project with the terms and conditions as follows:

1. The systems only applied to UIN Sunan Ampel Surabaya project.

2. The material of Sealant, and Insulation are non-USG Boral Products.
3. The results of the installation remain the responsibility of the appointed applicator.
4. For the price if any:
a. Only applied to UIN Sunan Ampel Surabaya project.
b. Exclude any tax.
c. Exclude preliminary cost.
d. Exclude accessories such as Corner Bead, External Angle, and Shadow Line.
e. For reference only, the final price will be provided by applicator / sub-contractors.

 General Notes
Structural Consideration
• All drywall systems both interior and exterior are
designed as a Non-Load Bearing.
• All maximum heights are based on the deflection
criteria of L/240 under a static UDL (Uniformly
Distributed Load) of 0.25kPa unless otherwise noted.
• For partitions height at 3.6m or above, JayaBMS
Deflection Head Track shall be used.
• Nogging is recommended to gives a structural stability
for partitions height 3.6m or above.
• Boarding direction: (1) Vertically, will gives you
structural strength from machine direction of boards,
use it when partitions height could be covered-up by its
length. (2) Horizontally, gives a structural strength by
more frames hold the board and uses it when critical
lighting treatment is required.
• Performance values are for imperforate, jointed
systems using only USG Boral components and installed
to the USG Boral Plasterboard Indonesia's specification
given. Any alterations may well impair the quoted
performance criteria.
Fire Rating Consideration
• Fire rating levels are based on lab test or
expert/internal opinions.
• Frames thickness shall use min 0.5mm BMT.
• Perimeters treatment shall be supported by fireproof
sealant as specified.
• Deflection Head Track shall be used to prevent cracking
caused by structural deflection.
• For fire rating purposes the drywall system must be
installed from floor to slab.
Steel Specification
• Non-load bearing rolled form metal frames made by
metal grade G300 with minimum Yield strength 300
MPa and Coated by protective layer of AZ50 or Z15 for
interior.
• Non-load bearing rolled form metal frames made by
metal grade G550 with minimum Yield strength 550
MPa and Coated by protective layer of Z275 for
exterior.
• Thickness as specified and recommended by USG
Boral.

Acoustic Consideration
• The acoustic ratings in this document are calculated by
INSUL software or laboratory test results unless
otherwise noted. INSUL calculations are based on
simple theoretical models that make reasonable
estimates of acoustic performance. Comparisons with
test data show that it is generally within +/- 3 STC
points for simple constructions, however can be as
high as +/- 5 STC points for hybrid systems or triple
panel constructions. Like any calculation tool, INSUL
should not be regarded as a substitute for test data or
an opinion from a suitably quDheniesfied Acoustic
Engineer. For this reason, the supplied INSUL
calculations should be used as a guide only.
• The STC value in this proposal is only vDheniesd when
the system is installed from floor to slab.
• Perimeters treatment shall be supported by acoustic
sealant as specified, otherwise the acoustic
performance will be reduced.
• To maintain the acoustic performance, sealant
treatment on top and bottom tracks should be applied
in consideration of uneven slab/floor surfaces.
• Addition of bracing for twin frame system will reduce
the acoustic performance.
• STC values can be affected by other building
component (Window frame, Door frame, etc).

• Tiles or marbles weight up to 32 kg/m 2 (include
adhesive/mortar/water proofing treatments) may be
directly bonded on USG Boral Wetarea Optimum
13mm plasterboard surface
• Tiles or marbles weight up to 45 kg/m 2 (include
adhesive/mortar/water proofing treatments) may be
directly bonded to USG Boral DUROCK® 12.7mm with
DUROCK® Baseflex as an adhesive.
• Tiles or marbles weight up to 73 kg/m2 (include
adhesive/mortar/water proofing treatments) on to
USG Boral Fiberock Aqua Tough 12.7mm.
• Frames thickness shall use min 0.5mm BMT for interior
and min 0.9mm BMT for exterior with spacing 400/406
mm.
• For the tiles or natural stone above 73 Kg/m2,
independent framing system shall be applied.

 General Notes

Exterior System Others

• Framing size and spacing for exterior wall should be
calculated with consideration of wind force pressure,
building location, main structure type, window size,
opening and placement.
• All maximum heights are defined based on the
deflection criteria of L/360.
• Frame thickness should be at min 0.9mm (20-ga) or
thicker.
• All steel studs must be fastened to steel C tracks in each
side with TEK screws.
• Maximum Steel Stud spacing is 406 mm.
• Steel Tracks shall be fastening to structure with anchor
every max 406 mm.
• Board’s edges, exterior corners and window superior
edges must be protected with PVC bead components
and covered with DUROCK® Basecoat or DUROCK®
Baseflex®.
• To achieve a smooth and more even finish, paint
primer should be applied after DUROCK® Basecoat or
DUROCK® Baseflex® application.
• Drawings and details provided are NOT to scale and
shall be read in conjunction with architecture and
structural drawings. All dimensions are subject to
actual site condition and shall be verified by the
contractor.
• Contractor to ensure the workability of proposal to
suit to the site condition.
