to approval
by the Consultant. If requested by the Consultant, evidence of experience and a list of prior
installations shall be furnished.

The Contractor for this work shall examine the openings into which his works shall be installed, and
shall ensure that the same are acceptable to him. He shall fully co-ordinate with other trades in
installation of his work, and shall be responsible for obtaining all information required by him for
satisfactory execution of his works.

He shall be thoroughly protecting all materials under this division during fabrication at his works,
transportation to site, storage at site and during erection to prevent damage of any nature. He shall
protect all installed work under this division against damage from scratching, abrasion and other
injury, and shall be responsible for full damage including cleaning of glass, to ensure handling over
all works in perfect condition.

10.1.3 Shop Drawings and Samples

The Contractor shall submit for approval, shop drawings showing all details, layouts, thickness of metal,
jointing, expansion joint spacing and procedures to be followed during installation, including bolt sizes and
spacing, blocking required to be furnished by others for securing work of this section.

The design has to meet all calculated and approved static and kinetic conditions and requirements that could
be encountered during normal usage, under local and specific conditions.

Catalogue sheets, laboratory test reports etc, for all standard manufactured items shall be submitted.

The Contractor should submit sample for all different types of glass, metal elements, hardware and
accessories, he intends to use for the project.

All the above with full details shall be submitted to the consultant for his study and evaluation within three
months of issue of the works order. No works will commence without the prior acceptance of the Consultant
of the above submissions. Nevertheless, acceptance by the Consultant of the same, will not absolve the
Contractor from his contractual obligations of satisfactory performance of the system as a whole.

10.2 ALUMINIUM DOORS AND WINDOWS

10.2.1 General

All aluminium doors and windows shall be made of specialist firms such as Gulf Extrusions or equivalent as
approved by the consultant. All aluminium shall be electrostatic powder coated as shown in the drawings. The
finished surface shall have protective layer of protective tape to prevent the finish from damaged. All doors
windows and walling will be supplied complete with screw less beads, weather stripping and matching finish
hardware. Aluminium hinges shall have stainless steel pins and washers. Continuous neoprene double
stripping shall be supplied all round, to ensure that the units are sufficiently weather and sound proof as
required by the foregoing specifications.

Aluminium doors and windows shall be of the dimensions and sizes shown on the drawings, and only
supplied by a recognized system manufacturer or his authorized representative, who is fully equipped and
who can provide also all required test reports, guarantees and after-sales service.

Frame sections will be drained directly through the cavity to the outside through slit weep holes, protected by
suitable insert wind protectors.

The finished surfaces shall present a clear surface free from alloy defects marks, scratches, streaks or other
surface blemishes.

All units shall be installed in positions assigned to them in plumb, square and level and in alignment with the
surrounding work. They shall be fixed and all opening parts shall function properly without there being any
need to use force for operating them.

10.2.2 Aluminium Sliding Doors and Windows

Aluminium sliding doors and windows shall be fabricated to the profiles and sizes shown on the
drawings. Sliding doors shall be heavy duty sections as approved. Frame members shall be
connected with a minimum of two spline screws per joint. Fixed and sliding panels shall have a

nominal depth of 38 mm each and shall have overlapped joints to prevent racking and provide a
positive weather seal.

Sliding panels shall be equipped with two centre pivoted spring-loaded tandem wheel assemblies,
each capable of supporting a moving weight of 125 kgs and shall be equipped with two self
contained stainless steel ball bearing rollers. Sliding panels shall not be removable when in a locked
position.

All external doors and windows shall be provided with locks at 1.8 m high, so as to be out of reach
of children, and to prevent unauthorized operation of the same.

10.2.3 Aluminium Windows

Aluminum windows shall be fabricated to the profiles and sizes shown on the drawings, from heavy
duty sections as approved. All pivots, hinges, locks, latches, stays, push and pull handles shall be
from the same manufacturer as the aluminum units.

10.2.4 Fly Screens

Fly screens shall be 14 mesh 27 guage woven aluminium meshes securely fixed in aluminium
frames. They shall be sliding, swing or fixed in position as shown on drawings.

Fly screens shall be adequately secured with suitable clips set screws and shall be removable for
maintenance purpose.

Unless stated otherwise, fly screens shall be fixed on the internal side.

10.3 GLAZING

10.3.1 Specialist Works

Glass and glazing to doors and windows shall be in accordance with the foregoing Aluminium Doors
and Windows and as indicated on the drawings.

10.3.2 Glass Generally & Samples

All glass shall be of best quality with weight, thickness and specifications complying with B.S. 952.
it shall be free from bubbles, specks, waviness, scratches, smoke vanes, air holes and all other flaws
and defects to tolerances stipulated by the manufacturer.

Two samples of each type of glass specified are to be deposited with and accepted by the Consultant
before any glass is delivered to the site. For each type of glass to be used, the Contractor shall give
the manufacturer’s name and trade mark and state the type, quality, thickness and weight, supply
detailed specifications with catalogues.

Reflective glass, obscured glass, toughened clear glass and wired glass shall be as selected by the
Consultant and as mentioned in the drawings.

Glazing Generally

Prior to proceeding with any work the Contractor must take all necessary measurements on site top
verify and supplement dimensions and conditions shown on the drawings and the schedule finishes.

All accessories and other items essential for the proper execution of the glazing work, though not
specifically shown on the drawings or specified, shall also be provided under this section.

All glazing work is to be carried out in accordance with the standard of workmanship contained in
the B.S codes of practice 152 and 145, B.S 952 and 6262.

Glass in metal frames shall be glazed in accordance with the instructions of the metal window
manufacturer.

Glass in aluminium balustrade framing shall be glazed bedded and sealed in a manner approved by
the Consultant.

10.3.3 Handrails

All aluminium railings for staircase, balcony, etc shall be done as shown on the drawings from
approved polyester powder coated aluminium extrusions as specified or as approved by the
Consultant. When required parts shall be specially made to shapes required and matched with the
standard extrusions.

I N S U L AT I O N

1. General

All insulation shall be in accordance with British Standards Specifications and Codes of Practice in
all respects. In addition to complying with the relevant standards, all including material shall be free
from asbestos.

All insulation finishes and coverings shall be classified as class 1 surface spread when tested in
accordance with B.S. 476, part 7.

All material delivered to site shall be new and fully dried out and so maintained throughout the
progress of the works.

2. Concealed Cold Air Ducts.

Insulate rectangular supply and return ductwork with 25 mm thick, 24 kg / cu.m. density aluminum foil faced
fiberglass duct insulation but all joints tightly and seal all breaks and joints adhering a 75 mm aluminium foil
vapour barrier tape or sheet with a fire retardant adhesive.
Then apply a 20x20 woven glass cloth cover adhered between two coats of approved fire resistant lagging
adhesive.

3. Acoustic Insulation

All low pressure duct work shall be lined with acoustic insulation up to the first take off point, or 3 meters
from the fan / unit outlet. Duct acoustic lining shall be 15 mm thick, fiberglass 32 kg / cu.m. density.

Liner will be attached by an approved fire resistant adhesive.

4. Pipe Insulation

Pipe covering and insulation shall be manufactured by a recognized manufacturer and shall be neatly installed
to the following specifications. The General intent is to provide a sealed insulation which will not permit
sweating of the pipes and which will not retain moisture to the detriment of its insulating capability. Pipes
shall be thermally insulated with rigid sections of fiberglass insulation with density 65 kg/cu.m.

Direct contact of pipes with hanger shall be avoided. Hangers should pass outside of the sheet metal
protection saddle, which shall cover a section of high density insulation, of sufficient length to
support the pipe without crushing the insulation, minimum thickness of metal saddle is 1.5 mm.

Internal chilled water pipe shall be covered by 50 mm of rigid insulation plus a water proof 20x20
woven glass fiber cloth cover painted with two coats of fungicidal protective, fire retardant lagging.

External chilled water pipe shall be covered by 75 mm or rigid insulation, plus a waterproof 20x20
woven glass fiber cloth cover, painted with two coats of sealant.

Refrigerant piping shall be insulated with 25 mm of flexible cellular foam insulation. Exposed
refrigerant pipe work shall be clad with aluminium sheet as specified for external pipe or with
0.9mm thick aluminium sheet.

5. Fungicidal Protective Coating

Fungicidal protective coatings shall be applied over external surface of chilled water pipes and
interior and exterior surfaces of ductworks. Coating shall be polyacrylate copolymer emulsion.

6. Samples

Submit samples of all types of insulation for approval. Submit pipe insulation samples 300 mm long
x 25 mm inside x 125 mm outside diameter, and flat samples 300 mm x 300 mm x 25 mm minimum
size.

Submit with samples, the full technical brochures, where the specifications calls for additional
treatments such as wrapping and waterproofing, submit also a complete sample of similar size.

PLUMBING WORKS

1. GENERAL

The work shall include design check, supply, installation, testing, commissioning, adjustment and setting to
work of the water service installation. By virtue of carrying out a check on the complete design, the
Contractor is to assume full responsibility for the correct functioning of the system and to carry any liability
or guarantee as may be necessary to protect all parties in this regard.

The plumbing services Contractor shall be responsible for coordination with other trades and services and
shall provide all materials, labour and supervision, equipment, tools, appliances, services etc.

2. SERVICES DESCRIPTION

From the DEWA main, an incoming supply shall be connected to the under ground water storage tank of
capacity as indicated on the drawings. This tank shall have enough capacity to meet the daily storage
requirements of the building along with the minimum water storage requirements of the building.

Hot water to individual areas shall be through electric hot water heaters installed as indicated on drawings.

3. PIPE WORK MATERIAL

Cold water and hot water distribution pipes shall be PEX system (Fripex), manifolds all fittings and all the
material is subjected to Consultant’s approval.

All the exposed cold water pipe work from the water tank to the internal pex system manifolds etc shall be of
Stainless steel to Consultant's approval.

4. JOINTING OF PIPES

Stainless steel and Pex pipes jointing sequence shall be carried out as per the written recommendations of the
manufacturer and it must be stated that any omission or variation from the jointing procedure will result in a
marked reduction in the efficiency of the joint.

5. INSULATION OF PIPE WORK

Cold water pipes installed on roof shall be insulated with perforated sections of aluminium foil faced rigid
fiber glass insulation, minimum density 65 kg/cu.m. and covered with 20 x 20 woven cloth glass fiber glass.
Cloth shall be thoroughly soaked in fire resistant, fungicidal protective sealer prior to application and applied
whilst still wet.

6. VALVES
Valves shall be as shown on the drawings or as directed by the Consultant.

7. ELECTRIC WATER HEATERS

Hot water heater shall be either horizontal or vertical type as shown on the drawings. Vessel shall be
glass lined sheet steel suitable for a working pressure of 150psi. heating element shall be electric
immersion type.

8. HYDROSTATIC TESTING OF WATER PIPING SYSTEMS

All water piping systems shall be hydrostatically tested for ensuring complete tightness under the
test pressure and for the duration of time as specified under the respective system concerned. All
piping is tested to at least 1.5 times the system working pressure.

9. TESTING OF EQUIPMENT

After installation, all equipment shall be tested for performance and proper functioning and for
demonstrating to the full satisfaction of the Consultant that the equipment meets the design
requirements as shown on the drawings and as specified.

Should any equipment prove defective, unsatisfactory or does not comply with the specification, the
Contractor shall correct, repair or replace such equipment or his own account as directed by the
Engineer. After the correction is made, subsequent tests shall be performed until the equipment is
proven full to the requirements to the entire satisfaction of the Engineer.

10. R E J E C TI O N O F E Q U I P M E N T

Equipment shall be rejected if,

a) it has a capacity less than required


b) ts electric motor is overloaded
c) it causes objectionable noise or vibration

11. TESTING AND ADJUSTMENT OF CONTROL PANELS

All controls and instruments shall be operated simultaneously with the equipment or system
that they control and tested for proper, accurate and dependable functioning and operation.
All controls and instruments shall be caliberated and adjusted to the satisfaction of the
Consultant.

12. GOVERNMENT AND LOCAL AUTHORITIES

Perform at appropriate times during the currency of site work all test required Government
and Local Authority who may from time to time have jurisdiction over the work and obtain
the necessary certificates of approval. Local regulations shall be strictly followed.

1. GENERAL

The work shall include design, check, supply, installation, testing, commissioning, adjustment and setting to
work of the drainage installation.
The drainage services subcontractor shall be responsible for coordination with other trades and services and
shall provide all materials, labour and supervision, equipment, tools, appliances, services etc,

2. SYSTEM DESCRIPTION
All work shall be installed and tested in accordance with BS 5572 code of practice for sanitary works and as
per the Dubai Municipality Drainage Section requirements.

3. INTERNAL DRAINAGE INSTALLATION

Vent pipes shall extend through roof and terminate 1500 mm above it. Vent pipes passage through the roof
shall be made watertight by proper flashing. Where drainage pipe work crosses fire rated partitions, walls and
floors, provide proprietory fire rated in tumescent sleeves with a fire rating equal to or greater than the fire
rating of the respective wall or floor
All the installation has to be done as per the acceptance of the Consultant, the material shall be as per
Consultant’s approval.

4. MATERIAL

Unless otherwise indicated drainage, vent and rain water pipes and fittings inside the building shall be of
UPVC to BS 4514 for pipe sizes upto 80 mm dia MUPVC to BS 5255 for pipes sizes 50 mm dia and smaller.
Fittings shall be push fit type.

5. CLEANOUTS ON SOIL WASTE VENT AND STORM WATER INSTALLATION

Cleanouts shall be installed at each change of direction of drainage pipes, greater than 45 degrees, inside the
building, and where indicated on the drawings. Cleanouts shall be not more than 10 m apart in horizontal
lines. A cleanout shall be provided at or near the foot of each vertical waste or soil stack.

6. FLOOR DRAINS

Floor drains unless otherwise indicated shall have UPVC traps of a minimum water seal of 70 mm, and shall
provided with adjustable and removable strainers. The open area of strainer shall be atleast 2/3 of the cross
sectional area of the drain line to which it connects.
Floor drains shall be heavy duty stainless steel removable strainer with a cover plate. Floor drains shall have
an built in Roding eye. Finish of floor drains shall be to the approval of the architect. Rain water outlets shall
be selected to suit the type of roof where installed and shall be provided with a no hub outlet for mechanical
jointing to the rain water pipe.

7. EXTERNAL DRAINAGE

Pipe connections to manholes, collection tanks, sand chamber sump pit shall be made in a
completely watertight and approved manner. Pipes shall be installed on a good foundation and

adequate means taken to prevent settlement. Pipes laid in trenches shall be provided with a solid
uniform bearing throughout their entire length.

All completed underground lines shall be subject to the inspection and acceptance of the Consultant.
All pipes shall be true to line and grade. The full circle of the pipe shall be visible at the manholes.

8. EXTERNAL DRAINAGE INSTALLATION

The drains shall be laid truly straight in line and to an even gradient. Before laying all pipes to be
checked for defects and joint spaces cleared of dirt. Concrete bed and surround shall incorporate
movement joints at each drain pipe joint.

9. MANHOLES

All manholes shall be constructed to the requirements of the Dubai Municipality Drainage Section.
Internal man hole covers shall be bolt down airtight double seal recessed covers. Covers are to be
inside concrete filled with surface finish to match surrounding floor, all covers are to be heavy duty,
locking and sealed with a clear opening.

Covers for external manholes subject to vehicular traffic, heavy duty ductile iron single seal with
push fit seal plate. All internal and external manhole covers are to be recessed type to BS 497.

10. TESTING OF DRAINAGE AND VENT PIPE SYSTEMS

Before the sanitary fixtures are installed and vent pipe systems shall be subjected to a water pressure
test to ensure and prove their tightness and to a flow test to ensure their freedom from obstructions.

All drainage systems shall be tested for proper flow to ensure their freedom from any obstruction.
The Contractor shall disassemble, clear, repair and re-assemble obstructed piping at his own
expense.

ELECTRICAL INSTALLATIONS

1. GENERAL

The work shall comprise the whole of the labour and, unless otherwise indicated, all the materials
necessary to form a complete installation and such tests. Adjustments and commissioning as are
prescribed in subsequent clauses and as may otherwise required to give an effective working
installation to the satisfaction of the Engineer.

The whole of the work shall comply where appropriate with BS 7671 with the latest amendment
relevant British Standards and Codes of Practice and the regulations for Electrical installation works
issued by DEWA. All material, equipment and systems shall be erected such as to operate
satisfactory at the specified design parameters. The Contractor shall supply and install all cable
trunking and cable tray necessary for the works in order to provide a neat and tidy and easily
maintained installation.

2. CONTRACTOR’S DESIGN RESPONSIBILITY

The appointed Contractor shall check the design and accept full functional responsibility for all
electrical services to meet the requirements of the Consultant and generally in accordance with this
specification. The Contractor’s tender submission shall include all the necessary material, plant,
equipment and systems to meet the Consultant’s approval whether specifically mentioned or not.
It includes
a) HV and LV network in agreement with DEWA.
b) LV site cabling
c) All main and sub-main switch gear with allowance for future extension
d) All internal LV and control cabling
e) All internal decorative and utility lighting
f) All emergency and escape lighting
g) Fire alarm system
h) Telephone systems
i) Electrical services for mechanical services plant
j) Earthing and lighting protection system

a) System of Supply
The system of supply with respect to earthing shall be TT at 380V 3ph, 50HZ with a maximum short
circuit capacity of 31 MVA at the main bus bar of the LV Switch Board

The electrical system shall have following system variations at the sub-station.
Voltage + / - 5 %
Frequency + / - 3 %
Combined absolute voltage and frequency variations not more than 5 %

3. AUTHORITIES APPROVAL

The Contractor shall be responsible for liaising with DEWA, the Civil Defence Authority, Etisalat
and any other authorities after the Consultant’s approval, in order to

a) approve the detail design and working drawings before ordering any equipment and
commencing with the installation.
b) Approve any excavation prior installation
c) Acquire main supply connection
d) Approve the fire alarm, telephone systems etc.

4. REGULATIONS

The installations shall be carried out in accordance with the current edition and supplements of the
following Regulations and standards.
a) statutory regulations of the DEWA
b) it is the Contractor’s responsibility to ensure that the electrical installations meets with
the requirements of the relevant authorities and there shall be no extra cost whatsoever paid
due to the requirements of the same.

5. PHASE IDENTIFICATION

The cable connected to phase “R” shall be in all cases coloured red, the cables connected to phase
“Y” shall be yellow and the cables connected to phase “B” shall be coloured blue. The neutral
conductor shall in cases be black. Any insulated earth wires shall be coloured green or green /
yellow. These colours shall be continued to the actual cable lugs and terminals.

6. MATERIALS, SHOP DRAWINGS , WORK MAN SHIP AND SUPERVISION

The Contractor shall be responsible for preparing dimensional shop drawing showing the exact
location and mounting height of the different components. Separate drawings shall be submitted for
each electrical systems. The Contractor shall forward coordinated shop drawings showing the exact
location of the services.
All materials and workmanship shall be to the satisfaction of the Consultant, particular attention
shall be paid to a neatly orderly well arranged installation, carried out in a methodical competent
manner.
The Contractor will be required to maintain a competent supervising Engineer for the work on site
throughout the whole of the time for the completion of the Contract. The Consultant shall give prior
approval to the appointment of this supervising engineer and shall have the authority to withdraw
this approval at any time.
No person shall be allowed to execute any type of work which is normally carried out by a skilled
tradesman unless he is thoroughly experienced and proficient in the trade concerned. The Consultant
shall have the option to require a tradesman to demonstrate his proficiency to the satisfaction of the
Consultant.

7. SAMPLES

Whenever requested, the Contractor shall provide a sample properly labeled of all lighting fittings,
switches, fittings and other like accessories described in this specification or as directed by the
Consultant.

8. LABELS

The labels shall bear the identifications shown on the drawings, such as identification, designation, function
and where necessary, phase and voltage. Each distribution board shall be complete with a chart protected
plastic and fixed securely to the inside of the lid indicating details of each circuit controlled the board. These
details shall contain points of utilization served, number and size of conductors and type of wiring.
A permanent warning labels durably marked as per IEE regulations shall be permanently fixed in a visible
position near each earthing and bonding connection. A mimic diagram shall be provided on each main, sub-
main panel board and on each motor control centre.

9. SPECIAL TOOLS AND INSTRUCTION BOOKS


Two complete sets of any special tools necessary for the operation, maintenance and a dismantling of the
various sections of the plant and equipment shall be provided in a strong box or boxes each fitted with a
suitable padlock and two keys. Such tools shall not be used by the Contractor during the erection of the plant
of equipment. The cost of these tools will be deemed to be included in the Contractor’s price.
The Contractor shall provide three copies of:
a) operating instructions and schedule of maintenance work
b) fully descriptive instructions and maintenance hand books
c) schedule of maintenance work that will have to be carried out by the manufacturer or his agent
d) working instructions ( suitable for mounting )
e) spare parts lists from the original manufacturers to cover a period of five years
f) any other information required by the Consultant.
These shall be handed to the Consultant before final completion certificate is issued. The information shall
relate to the equipment exactly as installed and shall include makers names and addresses and catalogue
number of all components used in the manufacture of the plant.

10. MAINTENANCE
a) maintenance is defined as the contractual liability to maintain the equipment in
working condition, plus the regular checks whenever required and servicing of
equipment during the maintenance period to keep the equipment in best working
condition.
b) Regular maintenance shall be necessary, but in any event not less frequently than
month.
c) In the event that the owner has his own staff, the Contractor is still to check monthly
and advise on any problems and is still to assume responsibility.

1. GENERAL

Unless otherwise specified all wires and cables enclosed in conduits or trunking or the like shall be single
core PVC insulated 450/750/V grade and the insulation shall be carried out on the looping in system with
continuous mains throughout each circuit. All connections to fittings and the like shall be of a solid nature and
small connectors will not be allowed. Porcelain connectors enclosing heavy brass sleeves shall be provided
for heat resisting trails for enclosed fittings and for the pendant type fittings.

All wires / cables connections to switches, sockets, circuit breaker etc shall be carried out using suitable
swivel lugs or cable ends. Joints in the PVC wiring cables will not be allowed in any part of the system.

The number cables runs in conduits shall be as per IEE regulations with the exception of 3 phase power
points or sub-main supply circuit to 3 phase boards the circuits grouped in any one conduit shall be connected
to one phase of the system only. This does not apply to wiring run in trunking.

All switch wires for lighting circuits shall be on the live side. During the progress of work or at completion,
the Consultant may require certain wires and cables to be drawn out in order to test that the conditions
mentioned have been complied with. They may require that certain fittings and / or accessories be dismantled
for examination of workmanship and quality.

Unless otherwise specified the following final sub-circuit and wiring details shall supply throughout the
works.

a) Lighting circuits upto 1200 watts


10 amp RCBO protection wired with 3 X 2.5 sq.mm. PVC cables

b) lighting circuits 1200 to 1800 watts


15 amp RCBO protection wired with 3 x 2.5 sq.mm. PVC cables

c) 13 amp socket outlets


32 amp RCBOprotection on ring main basis wired with 4x4sq.mm.and

The above details for connections shall apply throughout the works, except where the IEE
regulations would be contravened in respect of permissible voltage drop. In such cases the
Contractor shall utilize a larger conductor size as appropriate.

2. CABLE INSTALLATION
All cables shall be protected against any risk of mechanical damage to which they may be liable in normal
conditions of service. Where cables are installed under floors or in a ceiling voids, they shall be run so that are
not liable to be deemed by contract with the floor or the ceiling or their fixings. Where the cables passes
through holes in metal work care shall be taken to prevent abrasion of the cables on any sharp edges.

The Cables installed throughout the system shall be enclosed in conduit, duct, ducting
Where conduit and / or trunking through fire resistant structural elements such as walls and floors designated
as fire barriers, the openings made shall be sealed according to the appropriate degree of fire resistance. In
addition to this external fire barrier, an internal fire-resistant barrier shall also be provided to prevent the
spread of fires.
All cables shall be fitted with indestructible bands at each end and then over their entire length at 30 m
intervals, at all points where they enter and leave ducts and at changes in direction etc.

Jointing and Termination


All cable conductor shall be with a correctly sized cable socket or thimble and a means of identification. The
cable sockets may be of the sweated or crimped compression types. Joints in XLPE cable shall not be carried
without the written approval of the consultant. Low tension cable joints shall incorporate type ferrules with
polyethylene tape insulation housed in a plastic joint box and sealed with cold pouring resin fitting.

MICC cables
Mineral insulated twisted pair cables shall be of the copper conduct / copper sheath type (MICS) complying
with BS 6207 part 1 and shall meet the performance requirement of BS 6387. the cables shall be rated at 500
volts for cross-sections up to and including 4 sq.mm and shall be 750 volt grade for cables above.

3. CONDUIT AND ACCESSORIES

All conduits embedded in concrete, plaster and screed unless otherwise specified shall be heavy guage high
impact black PVC. All exposed conduits shall be heavy guage welded screwed and galvanized steel.
PVC conduits shall be black of the high impact, heavy guage type to BS 6099 and BS4607. All accessories
mounting box shall be provided with brass earth terminal and shall be supplied with adjustable steel grids.

4. CABLE TRAYS / CABLE LADDERS


Cable tray and cable ladder shall be produced to BS 2989 and to BS 1449 respectively and shall be galvanized
to BS 729. prefabricated mild steel sable trays shall be constructed of steel and finished hot dipped
galvanized. All trays supporting power cables shall be folded edges heavy duty tray and those supporting fire
alarm MICS/PVC covered cables shall be light duty. Cable ladder shall be of 2 mm thick hot dipped
galvanized mild steel.

Switches shall be of the quick start make, slow break type specially designed for AC circuits to BS
3676. The operation of the switch shall not depend on wholly on the action of the spring. The
switches shall generally be of the rocker operated. Switches shall be arranged in convenient
positions for switching the various circuits and generally as indicated on the drawings.

The switches shall be of the same manufacture for a particular type of switch throughout the
installation. All accessories in wet and damp areas shall be of the splash proof type to IP54
protection standard.

2. POWER OUTLETS

The switch socket outlets shall be in accordance with BS 1363 and BS 546 as appropriate, weather
proof socket shall be BSEN 60309-2. Switch socket outlet in the different areas shall be provided
with pilot lamp. Unless otherwise stated 13 amp switch socket outlets and spur boxes shall be wired
on ring main circuits. When more than two outlet is connected to a circuit. These outlets shall be of
the same manufacture throughout the installation.

3. DIMMER MODULE

The dimmer module shall be suitable for 1000 watts load and shall be installed in the electrical
room. A replaceable fuse link to BS 646 shall be incorporated to the dimmer module. It shall be
controlled through Push on/Push off rotary control dimmer switch and shall be radio frequency
interference suppression to BSEN 55014. the dimmer switch shall have the same frequency of the
adjacent accessories.

4. FUSE CONNECTION UNITS / D P SWITCHES

These shall be flush or surface mounting type as manufactured in compliance with BS5733 and
BS3676 as appropriate. The fuse connection units shall incorporate integral switch, neon indicator
and 13 amp fuse links to BS 1362. the DP switches supplied for water heaters shall be incorporated
with neon indicator lights, and these also shall be engraved water heater.

5. ACCESSORIES PLATE FINISH

All wiring accessories shall be vandal proof. The accessories plate shall have the following finishes
depending on the location where it is installed and on the feeding arrangement.

a) Plant room and external area weather proof

b) All other area and above false ceiling white plastic

6. MOUNTING HEIGHTS

The mounting heights for the electrical equipment and accessories shall be coordinated with the
furniture layout and shall be as per site requirements to Consultant’s instruction and approval.

7. EARTHING NETWORK

The Contractor shall adequately allow in his tender for the provision and the installation of all
earthing materials required to meet the following requirements and shall ensure that the entire
electrical installation is effectively bonded to earth. The Contractor shall ensure that the whole of the
electrical installation is both mechanically and electrically continuous throughout and is bonded to a
suitable main earth in compliance with the IEE regulation and BS code of practice. A test connection
link shall be provided for testing purposes.

8. LIGHTNING PROTECTION SYSTEM

Faraday cage type lightning protection system shall be installed to cover the complete building in
accordance with BS 6651. A 25 X 3 mm copper tape termination network shall be fixed to the
building roof using purpose made fixings clamps. No part of the roof within the air termination
network shall be more than 5 m from a conductor.

1. GENERAL REQUIREMENTS OF SWITCHGEAR AND / OR DISTRIBUTION BOARDS


Switchgear and distribution boards shall be surface mounted / free standing type and shall be
mounted on the building structure by means of suitable mild steel straps or angle iron frames. Where
distribution boards or switchgear are required to be directly attached to brickwork etc, the fixing
shall be by means of grouted in bolts or bolts of the expansion type.
All distribution boards shall be fitted with an integral isolating switch, automatic MCCB as required
by DEWA at the time of installation. The circuit breakers shall be situated to allow wiring to be
carried out with sufficient slack to enable them to be removed for inspection without disconnecting

any circuit wiring. The contractor shall be responsible to provide all necessary ELCB’s, earth
leakage relays etc, all in accordance with DEWA requirements.
All mains and sub-main panel boards shall under go the following test before dispatching and a test
certificate shall be forwarded for the same.
a) primary injection test for all circuit breakers and meters
b) secondary test for all protective relays
c) mill volt drop test
d) insulation test
e) function test

All such tests shall be witnessed by the Consultant or it shall be carried out by an independent testing
authorities

2. S W I TC H G E A R A N D D I S T R I BU T I O N B O A R D

Description

The specification hereunder shall be applied to al panel boards referenced on the schematic diagram drawings
as MDB’s
The distribution panels shall be of the free standing cubicle multitier type incorporating encapsulated 3 phase
neutral and earth insulated tinned copper bus bars, all necessary CT’s and the like as required. Each cubicle
shall be equipped with thermostatically controlled heaters which shall be on all the time and ventilation
means.
Switch board shall be designed to operate on a 380/220V 3 phase and neutral50Hz supply and shall have a
minimum short circuit rating of 50 KA for three seconds, for the MDB’s, switchboards shall be constructed in
accordance with BSEN 60439 part 1 multicable type FBA FORM 4 type 6 and shall be successfully tested for
safe containment of an internal arching fault.
Main distribution panels shall be designed with all necessary circuit breakers and components with enough
spare outgoing for any future use. Automatic transfer switches and timing devices shall be incorporated for
connecting the essential load to the standby supply in case of mains failure wherever shown on the schematic
diagram drawings.

Bus bars

The bus bars shall be made of hard drawn high conductivity tinned copper and rated for continuous
operation. The main bus bar rating shall be the same throughout the entire length of the switch board
and a provision shall be made in the bus bars system to allow for expansion and contraction caused
by temperature variation.
The bus bar shall be sized taking into consideration the ambient temperature and the specified
temperature rise. The neutral bus bar shall have same size as the phase while the earth bar shall have
a minimum size of half the phase bus bar.

Breakers

All breakers rated 630A and above shall be withdrawable type while breakers upto 630A shall be
fixed type and all circuit breakers of the same type and rating shall be entirely chargeable. The

cubicle shall be front operated with a mechanical ON/OFF position indicator and shall be designed
and tested in accordance with relevant standards.

Enclosure
The switchboard shall be constructed of a minimum 2 mm thick electro-galvanized steel coated with
high solid enamel polyester electrostatic spray and over backed with ALU ZINC or of same
materials as the enclosure partition between the bus bar chamber and the breakers for the free
standing panels. Door locks shall be fitted standard to all distribution boards and all the locks shall
be keyed alike. The degree of protection of the switchboard shall comply with BS 5490 and IP31 of
IEC529 or upgraded to meet the requirement to particular location.

Bus bars
The bus bars shall be made of hard drawn high conductivity tinned copper and rated for continuous
operation. A sub-feed neutral assembly with a removable link for isolation shall be available as an
integral part of the distribution board. Earthing bar assembly shall also be available to facilitate the
connection of earth continuity conductors.

Breakers
All distribution boards shall have an integral main MCCB/ACB and MCCB as outgoing of
appropriate capacity and as shown on the schematic diagrams and shall have a minimum short
circuit rating of 30KA.

3. RCBO DISTRIBUTION BOARDS


Description

The specification hereunder shall be applied to all panel boards referenced on the drawings / load schedules as
DB’s. The distribution boards shall be provided with isolators as incomer and with RCBO as outgoings in
accordance to DEWA requirements. As a standard item, all RCBO boards shall be provided with permanent
circuit identification charts to the approval of the Consultant.

Enclosures
The RCBO distribution boards shall be flush mounted type, rustproof sheet steel units complete with circuit
breakers providing thermal overload and magnetic short-circuit and earth fault protection as shown on the
drawings. The enclosure protection shall be IP31, while the complete assembly shall comply with BS5486
part 12.

Bus bars
The RCBO shall be mounted on either 3 phase or single phase or split bus bars as appropriate. All spaces
which are not provided with breakers shall be covered with blank plates.
A final sub-circuit neutral assembly and an earthing bar assembly shall be available to facilitate the
connection of neutral conductors and protective conductors respectively.

Breakers
Residual current operated circuit breaker with integral over current protection shall be provided as indicated
on the load schedules. The short circuit rating of the DB at the substation shall be 9KA while the other areas

shall be 6 KA minimum. All circuit breakers shall be factory calibrated to ambient temperature of 50 degree
C.

4. MOTOR STARTERS
4.1 Description
Starters shall be manufactured and type tested according with BSEN 60947-4 and BSEN 60947-4-1
All motors shall be provided with heavy duty contactor type motor fuse less starters, generally complying
with the following and protected through circuit breaker.
a) 3KW and below direct on line starting
b) 3KW to 37.5KW Star Delta starting
c) 37.5KW and above reduced voltage electronic soft starters.
Each starter panel shall be provided with a main incoming MCCB capable of carrying the full load current
and all components shall be selected for total coordination to IEC947-6.

Each starter shall comprise as a minimum.


a) On load triple pole MCCB with earth leakage relay as per DEWA regulations and two normally open and
one normally closed auxiliary switches. The MCCB to be mechanically interlocked with the starter
component door and capable of breaking the motor starting current and of making onto fault at the motor
terminals.
Provision to be made for padlocking the MCCB in the 'OFF' position.
b) Four pole contactors to be fitted with three normally open and three normally closed Auxiliary contacts.
All the auxiliary contacts to be wired down to the starter terminal block.
c) One triple pole thermal over current relay incorporating over current, phase sequence and single phase
protection with adjustable trip ratings. External mechanical hand reset to be provided.
d) One control circuit MCB or fuse and one copper link.

e) Each starter shall be fitted with one set of local start/stop push buttons and a local /remote/auto selector
switch or hand/off/auto switch as required. Each starter control wiring terminal block shall include control
terminals for connection of remote push buttons, auto circuits and local and remote emergency stop push
buttons.
f) Where more than one motor with a duty/standby or duty/backup functions used, the starter control wiring
shall be arranged to automatically change duty upon the fault tripping of the selected motor. A
duty/standby or sequence selector switch shall be provided.
g) Each starter shall be fitted with twin led indication lamps indicating.

h) Each starter shall be fitted with an ammeter and selector switch for motors 3 KW and above.

i) Each starter to be equipped with labels in English and Arabic giving drive designation, plant number and
control operation.
j) Each starter control wiring shall include control terminal and control relays as necessary to achieve any
interlocking specified elsewhere.

k) Adjustable time delay devices for Star Delay Starters.


Starters units for manual operation shall have push buttons for starting and stopping, together with auxiliary
contacts for remote indicator lights where specified. Starter units arranged for automatic operation shall have
hand/off/auto controls and remote push buttons. All Star Delta starter shall be provided with mechanical and
electrical interlocks for star delta contactor assembled to prevent short circuiting.

Enclosure
Panels shall be constructed of a minimum 2mm thick electro galvanized steel coated with high solid
enamel polyester electrostatic spray and oven baked and protected to IP54.
Front access shall be arranged for all panels with hinged lift off doors. Dust and damp proof gasket
around the edge and fitted with lockable cam type chromium plated handle mechanically interlocked
with the starting MCCB.
The enclosure for the motor starters are divided into two types as follows.
a) Single starter panel
b) Motor control centre

Single starter panel


This specification shall be applied for starter panels used for starting a single equipment with a maximum of
two motors. All equipment shall be mounted on sheet steel mounting plate with screws into tapped holes and
all live parts shall be shrouded to a minimum IP2X.
The minimum short circuit rating for the different components shall be 30KA. However the Contractor shall
forward a short circuit calculation and upgrade the same if found necessary.

5. SWITCHBOARD OPERATOR'S MAT

All electrical switch cupboards and plant room switch board shall be provided with a 1M wide
carbon free rubber mat or mats, having a ribbed upper surface and being of such length to suit the
full operating extent of each switchboard. The insulating mats shall each be certified to have
sustained, without failure, a one minute voltage test at 2KV.

6. AIR CIRCUIT BREAKER

All air circuit breakers shall comply with the latest edition of BSEN6097-2. The minimum service
current rupturing capacity of all air circuit breakers shall be 50KA. All air circuit breakers shall have
six change over auxiliary contacts. ACB's shall be provided with suitable automatic shutters to cover
the live parts when the ACB is in the withdrawn position.

7. MOULDED CASE CIRCUIT BREAKERS (MCCB)

Moulded case circuit breakers shall conform to the latest editions of BSEN60947-10.2. The MCCB's
shall have a minimum short circuit capacity similar to the panel board where the same is installed.
MCCB's shall be of the heavy duty quick break type. With drawable MCCB's shall be provided with
safety shutter to cover the live parts when the breaker is withdrawn.

8. EARTH LEAKAGE CIRCUIT BREAKERS (ELCB'S)

Current operated earth leakage circuit breakers shall be in accordance with BSEN61008 providing
the functions of isolation, switching and earth leakage protection of electrical circuits. ELCB's shall
have a residual current operated electro mechanical release. A trip free mechanism is required to
ensure that the unit cannot be held closed against an earth fault. No amplifiers or rectifiers are to be
used. The breaker shall be double pole when used for single phase and 4 poles when used for three
phase circuit protection.

1. SCOPE OF WORKS
The works shall include design check, supply, installation, testing, commissioning adjustment and setting to
work of the following systems.
- Air conditioning of the building as indicated on the drawings
- Ventilation of bathrooms, toilets, kitchens, pantries, and other areas as indicated on the drawings.
By virtue of carrying out a check on the complete design, the Contractor is to assume full responsibility for
the correct functioning of the system and to carry any liability or other insurance or guarantee as may be
necessary to protect all parties in this regard.
The Air conditioning services sub-contractor shall be responsible for coordination with other trades and
services and shall provide all materials labour and supervision, equipment, tools, appliances, services etc, for
carrying out the following items of work.
- Supply and install brand new air conditioning and ventilation plant and equipment.
- Insulated ductwork complete with air terminals, dampers, supports etc.

- Insulated refrigerant pipe work complete with fittings, supports etc.


- Power supply to fan coil units, air handling units condensing units, fans etc. Electrical power supply
terminating in an isolating switch with in 2 meters of the equipment shall be responsibility of the
electrical sub-contractor.
- Insulated drain from each air handling unit /fan coil unit to the nearest drainage point. The drainage sub-
contractor shall be responsible for provision of floor drains.
The Contractor shall also include all overheads at office and site, labour, sundries, plant, appliances and
consumable both for the works and for testing and commissioning during the maintenance period.
All the works and materials to be as per the rules, regulations and requirements of the statutory authorities.
Submission of all information required for obtaining approval of plant and equipment from the statutory
authorities and responsibility for obtaining approvals as required.

2. SYSTEM DESCRIPTION
Air conditioning shall be carried out using Package system air conditioning units as indicated on the
drawings.

3. DESIGN PARAMETERS
Design in general shall be based on ASHRAE recommendations in addition to the particular
requirements.

4. VENTILATION REQUIREMENTS
Bathrooms, toilets, kitchens, 1 0 air changes per hour

AIR CONDITIONING EQUIPMENT

1. PACKAGE SYSTEM
All units shall be placed as shown on the drawings a wall mounted control switch and shall be factory
assembled and fully charged with R-22 units shall also be tested and checked under a strict quality control
system in the factory. Unit shall be designed to operate at outdoor ambient temperature as high as 52 degree
CDB (125 degree F).

Indoor units (evaporating units) for flats

Casing

All panels shall be made of galvanised steel and shall be insulated by 10 mm thick
40 kg/cu.m. density glass wool with a protective film of PVC.

Drain Pan

Each unit shall include a galvanized steel drain pan coated with epoxy resin enamel and shall be insulated.
Drain pan shall have a 34 mm OD male drain connection.

Evaporator Fan Motor

A three phase squirrel cage induction motor shall be used to drive the evaporator fans motor shall have a
star/delta connection to facilitate easy speed adjustment to control the external static pressure requirements
according to the type of duct installation..

Evaporator Coils
Coil shall be made of 9.52 mm OD 0.35 mm thick seamless copper tubing mechanically bonded to 0.12 mm
thick aluminum fins and shall be factory leak tested at a pressure of 28 kg/sq.cm. Coils shall be provided with
strainers attached to the capillary tubes to further ensure a clean system.

Control Switch
All units shall have wall mounted electronic control switch with features such as an on/off switch, room
temperature control thermostat time setting feature and indication pilot lamps. A fan speed control switch
shall also be included.

Evaporator Fans
Direct-driven forward curved, centrifugal type fan made of galvanised steel shall be used to deliver an
accurate air flow at a low noise level. Fan driving components shall be mounted on rubber pad isolators to
reduce noise and vibration.

Filter

Units shall include a permanent washable synthetic filter.


Low Temperature Thermostat
Unit shall have a low temperature thermostat which controls the filter cleaning lamp on the control
switch to provide easily visible indication when the filter needs cleaning.

Outdoor Units (Condensing Units)

Casing

Condensing unit shall be of galvanized steel with exterior surfaces coated with ivory white acrylic
resin

Compressor

Condensing units shall have high efficiency type, hermetic, line starting compressors, compressors shall be
equipped with an internal thermostat over current relay, high and low pressure switches and a crankcase
heater. Compressors shall carry a five year free replacement guarantee against failure.

Condenser Coil

Condenser coils shall be made of 9.52 mm OD, 0.35 mm thick seamless copper tubes mechanically bonded to
0.12 mm thick aluminum plate fins with louvers. Coils shall be leak tested at a pressure of 35 kg/sq.cm. at the
factory.

Condenser Fan

Fan shall light plastic propeller type designed to reduce energy requirements and ensure quiet
operation.

Condenser Motor

A weather proof squirrel-cage induction motor shall be used to drive the condenser.

2. REFRIGERANT PIPING
Refrigerant pipes shall be hard copper tubing to ASTM B88, type L insulated with 20 mm thick closed cell
synthetic rubber foam insulation. Insulation shall be provided with a 20X20 woven glass cloth covering and
finished with two coats of approved lagging adhesive.
Refrigerant piping shall be pressure tested to 33 kg/sq.cm. pressure.

3. SUBMISSIONS

Initial technical submissions are to be accompany the bid full technical details of every item of
equipment proposed for the project, with the appropriate figures and details highlighted in marker
pen or similar in standard manufacturer’s catalogues. After final checking of sizing after award of
contract, resubmission will be made with any changes specifically noted.

SECTION – 10
DUCT WORK AND ACCESSORIES

1. DUCTWORK MATERIAL
All ductwork shall be manufactured from strip mill cold reduced sheet, continuously hot dip
galvanized in accordance with ASTM A 527 (lock forming quality) with zinc coating grade of G90
(1.25 oz/sq.ft nominal).
All flanges and stiffeners used in the construction of galvanized mild steel ductwork shall be
galvanized steel section. Where flexible ductwork is used it shall conform to ductwork of the type
manufactured from BS 1470 (AA.3003) Aluminium strip corrugated and spirally wound with double
lock seam. Length of flexible ductwork shall not exceed 2 m per section.

2. DUCT WORK SPECIFICATION


Ductwork fabrication and hanging methods shall be as described in the “Equipment Volume of the
American Society of Heating, Refrigerating and Air conditioning Engineers Guide and data book “
latest edition, and or current edition of applicable manuals published by the sheet metal and Air
conditioning Contractors National Association Inc.

3. FLEXIBLE CONNECTION
Flexible connectors at inlet and discharge to air handling equipment shall be pre - assembled
24guage ( 0.7 mm ) galvanized steel with minimum of 75 mm wide exposed fabric.
All exposed connection will be by an approved manufacturer, with ratings of fire spread strength etc.
listed by a recognized testing authority. The fabric shall be rated for use upto 200 degrees F (93
degrees C) working temperature with a tensile strength of not less than 100 psi

4. BALANCING DAMPERS
Install volume control dampers in accessible locations at all branch connections and wherever necessary to
adjust the flow of air to secure correct distribution. They shall be made of galvanized sheet metal and shall be
equipped with an approved device for fastening in any desire position. This device shall be such that the
damper cannot move or rattle and pointer shall indicate the position of the damper from the outside of the
finished duct insulation. Dampers shall be multi leaf opposed blade with blade height not more than 180 mm.
All blades shall be operated by a single operating quadrant with gears and links as necessary.
Spindles shall be non-corrodible, passing through non-ferrous bushings or ball bearing supports with seals.
The whole damper assembly shall be mounted in a galvanised frame with flanges.

5. SPLITTER DAMPERS
In each low pressure system take off where opposed blade duct dampers are not specified, splitter
dampers shall be provided. Splitters shall consist of hollow blades inn a vane rail assembly, made
from galvanized steel by a recognized manufacturer.
A lockable quadrant adjustment lever shall be located outside the insulation, and marked clearly to
show vane position.

6. DIFFUSERS AND REGISTERS

Diffusers, registers and grilles shall be arranged for flush mounting in lay-in type ceilings and over lap
mounting in plaster, mineral title and similar ceilings with concealed fixings unless otherwise directed.
Grilles, register and diffuser locations shall be adjusted to suit reflected ceiling drawings or Consultant’s site
instructions. All grilles, registers, diffusers, louvers shall be from one manufacturer.
Provide plaster frame for grilles and diffusers installed in plaster ceilings. All diffusers, grilles and registers
shall be supplied completely factory powder coated. Finish colour shall be to the approval of the Consultant.
The interior of all grilles and diffusers is to be factory painted matt black.
All supply grilles and diffusers will have opposed blade balancing dampers. All will have foam rubber sealing
band around the edge to seal to the structure. All pivots will be round section, not of formed sheet and not
relying on a spring steel locking wire. Basic grilles and diffuser materials shall be aluminium extruded.
Sections in the air stream shall be carefully selected to minimize turbulence.
Diffusers with removable core shall have fixed blades for horizontal air supply and shall be sized for
reasonable throw and velocity at maximum flow conditions, but with consideration to avoid “ dumping “ at
minimum flow conditions. All diffuser cores shall be die-stamped one piece construction designed to protect
ceilings from the streaking and smudging.
Wall grilles shall be double deflection with front bar across dimension, and shall have fully adjustable
independent blades. Circular diffusers shall be of aluminium construction with two concentric inner springs.

The diffuser core shall be fully adjustable for vertical or horizontal air discharge, and shall be removable
without the use of special tools.
Door transfer grilles shall be provided where shown on the drawings to facilitate supply/return/extract
balancing.
All door transfer grilles shall be constructed from aluminium extrusions with tubed cores mitred welded or
cleated frames. They shall not allow direct line of sight through the core and shall be mounted in the lower
portion of the doors as shown on the drawings. Door transfer grillers on toilets doors may be deleted if
sufficient door undercut is provided for air transfer. Finish of door grilles shall be to the approval of the
architect.

7. OUTSIDE LOUVERS

Unless otherwise indicated, all outside louvers which are to be affixed to the structure shall be supplied by
this Contractor for installation by the General Contractor. These louvers shall be supplied with sleeves for the
appropriate openings and with full installation instructions.
Louvers shall be extruded Aluminium frame with Aluminium blades of not less than 2 mm thickness, and
shall be firmly fixed so as not to vibrate. Unsupported blade width shall not exceed 1800 mm.
Behind each louver shall be a insect mesh screen 75X6mm made from 2 mm diameter wire. The screen will
be clamped by a 20 mm frame and will be firmly fixed to the other edges of the louver. The screen and frame
shall be hot dip galvanized after fabrication. The connection to the louver shall be flexible and shall ensure no
duct load is transmitted to the louver. Louvers shall be provided with powder coated finish to the approval of
the architect.

8. SAND LOUVERS

Sand louvers shall have a double deflection inlet passage to separate sand from incoming air by
means of centrifugal forces. Separation efficiency shall not be less than 80% on 20 to 200 micron
test dust and 50% on 1to 70 micron test dust. Sand louver shall be mill finish aluminium sections
with casing 2 mm thick and blades 1.5 mm thick. The base of the louver shall have self emptying
sand holes.

9. VIBRATION ISOLATION

All plant and equipment shall be isolated from the building structure in such a manner that noise and
vibration is not transmitted through the structure. Anti-vibration equipment will be manufactured by
a specialist company acceptable to the Consultant, and with standard ratings information available.

The following requirements are minimum requirements and must be confirmed by the specialist
manufacturer’s representative as being adequate for the particular equipment proposed by the
Contractor.

10. SUBMISSIONS

Technical submissions

The Contractor has to submit the full design calculations; full details on room by room basis will
show calculations of sensible, latent and total heating and cooling loads. After these have been
summarized for the Air-handling unit zones, then the Contractor will also note the air quantities for
each room etc.

The Contractor will also prepare an air balance for supply, return, exhaust, makeup, exfilteration etc.
the Contractor will prepare full shop drawings, including sections of distribution systems and
equipments.

Hardware submissions

The Contractor will submit catalogue information for all distribution equipment including, but not
limited to,

Duct work
Flexible connections
Access panels
Balancing dampers
Splitters dampers
Vibration isolators
Diffusers, grilles and registers
Louvers, sand louvers etc.
The Contractor has to submit samples for any or all of the above as requested by the Consultant after
receipt of the catalogues.
