HOUSE SPECIFICATIONS

LOCATION: BALASING, STA. MARIA , BULACAN

GENERAL NOTES:

This set of specification shall govern the methods of construction and kind of materials to be used for the house specified
herewith. The plans, detailed drawings and this specification shall be considered as complimenting guidelines for both, so that
what is mentioned or shown in one, although not mentioned or shown in the other, shall be considered as appearing on both.
However, in case of discrepancy between the two, the same shall be referred to the architect or engineer for resolution.

GENERAL CONDITIONS

All parts of the construction shall be made with first class workmanship and shall conform to the approved detailed plans,
drawings and specification and to the entire satisfaction of the owner. The construction shall conform to the requirements of the
NATIONAL BUILDING CODE as well as the local rules and regulation of the Municipality and the Subdivision.

CONSTRUCTION PERMITS

The Contractor shoulders the building permits required for the construction under this contract and all other permits required by
the government agencies.

I. SCOPE OF WORK

The scope of work under this shall include the furnishing of all materials, labor, equipment and technical expertise for the
completion of the project in accordance with the plans & specification.

II. ITEM OF WORK

q CLEARING OF SITE
The building site shall be leveled according to the plans and cleared from objectionable matters.

q STAKING OUT THE BUILDING LINES


Building lines and grades shown in the drawings shall be stake out and established before any excavation shall start. Batter
boards and reference marks shall be erected at such places where they will not be distorted during excavation.

q EXCAVATION
Excavation shall be to the depths indicated in the bearing values. Excavations for footings carried below required depths
shall be filled with concrete, and bottom of such shall be level. Pumping or bailing before concrete is placed therein shall
remove water, which accumulates in excavated areas.

q BACKFILLING

After concrete for foundation is hardened, excavated materials maybe used for backfilling, however the same shall be free
from perishable materials. Backfill shall be compacted in layers of every 15-cm. by tamping, rolling and watering.

q FOUNDATION
1.0 the foundation is designed for an allowable soil bearing pressure of 150 – 200 Kpa

2.0 foundation shall rest on natural soil unless otherwise noted by the structural or geotechnical engineer no part
of the foundation shall be resisted on fill.

3.0 the contractor shall notify the structural engineer after footing excavation has been completed and prior to
Concreting to confirm with the designed soil bearing capacity.

4.0 Soil boring test shall be conducted prior to excavation and pouring of the foundation in case the
Allowable bearing capacity is found less than the assumed, the designer shall be noted immediately
For revisions.

III. CONCRETE WORKS

A. CONCRETE

1.0 All concrete works shall be mixed in drum of one bagger mixer. Proportion of concrete mixes shall be followed
throughout construction stages. Only Portland 40kg cement shall be used.

PLASTER

Concrete shall be worked readily into the corners and angles of the forms and around all reinforcement without permitting the
material to segregate. In placing concrete through reinforcement, care shall be taken that no segregation of the coarse aggregate
occurs. In the absence of concrete mixer, manual mixing is allowed however, it shall be done in a mixing pad not in contact with
the ground.

2.0 Ready mix concrete is allowed if and only conforms to AASHTO M 157 requirements except that the minimum revolutions at
the mixing speed foe transit-mixed concrete may be reduced to not less than the recommended by the mixer manufacturer.
The number of revolutions recommended by the mixer manufacturer shall be indicated on the manufacturer serial plate
attached to the mixer.

2.1 When mixing at the site or in a central mixing plant, the mixing time shall not be less than fifty (50) seconds nor more than
ninety (90) seconds, unless mixer performance tests prove adequate mixing of the concrete in a shorter period . Mixing time
ends when the discharge chute opens. The contents of an individual mixer drum shall be removed before a succeeding
batch is emptied therein.

2.2 The volume of concrete per batch shall not exceed the mixers nominal capacity in cubic meter ,as shown on the
manufacturer's standard rating plate on the mixer , except that an overload up to ten percent (10 %) above the mixer's
nominal capacity may be permitted provided concrete data for strength, segregation and uniform consistency are satisfied,
and provided no spillage of concrete takes place.

2.3 Hand mixing of concrete will not be acceptable if mechanical mixer or ready mix concrete is not available.

2.4 Re-tempering concrete by adding water by other means shall not be permitted , except that when the concrete is delivered
in truck mixers, additional water may be added to the batch materials and additional mixing performed to increase the slump
to meet the specified requirements, if permitted by the Engineer, provided all these operations are performed within 45
minutes after the initial mixing operation and the water-cement ratio is not exceed.

3.0 Joints shall be made and located are not to impair significantly the strength of the structure. When a joint is to be made , the
surface of the concrete shall be thoroughly wetted , and slushed with a coat neat cement grout or structural epoxy
immediately before placing of new concrete.
3.1 A delay at least until the concrete is no longer plastic , must occur in column before concreting beams, girder or slabs
thereon . Beam , girder and column capitals shall be considered as part of the floor system and shall be placed
monolithically therewith.
3.2 Construction joints in floor slabs shall be located near middle spans of slabs, beams or girder, unless a beam intersects a
girder at this point, in which case the joints in the girders shall be offset at a distance equal twice the width of the beam.

4.0 Concrete should be so protected that there is no loss of moisture from a surface to a period of seven (7) days when normal
Portland cement is used and three (3) days when cement is of high early strength.

4.1 Curing shall begin as soon as concrete has attained initial set.

4.2 In case samples so required not less than one test concrete sample shall be taken for every ten (10) cubic meters of
concrete poured. Concrete samples shall be reserved and cured for 28 days test. Concrete specimens shall be cylindrical
mold (6” x 12” ) or in cubical molds (6” x 6” x 12”).

4.3 The strength level of concrete will be considered satisfactory if the average of all three (3 ) consecutive strength test results
equal or exceed the specified strength fc' and no individual strength test result is deficient by more than 15 % of the
specified strength fc'. Sampling of concrete shall be in accordance with the latest method of sampling concrete.

B. FORMS

1.0 Forms shall be provided for all concrete indicated unless specified otherwise forms shall be set true lines and grade and
maintained so as to insure completed work within the allowable tolerances and shall be mortar tight.
2.0 forms other supports shall be designed so as not to damage previously placed structure.

3.0 no constructions load shall be supported on, nor any shoring removed from any part of the structure under constructions
except when that portion of the structure in combination with remaining forming and shoring system has the strength to
support safely its weight and the additional imposed loads.
4.0 forms shall be removed in such manner as not to impair the safety and service-ability of the structure.

5.0 Forms shall not be removed without approval.

6.0 Major honeycomb areas will be considered as defective work and shall be removed and replaced with adequate structural
concrete bonding mixture.

IV.REBARS
1.0 SCHEDULE OF REINFORCING BARS
2.0 Bars shall be cleaned of rust , grease or other materials likely to impair bond. All bending shall be made cold.

3.0 All grade 60 reinforcing steel shall be clearly marked to differentiate them from grade 40 reinforcing steel if concurrently on
site.
4.0 In general bar splices shall be made at points of minimum stress, splices shall be securely wired together . Stagger splices
at least 600 mm. Whenever possible in beams and slab splice top bars at mid -span and bottom bars near support . Splice
of reinforcements shall be made only as required and permitted on the design drawings or as allowed by the ACI Code or
as authorized by the designing Engineer.
5.0 Bars noted as “CONT” shall have a minimum splice length of 42 bar diameter but not less than 600 mm. Unless other wise
noted on plans.
6.0 Reinforcing bars shall be spliced only as indicated in the drawing

8.0 Any welding to be performed must have prior written approval of the Structural Engineer.

9.0 Welding of structural steel is not permitted unless otherwise shown on the drawing plans. Welding of reinforcing steel shall
conformed to the “AWS Structural Welding Code-Reinforcing Steel “ of the American Welding Society . Reinforcing Steel
which is welded shall conformed to the ASTM A 706. Reinforcing steel not conforming to ASTM A 706 may be used if
material properties of the reinforcing steel conformed to AWSD 1.4-79.

10. Welded wire fabric (WWF) shall conform to the ASTM A -185, Welded wire fabric in suspended slab or reinforced walls have
Fy = 60 ksi . Lap 152 mm minimum or one full mesh, whenever is greater for slab on grade.

11. Shop drawings : The Contractor shall submit shop drawings for reinforcing steel prepared in accordance with ACI 315.
Indicate bending diagram . Spacing and laps of rods and shapes dimension and details for reinforcing bars.

12. Anchor bolts, dowels and other embedded items are to be securely tied in place before concrete is poured.

V. MASONRY WORKS

q MATERIALS

Concrete hollow blocks CHB shall have a minimum face thickness of 1". Nominal size shall be 4" x 8" x 16" and 5" x 8" x 16"
CHB. Load bearing with minimum compressive strength of 750 phi.

Vertical reinforcement and horizontal reinforcements shall be 10 mm. dia deformed bars (3.5kg /6 ft) spaced 0.80m on
center and horizontal reinforcements in every 3 layers of CHB.

q ERECTION

All masonry shall be laid plumb true to line and accurately spaced.
All units shall be wetted before laying.
Exterior walls shall be 5" CHB from wall footing RB..
Interior walls shall be 5" CHB from wall footing to RB.
All walls above FFL shall be plaster finished.
Reinforcing bars for CHB shall be tightly spliced and anchored to main structure.
All cells shall be filled with mortar.
Lintels shall be made of concrete and shall be reinforced as shown in the drawings.
Used minimum 2-16 mm bar diameter continuous for door opening/ window openings.

q PLASTERING

Cement plaster finishing of wall shall be done in acceptable construction practices. Uses of brush or foam are not allowed.
Dry paper scrubbing before cement done dry shall be applied.

Both sides of the concrete blocks shall be plastered with a thickness of 20mm using class B mixture.

VI. CARPENTRY

1. Formworks shall be made of 1/2" ordinary plywood and 2" x 2" coco lumber. Scaffolding and other lumber not permanently
placed, coco lumber is allowed.

2. All wood frames and kitchen cabinet jamb shall be anchored to concrete with 3" common wire nails around the contact
surfaces.

VII. MILLWORKS

1.0 All structural mill sections built up plate sections shall be designed in accordance with AISC's latest specification for the
DESIGN , FACBRICATION AND ERECTION STRUCTUIRAL STEEL FOR BUILDING.

2.0 Designed load for building shall meet the required structural design criteria.

3.0 Steel plates, shapes, bars and metal fabrications shall conform to ASTM A36.

4.0 Structural bolts and nuts shall be ASTM A-325, Galvanized

5.0 Flame cutting and welding shall be done in accordance with the latest standard code for WELDING IN BUILDING
BUILDING CONSTRUCTION “ OF THE AMERICAN WELDING SOCIETY.

6.0 Electrodes for welding : ASTM A 233 E 70 XX SERIES ; comply with AWS D1.1 CODE REQUIREMENTS.

7.0 All butt welds shall be full penetration welds and shall be properly back-chipped back-up plates shall be provided as
required.

8.0 Apply shop paints for all fabrications.

9.0 T0uch -up painting: apply paint to exposed areas in a manner satisfactory to the engineer with same material as shop paint.

10. Comply with AISC CODE AND SPECIFICATIONS FOR BEARING ADEQUACY OF TEMPORARY CONNECTORS AND
ALIGNMENT.
