Company Information
Khayaban-e-Zafar (Pvt.) Ltd. (KBZ) is a company duly registered with SECP as a land
development and management company whose prime objective is to develop and
manage housing projects. The company has got sanctioned a housing project by the
name of “Khayaban-e-Zafar Housing Scheme '' (KBZHS) at Haloki district Lahore by
LDA.
KBZHS consists of 5 and 10 marla residential plots as well as 4 and 5.5 marla
commercial plots.
Goals
In general KBZ wants to maximize its profits by taking advantage of the advantages
offered by the government of Pakistan to the construction industry. Rather than sell
plots KBZ’s management is looking at construction of apartment complexes at various
locations in the KBZHS.
The management has air marked a specific location within KBZSH which is adjacent to
the boundary wall next to the constructed site of Savour Foods. Herein marked as area

The approximate dimensions of the area is length 250 feet depth varies from 51 feet to
58 feet. Actual dimensions may be collected from the office of KBZ when required.
1. To utilise the odd space available adjacent to the boundary wall of Savour
Food factory
2. To block the view of the factory area by establishing unified fasade which
is pleasing to the eye and adds value to KBZHS
3. Increase the number of clients of KBZ by selling each floor independently
4. Use common staircase to increase livable area of the apartment
5. Sell parking spots to increase revenue
6. Affordable housing for the white collar single family unit

Audience
KBZ is looking for architects and consultants that can conceptualize the current needs
of the white collar workers and come up with an affordable housing apartment complex.
Functionality
Requirements
In the event that the architect’s proposal is accepted the architect should be able to
provide the following services.
i) Design Services
ii) Construction Document
iii) Construction Administration (top supervision and quality control)
iv) Detailed Cost Estimates including Bill of Quantities (BOQ)
v) Project Schedule
vi) All relevant drawings for submission to regulatory authorities
vii) Landscape Architecture and design (if any)
viii) Structural Engineering services
ix) Electrical Engineering services
x) Mechanical Engineering services including plumbing
xi) Fire Protection and building safety features
xii) Site design (site utilities, paving, store etc.)
xiii) Interior Design - color and finish material selections including doors,
windows and bathroom fittings
xiv) Design and print top class project brochure for marketing and sale
xv) Shortlist potential construction companies capable of completing
the project as per schedule
Costing
The architect/consultant should give his fee based upon the above in terms of fixed cost
and NOT based upon the percentage of construction cost.
