suffered or incurred by the Management, as a result of the Contractor, its employees or agents, of any works

3. Renovation Plan.
I/We enclose herewith a set of plans showing the Proposed Renovation Works for your consideration and
comments.
All works/plans/installation of Air-Condition System must be accompanied with drawings and it is compulsory
to maintain the image and uniformity of the external building façade that falls under the purview of the Lakefront
Residence @ Cyberjaya. This cost shall be borne by the Owner/Tenant or Agent themselves.
4. Renovation Deposit.
In accordance with the terms and conditions set by the Management, I/We hereby
agree and undertake to furnish a refundable Renovation Deposit of RM ___________________vide Cheque
No. made payable to the Management.
I/We understand and agree that the deposit is refundable free of interest upon the completion of the
Renovation Work and the Final Inspection by the Management or its authorized representative, reduced any
sum (if any), which will be used to offset any damage or loss to any parts of the building or other common
areas / property as a result of contractors' negligence or non-compliance with any terms and conditions
imposed, and removing any renovation debris, rubbish not cleared by the Contractor.

I/We confirm that I/We have read the "Deed of Mutual Covenants", and that I/We fully understand that I/We
shall be liable for the breach of any "Renovation Guidelines". If I/We contravene the Rules and Regulations
contained in the "Deed of Mutual Covenants", the Management shall reserve the right to revoke this approval
and I/We shall reinstate the abovementioned Unit to its original conditions.
I/We shall not allow the abovementioned Unit to be used during or after the Renovation Works for conducting
illegal activities such as gambling, peddling of drugs or trading of counterfeit goods, etc.
I/We shall indemnify the works and keep indemnified the Management against all damages, actions, claims
or liabilities arising from the execution of the work.

Appendix A.
(a) erect any improvement or changes to the exterior or any part of the building and/or the said unit including
inter alia all exterior walls, doors and windows, and which also include but not limited to any painting, any
decoration of any nature or any installation of electrical wiring, radio or television antennae, air
conditioning units or other fixtures or fittings which may protrude from the walls or the roof of the building
and/or said unit or other parts of the building and/or said unit or take any other action that may change
the appearance or facade of the building and/or said unit and/or the appearance of the common property.
(b) Do anything to his unit which may encroach on any part of the common property or any other unit.
2. In addition to paragraph no.1 hereof, the parcel owner shall not conduct or carry out any renovation in
respect of the building or the said unit unless:-
(a) the renovation is in accordance with, conforms to and does not in any way contravene the renovation
guidelines, the Uniform Building By-Laws and the by-laws, regulations and guidelines of the Local
Authority and/or any other relevant Authorities,
(c) the Management has given prior consent in writing to such renovation before the parcel owner submits
its application for the renovation approval to the Appropriate Authorities, except where the Management
gives a notice in writing to the effect that the consent of the Management is not required for that
renovation: and
(d) If required, the parcel owner has obtained the approval of the Appropriate Authorities to such renovation.
3. In the event that the parcel owner fails to comply with provision of paragraph no.1 and 2 hereof, the
Management reserves the right to enter the building and/or said unit to restore to the original such wall
or walls as shall have been removed, modified, pulled down and/or altered by the parcel owner. The
Management shall have the authority to demolish or remove any such unauthorized addition or alteration
or grilles after giving seven (7) days written notice to the parcel owner requesting him to remove the same
within the time frame prescribed by and to the full satisfaction of the Management and all expenses
incurred in respect of such demolition or removal shall be borne by the parcel owner /resident who shall
fully indemnify the Management against all such expenses, and against all loss or damage in respect of
such demolition or removal including legal costs incurred by the Management on a solicitor and client
basis. Alternatively, if the Management deems fit, it reserves the right to carry out the said reinstatement
at its absolute discretion where all expenses incurred therein shall be deemed as debt due without dispute
from the parcel owner to the Management.
4. In addition to paragraph no. 3, the Management reserves the right to levy a fine of RM200.00 (Ringgit
Malaysia: Two Hundred Only) on the parcel owner for non-compliance with the provision of Paragraph 1
and 2 hereof which fine shall form part of the Maintenance Account. The Management shall have the lien
on the said unit until such time such restoration costs so imposed have been paid by the parcel owner.

(g) All painting works other than those carried out by parcel owner himself; and
(h) Installation or alterations of electrical and plumbing works.
6. Only the parcel owner is allowed to apply for such renovation and such application shall be made at least
seven (7) days prior to carrying out any renovation, alteration or addition to the unit. The following
procedures will apply:-
Renovation Deposit.
1. A refundable deposit of RM2,000.00 (Ringgit Malaysia: Three Thousand Only) is levied for any major
renovation works. If any damage is caused to the common area or if any debris is left behind from the
said works, the cost will be deducted against this deposit accordingly.
2. A refundable deposit of RM500.00 (Ringgit Malaysia: Five Hundred Only) is levied for minor renovation
works, whereby no wet cement work is involved, such as installation of fittings and fixtures e.g. laying of
carpets, fixing of lights, curtains, additional light points/power points, air-conditioning units, etc. Any
damage, scrap materials and debris left over from the work will be deducted accordingly against this
deposit.
3. The parcel owner is required to apply for consent from the Management and to pay by cheque made
payable to the Management a renovation deposit of the designated amount stated in paragraph no. 6
herein. The renovation deposit will be refunded, free of interest, and subject to compliance with all the
conditions stated herein including those on the application form and to all claims by the Management for
damage caused to the common property. In the event of the renovation deposit being insufficient to meet
the Management’s claim, the parcel owner shall compensate and pay to the Management the difference
between the said deposit and the amount so claimed by the Management. The said deposit shall be
forfeited if any of the By-Laws and the conditions stated herein including those on the application form is
not complied with. Any unsettled Management’s claim will be recovered as debt due without dispute from
the parcel owner concerned.
4. Application for consent of renovation works and payment of the renovation deposit shall be only made at
the Management office during office hours and a copy of the receipt must be kept by the parcel owner
and the said receipt must be given to the Management office upon the application for the deposit refund.
Application must be submitted in the prescribed form obtainable from the Management office. The
application must be accompanied by copies of all relevant plans, designs and, where necessary,
approvals obtained from the relevant Authorities and/or certified by registered professional architect
and/or registered professional engineer in respect of the intended renovations. Any proposal for the
demolition or opening up of the non-structural part of existing wall or floor, or the construction of new wall
or floor must have prior written certification and approval from registered professional engineer at the
applicant’s own expense and/or the written approval of the relevant Authorities, where necessary. Any
form of demolition or opening up of any structural or load bearing part of the building is strictly prohibited.
5. The endorsement or consent of the Management does not constitute and/or form part of any approval of
the relevant Authorities. The parcel owner must bear full responsibility to ensure compliance with the
prevailing building by-laws and regulations by the relevant Authorities at all times.
6. The parcel owner shall also be required to arrange with the Management for a joint inspection of the unit
prior to commencement and upon completion of the renovation.
7. Renovation works shall only be carried out on the following days and hours:

8. Parcel owner and his contractor must inform the Management of their schedule of work.
9. All hacking's, drilling’s and any item of renovation works that gives rise to loud sounds or cacophonous
noises or heavy vibrations shall only be carried out during the following hours:-
10. All renovation works should be confined within the boundaries of a unit. Hacking of structural slabs,
columns, beams, shear walls and any structural or loading bearing part of the building are strictly
prohibited. Hacking, drilling and punching of nails or screws into walls are strictly prohibited within 300
mm of any concealed pipes and electrical conduits.
11. All contractors are advised to use a metal detector before any hacking or drilling of such walls, or
punching of nails or screws into walls.
12. The installation of outdoor air-conditioning condensers shall be positioned at the designated areas
approved by the Management. The mounting of any air-conditioning condenser on the exterior façade of
the building is strictly prohibited. All exposed pipes are to be laid in suitable conduits/ducts and to be
painted according to the colour of the exterior building façade. The outlet of the discharge pipe shall be
placed at the nearest floor trap provided at the approved designated area. Parcel owner must ensure that
his contractor installs all air-conditioner units according to the standard specification and such air-
conditioner units shall not cause vibration, annoyance and discomfort to other residents.
13. Parcel owner must ensure that his contractors comply with all safety requirements, and have valid work
permits for all foreign workers. In the event that any illegal worker(s) is found and arrested by relevant
Authorities, the parcel owner shall fully indemnify the Management, who shall not be held responsible,
against all fines, penalty charges, compensation, legal proceedings and all legal costs arising therefrom,
if any.
14. All renovation contractors and their workmen must report at the Management Office/Guard House prior
to the work being carried out to obtain identification passes and must wear their passes at all times whilst
in the building. The Management reserves the right to refuse entry to any unknown person who cannot
be verified there and then. No loitering shall be permitted outside the unit or anywhere in the building
during the working hours and breaks. Security personnel have the right to question any person in the
building found without a pass and reserves the right to detain or evict any unknown person who cannot
be verified, or any contractor or workman found to be loitering outside the unit.
15. All renovation workmen should only use the designated lift and staircase so as not to cause
inconvenience to residents. Packing and crating materials must be removed and disposed of from the
building by parcel owner and/or his contractors on the same day as they are being brought in. The
designated lift approved by the Management for such use must be fitted with proper lift protection to the
lift wall and flooring. Heavy machinery is not allowed in the lift.
16. No storage space will be provided on site. All articles/materials must be stored within the unit under
renovation. Parcel owner must ensure that adequate measures are taken to protect the common property
during the delivery or removal of materials by his contractor. The parts of the common property in question
during the delivery or removal of materials must be laid with protective covers and left in a clean and tidy
condition on the completion of work each day. Otherwise, the cost of cleaning up and/or making good
damage to property shall be borne by the parcel owner. If the offender of such act cannot be established,
then all the Parcel owners, who are currently carrying out renovations of their Units at that time and in
relation to the affected common areas, shall be charged equally as debt due without dispute from the
parcel owner to the Management.
17. A doormat must be provided by the contractor at the door entrance of the unit in order to prevent his
workers from dirtying the common areas. Parcel owner shall maintain the general cleanliness of the
common corridors, walkways, staircases and common areas used by his contractor and workmen. Parcel

owner shall ensure the affected areas be cleaned up immediately on the completion of work each day to
the satisfaction of the Management. Otherwise, such cleaning cost shall be borne by the parcel owner. If
the offender of such act cannot be established, then all the parcel owners, who are currently carrying out
renovations of their units at that time and in relation to the affected common areas, shall be charged
equally as debt due without dispute from the parcel owners to the Management.
18. Delivery of renovation materials and collection of construction debris, rubbish and scrap materials
resulting from the renovation works are confined to the designated loading and unloading areas.
19. Parcel owner shall be fully responsible for the dumping and removing of all unwanted material, debris
and similar waste by his contractors and/or workmen and such items should not be left in the corridors,
lift lobbies, fire escape staircases or any other part of the common property in the building. Otherwise,
they will be removed and the cost of removing the same shall be charged to the parcel owner. If the
offender of such act cannot be established, then all the parcel owners, who are currently carrying out
renovations of their units at that time, shall be charged equally as debt due without dispute from the parcel
owners to the Management.
20. Wet cement waste, adhesive waste materials, renovation debris, and other unwanted materials are not
permitted to be thrown into the refuse chambers/bins, sinks, lavatory cisterns, water, soil pipes or
manholes in the unit or the building. Offender of such act shall be liable for the cost of replacement or
repair of the damage caused to the manholes, common stacks, refuse chambers/bins and their contents,
and any other part of the common property. If such cost is not settled immediately on demand, then it
becomes a debt due without dispute from the parcel owner to the Management. If the offender of such
act cannot be established, then all the parcel owners, who are currently carrying out renovations of their
units at that time and in relation to the damage done, shall be charged equally as debt due without dispute
from the parcel owners to the Management.
21. Parcel owner and his contractors are not allowed to tap water supply and electricity supply from the
common property.
22. In renovation that is extensive and/or involving masonry or wet works, the contractor has to provide a
certified copy each of the insurance policies for contractor all risk insurance and public liabilities of
adequate covers to the Management before the commencement of such renovation.
23. The Management will not hesitate to impose a Stop Work Order should a contractor and/or his workmen
are found to be in breach of any of the By-Laws and renovation Guidelines herein, or observed causing
disruptions or disturbance to other parcel owners or to Residential activities.
24. Parcel owner is advised to purchase contractor’s all risk insurance and public liability coverage to
indemnify parcel owner against any sudden and unforeseen physical loss or damage to the construction
works from any cause.
25. The roller shutters or security grilles, as the case may be, for windows, doors and/or others to be installed
in any unit shall be of a design and color approved by the Management.
26. Whenever in the building and/or the unit, the parcel owner and his contractors, workmen, tradesmen and
invitees shall at all times strictly comply and adhere to the renovation by-laws under Part 7 of the statutory
By-Laws in the Third Schedule of the Strata Management Regulations 2015.
27. The Management may, at its absolute discretion review and/or amend the provisions to the renovation
Guidelines from time to time which may be necessary or desirable for the operation, improvement or
efficacy of the Badan Pengurusan Bersama Lakefront Residence@Cyberjaya.
