Summary / Insights 2. Bottom Sales : Homer Avenue, SH followed by Thorndike St, K then, Thorndike St, K each have 2 units sold in these
. areas / streets with the total sales value < $400,000
DB 01 : Statistical Summary – What does the Data say? .

1. There are 417 condos sold in Boston for the period 1990 to 1994 with Total Sales of $ 69.22 Million. DB05 : Sales across Streets - How many units were sold across Streets?
2. Minimum Sale value of Condo has been $51,000 and Maximum sale value seen is $ 0.875 Million 1. Harvard St, Mass Ave and Linnaean St have more than 20 units sold
3. Median Sale Price is $146,000, which signifies there is a lot of skewness in the Sale Price 2. 47 Streets have only “1” units sold totalling to value of $ 7 Million
.
4. Average time taken to sell a condo is >6 months [difference between Last date and First Date]
. DB06 : Condo fee and tax [Area wise / Date Wise] - Which Areas account for Most Condo fee and Tax?
DB 02 : Area wise Sales and Interior Sq. Ft - Which Areas have highest sale count and Interior Sq Ft? 1. As already seen, the top areas with most units sold have been paying the taxes and condo fees more. Areas - “M”, “HS”,
1. Area / Zip Code with “M” and “HS” have the largest Interior space as the count of condos sold is 131 for these two areas “E”, “RA”, “AH” and “W”

Conclusion and Reccomendations
1. Even though Condos sold and used as residential properties are less, the revenue / value of such units is high.

The Real Estate company can plan for roadshows / marketing campaign to increase their concentration on the sale of residential properties.

2. There can be considerations to make some strategies to focus on localities with more opportunities
Ex : Condos (Premium/Budgeted) are specific to localities. Increasing the importance for location, would in turn increase the sales.

3. It is also seen that lead time to close a deal / sale of condo has significant impact on the Revenue / final Sale Price [w.r.t First Price] .

Therefore, the time gap between the first day and the last day should be reduced with some targeted campaigns / sales strategies like providing some add-ons if a sale is made earlier to motivate the sales
team and for buyers, to give some additional amenities like home appliance or Interior decoration for a room [free of cost] etc if they decide to buy a home in a given timeframe.
