1. Professional Services Qty Amount


Preliminaries:
1.1  The following costs are not inclusive and will be borne by the client.

(a) All submission fees to the relevant authority pertaining to renovation works approvals, if any.

(b) All fees for engaging Professional Engineers (PE), Qualified Person (QP), Licensed Electrical Worker
(LEW), Licensed Plumber & etc, for endorsement purposes.

(c) All Management (MCST) Deposit. (For Strata Title & Commercial Development only)

(d) All contracts within $180,000 are covered by our general Public Liability Insurance. For project
above this limit and/or project which require dedicated insurance coverage, additional fees applies.

2. Demolition Works Qty Amount
Client will receive a copy of the HDB Renovation Permit directly from HDB within 1 month upon
our application. Please check that all physical demolition works are stated in the Permit and
inform our Customer Care Department if there is any discrepancy.
Please note that for demolition of wall without replacement of flooring, the floor level on either
sides of the wall will not be levelled.

Hacking Work Packages:


2.1  Labour to hack existing: $2,325.00
- Wall between Kitchen and Living Room (L3500mm)
- Wall beside MCB at foyer
- Wall between Kitchen and Service Yard (may be subjected to PE approval)

3. Masonry Works Qty Amount


IMPORTANT NOTICE! Please be informed that for HDB kitchen & bathrooms, creating additional
floor trap is not allowed as it will result in over-topping of flooring. HDB will require the home
owner to redo these flooring at any point of time when this infringement is discovered. In this
case, all costs involved in the re-works shall be borne solely by the client. By signing at the end
of this Quotation / Agreement / VO, it shall be deemed that you have read and agreed with this
clause.

Over-Laying Tiling Works:


Please check for signs of hollowness in substrates before overlaying as overlaid tiles may debond with the substrates.
Please check for signs of water leakage before overlaying as there will be no waterproofing for overlaying works.

8. Budgetary Carpentry Works Qty Amount
Prices may be subjected to change upon final site measurements, materials used & complexity of
design.
Please do not leave cabinetry doors open for airing purposes as doors may warp over prolong
period.

9. Worktops Qty Amount


IMPORTANT NOTICE! We understand that it has become a trend nowadays where clients wish to
use quartz, marble, granite etc, to create suspended ledge(s) in bathrooms. We strongly
discourage this "improvisation" as we are unable to affirm if such installation method can
withstand the weight of the item(s) our clients will be placing on it. Should you insist on doing
these ledge(s), you shall solely undertake the responsibility of performing periodic checks for any
signs of detachment. Ciseern will not be held liable in the event if these ledge(s) were to dislodge
and cause injury and/or damages to your property. By signing at the end of this Quotation /
Agreement / VO, it shall be deemed that you have read and agree with this clause.

2. Our Quotation and/or Agreement furnished is based on the given requirements and available information at the point on
discussion. In the event of any discrepancy upon commencement of works due to site constraints or conditions that requires
additional work, the cost will be furnished for the Client's consideration and acceptance prior to the commencement of such
additional work(s).

3. A signed Agreement constitutes the entire contract. No person shall be allowed to make any amendment in the Agreement.

4. All verbal representations and/or promises by our representative or the Client are required to be clearly stated in the Agreement or
in Variation Order thereafter. Both Ciseern and the Client shall not be held responsible for any such verbal agreement(s) which are
not stated in this Agreement.

5. For addition of item(s), the Client will be required to authorized Ciseern to perform the work(s) by signing on the Variation Order
provided.

6. For omission of item(s), the Client shall entitle to omit item(s) up to 10% of the Agreement value. For omission of item(s) more
than 10% of the Agreement value, the Client shall obtain written approval from Ciseern Management.

7. Ciseern is implementing a "Go Green Initiative" to reduce the use of paper and therefore will not print Official Receipt for payment
made to us. Our Accts Dept will instead send you a Payment Confirmation SMS (PCS) within 5 working days from the payment
date. Please contact our Accts Department directly at 65520078 if you do not receive our PCS 5 days after you had made a
payment.

8. For safety reason, we are UNABLE TO ACCEPT PAYMENT BY CASH OR CASH CHEQUE. Please make all payments by cheques
or cashier orders in favour of "LOFT8 BY CISEERN PTE LTD". Alternatively, you may perform fund transfer via internet banking or
ATM to our DBS Bank Current Acct No. 0179042500. For Paynow, you may also pay to our UEN No. 201008585DDBS.
9. To ensure smooth delivery of cabinetry works, we wish to inform you that we will need 18 workings days to fabricate in factory
and another 3 to 5 working days (may subject to changes) for installation onsite upon receipt of your payment for
commencement of carpentry works.

10. With regards to DNC (Do Not Call) regulations, you have given us permission to follow up with you during the enquiry stage.
Please be assured that all information provided by you will be kept confidential unless permission is obtained from you to use in
application of relevant permit(s) and/or our internal promotional purpose which you may choose unsubscribe when received.

11. We are working closely with Financial Institutions and are offering EasiPay Scheme (60 months repayment, subject to bank
approval) at guaranteed lowest prevailing rates. Please inform our representative if you are interested to find out more.

12. Due to the ongoing unprecedented Covid-19 pandemic, containment measures put in place by various governments may cause
disruption in our works. In these situations, we hope to have your patience and understanding. We will commit to make
necessary adjustments to the work schedule to minimize delays in the work progress.

Terms and Conditions


1. You agree to allow our representatives & contractors to have access to your property until all works stated in the Agreement are
completed.

2. You agree to pay us the contract sum or other value as shall become payable according to the Payment Milestones set out in this
Agreement. All payments made are not refundable unless it is due to billing mistake.

3. If any of the payment sum mention in the Payment Milestones is not paid within 7 days when the notice is given to you that the
sum has become due, we shall be at liberty to determine this Agreement, by notice in writing to you and recover from you the fair
value of all work executed and the amount of any loss we may sustain in respect of any materials supplied or purchased or work
prepared or partially prepared for the purpose of this Agreement and any other loss we may suffer as a natural consequence of
the determination.

4. In the event of you breaching any of the terms in this Agreement or that this Agreement is determined by you for whatever reason
through no fault or negligence on our part, we shall be entitled to recover from you all the fair value of all work executed. You shall
also pay for all damages, loss and expenses including our lawyer's costs on a full indemnity basis.

5. We shall on being given notice by you, make good at our own costs any defects but will not extend to any consequential of
economic losses or damages suffered by you.

6. If there is no notice given to us in writing of any such defect in workmanship or material supplied within 7 days after the hand
over or the practical completion of work, the Company shall be entitled to collect the full payment from the client. Any defects
reported after this period will be covered under our warranty.

7. The natural products (eg marble, granite and timber veneer) may have imperfections, which occur naturally and for the purpose of
this warranty, such natural occurrences are not deemed to be defective goods or materials supplied. Further, the installation
delivery of these natural properties may give rise to imperfections due to its nature and these shall not also be deemed to poor
workmanship.

8. Glass and mirrors are widely used in residential/commercial development and may break/shatter due to accidental knocks or
other causes. It may not be 100% free from impurities and such impurities may on rare occasions cause spontaneous glass
breakage in certain piece of tempered glass. Due to mirrors delicate and sensitive properties, they have natural tendency to
corrode over time especially the edges, in the event of inadequate protection, improper handling or environment factors.
Therefore, there is no warranty on glass and mirrors.

9. We wish to emphasize that we are interior designer and not specialized in air quality management. We undertook that all building
materials we use are approved to be imported and be used in Singapore. If you are concern on the VOCs and Formaldehyde level
in your home, we are happy to recommend an Air Quality Specialist to improve the air quality of your home at your own cost.
Otherwise, proper airing of your home prior to moving in will be sufficient for most.

10. We will mail you our Official Warranty Certificate after receipt of your full payment. The warranty period will commence from
*Practical Completion (pls see definition below) or when occupied by owner whichever is earlier.

*Practical Completion refers to a project status it has been completed in accordance with the contract either without any
omissions/defects, or with minor omissions/defects accepted by client and the premises is reasonably suitable for habitation.

11. This signed Agreement cannot be cancelled and has to be commenced within 12 months from the contract date, else 20% of the
total contract sum will be claimed from you.

12. Free gift, discount or FOC item (if any) during promotional period apply to fully completed contracts only.

13. As we are CASETRUST member, if any dispute cannot be resolved after 21 days, either parties can seek redress from Case
Mediation Centre.
