building shapes or a combination, including splayed-end and
ii Yes boomerang-shaped buildings. This proposed plan consists of a
combination of rectangular shapes.
Clause 1.4.3
This building is single storey. The AS1684.4 covers single and two
iii Yes storey timber framed constructions.
Clause 1.4.4
The maximum allowable width is 16000mm, the width on this
iv Yes plan states the building is 14,740mm excl. eaves.
Clause 1.4.5
The maximum height is 3000mm, the wall height on this plan
v Yes states 2700mm.
Clause 1.4.6
According to AS 1684.4-2010 the maximum allowable rafter

Clause 1.4.7
AS1684 states “Clause 1.4.2 Geometric limitations (c) - Roof
shapes may be skillion or gable, hip or gable ended or any
vii Yes
combination of these.” This plan shows a combination of hip &

wall.
BCA – Vol 2
Damp-proof course (DPC) means a continuous layer of impervious material placed in a
8
masonry wall or pier, or between a wall or pier and a floor, to prevent the upward or
downward migration of water.
BCA – Vol 2
Flashing means a strip or sleeve of impervious material dressed, fitted or built-in to
9
provide a barrier to moisture movement, or to divert the travel of moisture, or to cover
a joint where water would otherwise penetrate to the interior of a building.
10 Window and Door Flashings – NCC 2019:
The requirements for masonry veneer construction detailed in clause 3.3.5.8(c)
specifies that flashings must be fitted to the top and bottom (head and sill) of an
opening and be:
i. installed so that the flashing extends a minimum of 150 mm on each
side of the opening,
ii. located no more than one course below the sill brick course; and 300
mm above the opening,
iii. turned up in the cavity not less than 150 mm above the opening,
iv. embedded at least 30 mm into the masonry veneer, and
v. attached to the window or wall framing.

25mm AS4773.2-2010 – Section 9.2
13 a) Bottom plate to slab – one 75mm masonry nail (hand driven at slab edge), screw or bolt
at not more than 1200mm centres
b) Studs to bottom plate – 30 x 0.8mm galvanised metal strapped looped over plate and
fixed to stud with 3/30 x 2.8mm diameter galvanised flathead nails (or equivalent) to
each end. Alternatively, provide single straps to both sides with 3 nails per strap end, or
equivalent anchors or other fasteners
c) Studs to top plate - 30 x 0.8mm galvanised metal strapped looped over plate and
fixed to stud with 3/30 x 2.8mm diameter galvanised flathead nails (or
equivalent) to each end. Alternatively, provide single straps to both sides with 3
nails per strap end, or equivalent anchors or other fasteners

14 a) Bottom plate to slab (truss span7830mm; fixings at 600mm) 30 x 2.8mm G.I. strap or
one framing anchor
b) Bottom plate to studs – 30 x 0.8mm G.I. strap at 1200mm max centres along wall 6/30

15 90 x 45mm Table A10 – AS1684.4-2010

16
Yes Table A10 – AS1684.4-2010 – a 90x 035mm wall stud being MGP10
Roof pitch = 30
H1 and H2 = 3375 x tan 30 = 1948.60mm.
H3 and H4 = 2925 x tan 30 = 1688.75mm.
H5 = 2475 x tan 30 = 1429mm.

17 No Average stud height = (2(1948.60) + 2(1688.75) + 1429)/5 =

1740.70mm.

Total stud height = 1740.70 + 2700 = 4440.70mm.

Recommend Grade MGP12 size 2/90x45.

(b) Metal straps – tensioned 1800

(c) Timber and metal angle braces 1800

(e) Diagonal timber wall lining or cladding 1400

(g) Plywood 900

(i) Decorative plywood – nailed 1400

(k) Hardboard 900

21 Using the guidelines in AS1684.4 for the distribution of wall bracing, arrange your
chosen number of bracing units on a floor plan of the building. Note that you may
substitute Type B bracing and nominal bracing as long as you comply with the
Rules and allowances in Clause 8.3.2.3 of AS1684.4. Indicate the type of bracing
(Type A or B or nominal, and what type from Table 8.3) you have chosen in each
location.

Note: every student will have a different layout. Ensure you have sufficient bracing and comply
with the Rules and allowances of Clause 8.3.2.3

Tip: Ensure that wind bracing is placed in walls parallel to the wind direction that is being
resisted.

Roof span / cos 30

8.150/2 = 4.075
b) 4.71m
4.075 / cos 30
4.075 / 0.865 = 4.71m

c) An under-purlin is required as the length exceeds 2700mm

d) 90x45

Rafter overhang = eave width/cos 30º.

Eave width = 450mm
e) 867mm
Overhang = 450/cos 30º
Overhang = 520mm.
Overhang is not compatible with the overhang limit for this size with
f) No a standard birdsmouth notch. This is because the limit for this size is
400mm.
For the gable ends of this building, standard engineering principles for roof bracing
g) apply as the pitch exceeds 25º

h) AS4440 – section 4 Installation of nail-plated timber roof trusses.
