Dear Sir/Madam,

I/We understand that Eldeco Housing & Industries Limited (herein “Company”) is developing a
residential colony namely “Eldeco Imperia” over a land admeasuring …………….. acres at Sysandi
Road, Lucknow, Uttar Pradesh (“Project”) ,. I/We hereby acknowledge that the Project is currently
registered under RERA as a plotted colony.

I/We am/are interested in built up houses as I/we don’t have time and means to carrying out
construction.

I/We approached the Company with request to reserve a ……………….. sq.ft. residential plot bearing
no. …………….. (“Plot”) in the Project, whose building plans are approved by UPSIDA (Copy already
shared with me/us) and to construct the same as per the approved building plan. I/we acknowledge and
accept that the tentative carpet area of the built up space as per the approved plan of the Plot is
_________sq ft. The Plot along with built up space herein shall mean “Villa”. I/we understand and
agree that the Company will be able to allot Villa post modification of record with RERA.

I/we meanwhile request the Company to reserve the Villa for a period not exceeding 3 months hereof
to enable the Company to revise its record with RERA in respect of Project and thereafter allot the same
to me/us. I/we unconditionally consent to the specification as may be offered by the Company to others
for the built up villa/s in the Project.

The Company relying upon my/our representation in good faith agreed to consider my/our above said
request. I/We understand and agreed that Basic Price of the Villa shall be Rs. . ……………../

I/We hereby pay a sum of Rs. ………………… (Rupees ………………………… Only) drawn on
……………………………………….. favouring Company as a security money to register my/our
interest, which shall be adjusted against the booking amount payable by me/us upon allotment.

I/We understand that this EOI is subject to below mentioned terms and conditions:

1. The Company in case unable to offer Villa within 3 months of EOI as requested by me/us then
the Company shall be liable to refund the security money without any interest & compensation.
I/We irrevocably agree not to raise any claim/dispute upon Company decision in this regard in
any manner.
2. All other charges like Maintenance security, value additions, utility connection charges, club
charges, etc. shall be additionally payable by me/us over and above the Basic Price mentioned
above. These charges shall be as per prevailing price list of the Company.
3. The Basic Price of the Villa shall be payable as per the payment plan mentioned hereunder :

 4. EOI merely express my/our intent notwithstanding the fact that the Company may have issued
a receipt in acknowledgement of the security money tendered with this EOI. This EOI
does/would not constitute an Application/Agreement to Sell. The terms set forth in this EOI
will only become binding if an Application/Agreement to Sell is signed by me/us.
5. I/We in case withdraw/cancel this EOI before signing of Application/Agreement to Sell due to
any reason as and when required by the Company, then I/We shall be left with no
claim/right/interest in the Villa or Plot and the amount paid by me/us and the Company shall
be entitled to forfeit the amount paid herein without further notice and I/We shall not raise any
claim, dispute etc. against Company in this regard.
6. EOI shall not amount to booking/allotment of a Plot/Villa or creation of any right, title and
interest of any nature whatsoever in any plot/villa of the Project.
7. I/We in case have any reservation with the terms of allotment of Plot/Villa then I/We have the
right/remedy to seek refund of the full amount deposited by me/us till that date without any
deduction or interest and I/we further agree not to raise and other claim/dispute in this regard.
8. The interest/rights in this EOI is non-transferable/non-assignable except without the prior
written approval of the Company. Further, I/We also agree to pay prescribed transfer charges
for such transfer/assignment and complete the necessary formalities as may be advised by the
Company.
9. Any Allotment against this EOI shall be subject to the terms and conditions of the Application
Form/Agreement to sell of the Company.

NOTES

 Registration fees, stamp duty, maintenance charges/security, and other miscellaneous charges
shall be borne and paid by the applicant, as applicable.
 Prices indicated above are subject to revision from to time at the sole discretion of the Company.
 Prices, terms and conditions stated herein are not exhaustive, and have been indicated merely
to apprise the Applicant.
 Down payment Discount is applicably only on Down payment plan.
 GST shall be charged extra, as applicable.
 GST amount paid on the Security Amount shall not be refunded in case of cancellation of this
EOI and/or withdrawal by the applicant.
 All taxes, charges, cess or fee etc., whatsoever or of any kind, present or that may be levied in
future (including retrospectively) shall be borne and paid by the applicant.
 In case of NRI Buyers, the observance of the provisions of this Foreign Exchange Management
Act, 1999 and any other law as may be prevailing and applicable shall be the responsibility of
the applicant.
