As a Registered Tenant at The Grand Towers Manila, I hereby agree to faithfully and completely
observe and comply with the Condominium Association house rules and regulations, circulars and
procedures, and any amendment or supplement thereto subsequently promulgated by TGTM Condominium
Association, Inc. including, but not limited to the following:
Residents must be officially registered with the PMO. No move-in or move-out shall be allowed without
the proper authorization from the unit owner/lessor and appropriate clearance and approval from the
PMO.
Usage of unit is strictly for residential purposes only. Office set-up, storage in units are not allowed
Outstanding (unpaid bills) accountsmust be settled before move-in or move-out
Outstanding accounts are subject to penalty (interest). Request for waiver, discounts are not allowed
Disconnection of utilitiesare implemented on the following conditions and requirements:
By PMO -Implementation “anytime” after 48 hours notice. Reconnection fee of Php1,500.00
By written request from Unit Owner - Implementation “anytime” after 24 hours notice
Pull out gate pass and work permit must be signed-off by the unit owner before approval by PMO
Strict observance of payment schedule and cut-off time at the Administration Office(weekdays: 8am to
11:30am & 1pm to 4:30pm / Saturdays: 8am to 11am only)
Strict observance of administration office working hours in the processing of any transaction
Mandatory requirement in securing Resident’s ID before using the amenities
Strict implementation of “No Pet (in the building and inside the unit)” policy
Additional occupant in the unit must have signed authorization letter from the Unit Owner endorsed for
approval by PMO, andsubject to the occupancy rate which must not exceed the following allowable
number of persons inside the unit (including children, househelp and guests)
Studio Type - 3 persons max 1 Bed Room - 4 persons max. 2 Bed Room - 6 persons max.
Tenant’s stay-in guest is subject to authorization by the unit owner and approval by PMO for registration
Unregistered or overstaying guests shall be cited for gross violation and charged with stiff penalty
Strict observance of “no noise policy, (strictly observe peace and quiet anytime of the day)”
Allow access to your unit to admin., security or engineering personnel “anytime upon due
notice”especially during emergency situation.
Citation violation is subject to corresponding amount of penalties based on the schedule herewith attached
and must be paid immediately at the administration office

Important Notes:
Fourth (4th) offense penalty fine will apply for violations incurred for the fifth (5th) repetition and
beyond. Penalties shall be added to the monthly Association Dues of Unit Owners, if the said
penalties remain
3 unpaid within 10 days. The Administration Office shall have the right to enjoin, abate or remedy the
continuance of such breach or violation through disconnection of utilities. It also reserves the right to
disallow the use of amenities of the Condominium Corporation due to repeated violations.
Penalties on violations incurred by fit-out contractor and its personnel shall be charged against the
construction bond 4
The Condominium Corporation has the right to amend the TGTMCAI TPRR from time to time with the
majority vote of the members of the Board of Directors whereby the amendment to the TGTMCAI TPRR 5
All other applicable rules/provisions as provided in The Grand Towers Manila Condominium Association,
6 Inc. House Rules and Regulations, Master Deed and Declaration of Restrictions are to be imposed and
must be complied with.Violations thereof shall be imposed of the corresponding penalty.
All penalties shall be added to the monthly Association Dues of Unit Owners/Tenants, if the said penalties
remain unpaid within ten (10 days). 7
The Condominium Corporation shall have the right to enjoin, abate or remedy the continuance of such
breach or violation through disconnection of utilities and imposition of lien. 8
The Condominium Corporation also reserves the right to disallow the use of amenities of the
Condominium due to repeated violations.
