BUILDING TECHNOLOGY 4: SPECIFICATION WRITING AND QUANTITY

SURVEYING

PROPOSED TWO STOREY RESIDENCE – BT3

DIVISION 5 METALS

1.00 GENERAL

1.01 Scope

A. Furnish material and equipment and perform all work necessary to complete all
miscellaneous metal work as shown and as hereinafter specified.

B. The work includes but is not necessarily limited to metal railings, access panels,
steel door, metal base, frames for doors and windows, slab frames, partition
support shoes, steel supports and frames, grillwork, loose lintels and angles,
railings and anchors.

1.02 Codes

Conform to the applicable standards of the following codes:


American Society for Testing and Materials (ASTM)
The American Welding Society (AWS)
American Iron and Steel Institute (AISI)
National Association of Architectural Metal Manufacturers (NAAMM)- Metal
Bar Grating Manual
Aluminum Association (AA)

1.03 Submittal

A. Shop Drawings: Submit detailed shop drawings for approval prior to ordering
materials or fabrication. Present complete information concerning installation,
fabrication, insert location, joint details, fastening and other information
requested by the Construction Manager. Shop drawings shall be submitted in
accordance with the requirements of the General Conditions.

Minor variations in details for the purpose of improving fabrication and


installation procedures, but not affecting the exterior design concept or structural
stability will be given consideration if submitted.

B. Samples: Submit for approval samples of all metals proposed in the finish
specified. Provide samples of each approximately 100 millimeters by 200
millimeters pieces, 200 millimeters lengths of extruded or formed work. Provide
full size samples of particular items. Each sample labeled with the job name and
type finish.
1.04 Storage and Delivery

Metals shall be delivered in the manufacturer’s original unbroken packages that are
labeled plainly with manufacturer’s name and brand. These should be stored in closed
systems that will protect metals from dust, pollutants, and, to a degree changes in
relative humidity.
2.00 PRODUCTS

2.01 Materials

Unless otherwise specified, all gauges indicated herein and shown on the drawings
are U.S. standard.

A. Structural Steel: Standard structural steel shapes ASTM A 7.

B. Mild Steel Plates: ASTM A 283.

C. Steel Shapes: ASTM A 36

D. Steel Tubing: ASTM A 500 or A 501

E. Plain Steel Pipe: ASTM A 53. Welded and seamless, galvanized or uncoated as
hereinafter specified. Weight as shown or specified.

F. Plain Steel Bars: cold finished, carbon steel, ASTM A 108; hot rolled, ASTM A
197, merchant quality, optional grade.

G. Plain Steel Sheet: ASTM A 266, for 19 gauge and lighter; ASTM A 245 for 18
gauge and heavier.

H. Rolled Steel Plate and Section: ASTM A 33.

I. Steel Grating: ASTM A 36 galvanized to conform to ASTM A123 with an


average minimum coating of 610 gm per square meter. SDI gratings or approved
equal.

J. Galvanized Iron or Steel Sheets: ASTM A 93, A 245 or A 246, galvanized. Type
as best suited or as indicated in plans.
K. Galvanizing:

1. hot dip galvanize after fabrication:


Carbon Steel Sheet: conform to ASTM A 526
Shapes, plates, bars and strip: ASTM A 123

2. cold galvanize repair compound: conform to ASTM A 780

L. Cast Iron: ASTM A 48.

M. Wrought Iron: Commercial grade, ASTM A 85, with plain milled finish.

N. Stainless Steel: AISI 304 Gauge 16 SUS polished mirror finish of high-quality steel,
non-magnetic, non-corrosive, fireproof, air-tight and water resistant, durable and
easy to maintain. TAJIMA as distributed by Stainless Steel Industries, Inc., or other
approved equal.

O. Aluminum:

1. Extrusions: commercial alloy designation 6063-T5 or 6063-T6 unless


otherwise specified.

2. Sheets: commercial alloy designation 3003 or 1100.

3. Plates: commercial alloy designation 6061-T6.

4. Casting: commercial alloy designation 214F.

P. Welding Electrodes: Conform welding electrodes for manual shielded metal arc
welding to E6013 series of ASTM Specification A5.1 and A5.5.

Q. Bolts: Conform bolts to the Specifications for Low carbon Steel externally and
internally threaded Standard Fasteners, ASTM A307. Type, shape, size, threading
and corresponding nut and accessories as required.

R. Paint:

1. Metal Primer: use primers as specified in Division 9 section on PAINTING


for shop coat.

2. Bituminous Paint: “BITUMASTIC 50” (Koppers Co.) or approved equal.

S. Epoxy Cement: J & H FLOXY LINE 510 (Union Development Corp.) or approved
equal.

T. Fastening: Commercial type except where special types are shown or required.
Fastening for all exterior work shall be non-ferrous, unless otherwise shown.
Fastening for stainless steel and aluminum and for all other interior work, where
exposed, shall match the fastened metal.

W. Miscellaneous: Miscellaneous materials or accessories not listed above shall be


provided as specified hereinafter the various items of work and/or indicated on the
drawings, or in accordance with manufacturer's specifications.

3.00 EXECUTION

3.01 Fabrication

A. Shop Assembly: In so far as practicable, fitting and assembly of the work shall be
done in the shop. Work that cannot be permanently shop assembled shall be
completely assembled and disassembled before shipment to ensure proper assembly
in the field. Nameplates shall not appear on face surface.

B. Joints: All exposed work shall be carefully matched to produce continuity of line and
design. All joints in exposed metal work, unless otherwise shown or specified, shall
be accurately fitted and rigidly secured with hairline contacts.

C. Fastening: Except where otherwise shown, specified or directed, the method of


assembly and joining shall be the Contractor's option provided the results are
satisfactory. The manufacturer's proven methods that will produce the required
standards of workmanship shall be used subject to approval.

Fabricate and fasten metal work so that the work will not be distorted nor the
fasteners overstressed from the expansion and contraction of the metal.

D. Welding: All welding shall be done with by methods recommended by the


manufacturer of the alloys being welded and/or electrodes. All welds behind finished
surfaces shall be so done as to minimize distortion and/or discoloration on the
finished side. All weld spatter and welding oxides shall be removed by descaling
and/or grinding. Unless otherwise shown or specified, all weld beads on exposed
surfaces shall be ground and/or polished to match and blend with finish on adjacent
metal.

Grinding and polishing of stainless steel shall be done only with clean wheels and
compounds free from iron and iron compounds.

E. Soldering: Soldering shall be employed only for the filling or sealing of joints, and
shall not be relied upon for mechanical strength. Immediately after soldering, all
fluxes shall be removed by washing with a strong neutralizing solution, followed by
clear water rinse, and drying.

F. Cleaning: Metal surfaces, after being ground and/or polished or where subjected to
serve forming operations, shall be cleaned of all extraneous material, thoroughly
rinsed with clear water and dried. All lubricants used in the fabrication shall be
removed before the work leaves the shop.

3.02 Workmanship

A. All items shall be of the materials, design, shape, sizes and thickness shown or called
for on the drawings and herein specified. Methods of fabrication, assembly and
erection however, unless otherwise specifically stated, shall be of first quality
craftsmanship and at the discretion of the Contractors, whose responsibility shall be
to guarantee satisfactory performance as herein specified.

B. Cut, shear and punch to produce clean, true lines and surfaces with burrs removed.

C. Fasteners: All fastening shall be concealed wherever practicable. Use countersunk


screw in recessed work where possible. Where exposed in finished surface,
fastening shall be finished to match adjacent metal.

D. Protection against galvanic action shall be provided wherever dissimilar metals are in
contact except in the case of relatively small areas of stainless steel. This protection
shall be provided by one of the following methods:

1. Painting the contact surfaces with a heavy brush coat of bituminous paint
(complete coverage).

2. Separating the contact surfaces by use of perforated tape.

E. All metals, except stainless steel, which will be in contact with concrete, mortar,
plaster or other masonry shall have the contact surfaces completely painted with a
heavy coat of bituminous paint.

F. All metal work to be exposed shall be adequately protected during all phases of the
work to prevent damage by scratches, stains, discoloration or other causes.

Damage to metal surfaces caused by the Contractors, his agents or employees during
fabrication, handling, shipment or erection shall be replaced by the Contractor at his
own expense.

3.03 Bolts

A. Tighten all bolts to a bolt tension not less than the proof load given in the applicable
ASTM specifications for the type of bolt used.

B. Do tightening with properly calibrated wrenches or by the turn-of-nut method.

3.04 Painting and Finishing


A. Shop Painting: Items of carbon steel whether exposed or concealed in the finished
work, unless otherwise specified, shall be degreased, thoroughly cleaned of all loose
scale, filings, dirt and other objectionable material and painted one coat of metal
primer.

B. Aluminum: Finish as specified hereinafter.

3.05 Protection

Protect all finished work until turnover to the Owner.

DIVISION 6 WOOD AND PLASTIC

1.00 GENERAL

1.01 Scope

Furnish materials and equipment and perform labor required to complete wooden framing
and related rough carpentry work as indicated in the drawings and/or specified herein.
Include in the works, nailing strips, scaffolding, plates, straps, hangers, rods, dowels,
nails, bolts, screws, rough hardware, fasteners, framing anchors and other miscellaneous
iron and steel items pertinent to rough carpentry work.

1.04 Storage and Delivery

Lumber shall be of approved quality of the respective kinds required for the various parts
of the work, well-seasoned, thoroughly dry, straight and free from large, loose or
unsound knots, sap shakes or other imperfections impairing its strength, durability and
appearance. Moisture content shall not exceed 18 percent unless otherwise specified.

2.00 PRODUCTS

2.01 Materials

A. Schedule of Lumber
a. Yacal (sun-dried) or equivalent: Wood plates, and other lumber embedded or in
contact with concrete, masonry or plaster work which requires strong and rot
resistant lumber.
b. Guijo (sun-dried) or equivalent: jambs, sills and other wall openings with wood
frames.

B. Substitution of Lumber: Any lumber equally good for the purposes intended may be
substituted for the kinds specified subject to the written approval of the Architect,
provided that in substitution of a cheaper kind of lumber than that specified, a
reduction in the contract price, equal to the difference in cost of the two kinds of
lumber will be made.

C. Plywood
a. Plywood shall be free from knots, splits and other open defects, with smooth
surface suitable to receive finish.
b. Plywood shall be Grade B (selected) plywood, unless otherwise noted on the
drawings.

D. Medium Density Fiberboard (MDF): high grade of fine wood chips fibers solidly and
homogeneously compacted with special resins. Use High Moisture Resistant boards
at areas with high humid conditions such as kitchens and toilets.

E. Rough Hardware and Metal Fasteners: Plates, straps, nails, screws, spikes, bolts,
joists, hangers, rods, dowels, fasteners and miscellaneous iron and steel items shall
be of sizes and types to rigidly secure member in place.

F. Assembly Materials: WELDWOOD or approved water resistant glue, nails, screws,


bolts or appropriate type, shape and size for all joints.

G. Finish Hardware: See Division on DOORS, WINDOWS AND GLASS Section on


FINISH HARDWARE.

2.01.01 MILLWORKS: Furnish materials, hardware, accessories and equipment and


perform labor required to complete, ready for use wood jambs, wood shelving, wood
cabinets, wood trims, cornices, baseboards and related carpentry work as indicated on the
drawings and specified herein. Coordinate work with all other related trades.

A. Moisture content shall not to exceed 14 percent unless otherwise specified.

B. Tanguile equivalent: Quartersawn, sound, hard and free from imperfections


impairing its strength and finish. Kiln-dried with maximum moisture content of 12
percent for lumber with thickness of 25 millimeters or less and 16 percent maximum
for all others, with the same shade and color for assemblies or sets of assemblies,
warp-free, S4S, fine sanded. For door edgings, casing, sashes, trims and mouldings.
For cornice and baseboard.

C. Guijo (filtratimber) equivalent: Single length, sound, warp-free, S4S, fine sanded.
For jamb heads, sides and sill unless otherwise indicated. Address: The Penthouse,

E. Medium Density Fiberboard (MDF):

F. Assembly Materials: WELDWOOD or approved water resistant glue, nails, screws,


bolts or appropriate type, shape and size for all joints.

G. Finish Hardware: See Division on DOORS, WINDOWS AND GLASS Section on


FINISH HARDWARE.

2.01.02 RESIN BONDED FIBERBOARD MOULDINGS: Furnish materials and


equipment, and perform labor required to complete all resin bonded fiberboard
mouldings. Include cornices, baseboards, skirts and casings.

A. Premium grade polyurethane or melamine-urea formaldehyde resin bonded


homogeneous fiberboard. GAUDI DECOR, DECOLUX by Luxacraft Philippines
Inc. or approved equal.

B. Material shall be fire-proof, non-flammable and impact resistant. It shall be anti- rot,
insect resistant, moisture resistant, corrosion resistant and easy to maintain. It shall
be able to withstand the effects of temperature variations and ultraviolet light and
maintain a very low thickness swell when subjected to occasional wetting from
condensation and spillage.

DIVISION 7 THERMAL AND MOISTURE PROTECTION

1.00 GENERAL

1.01 Scope

Furnish materials and equipment and perform labor required to complete elastomeric and
membrane system waterproofing works and to complete application of caulks and
sealants for expansion joints, construction joints, door frames, window and louver sills,
etc.

1.02 Submittal

A. Samples: Submit to the Construction Manager samples of materials to be used


clearly labeled as to brand name and manufacturer's name and secured approval.

B. Manufacturer's Instructions: Submit to the Construction Manager the Manufacturer's


complete printed instructions for the application of the material.

C. Warranties: Upon completion, submit to the Construction Manager written warranty


that the waterproofing is effective for a period of ten years.

1.03 Delivery and Storage

A. Deliver waterproofing materials to the site in original sealed containers or packages


bearing the manufacturer's name and brand designation, specification number, type
and class.

B. Store and protect waterproofing materials from damage, weather moisture and
extreme temperature with extraordinary care.

C. Keep containers of ELASTOLIQUID in enclosed surroundings and at temperatures


not lower than five degrees centigrade.

2.00 PRODUCTS

2.01 Materials

2.01.01 Thermal and Moisture Protection

A. Osmotic Waterproofing for Cistern Tank:

1. Resistance to compression after 28 days: 440 kilogram per square cm.


2. Water permeability at 7 atm pressure: 0.003 L/sq.m./h
3. Apparent dry density: 1.2 kilogram per L
4. Apparent mortar density: 1.7 kilogram per L
5. Adherence surface using tear test on concrete: 26 kilogram/ sq. cm.
6. Minimum consumption: three kilogram per square meter in two coats

B. Waterbased, Seamless Elastomeric Waterproofing System for toilet and bath:

1. Appearance: pasty liquid


2. Specific weight: 1.35 kilogram per liter
3. Dry residue: 65 percent

C. Reinforcement for Waterbased, Seamless Elastomeric Waterproofing System for


toilet and bath:

D. Reinforced Plastomeric Polymer-bitumen Waterproofing Membrane for concrete


roof above balcony and porch:

1. Softening point: 135 degrees centigrade


2. Ultimate breaking point: 750 N per five centimeters longitudinal and 450 N
per five centimeters transversal
3. Ultimate elongation: 30 percent longitudinal and 40 percent transversal
4. Cold flexibility: zero degrees centigrade
5. Polyester fabric shall be resistant to rot and thermal aging, has a high
mechanical resistance, excellent elongation to break and resist puncture and
perforation.

E. Cementitious Waterproofing System for Firewalls as follows:

F. Epoxy Lining for floor, walls and ceiling of water tank: non-toxic, porcelain lining:
DEVRAN 207 EPOXY WHITE by Devoe Coatings or approved equal.

2.01.01 Caulks and Sealants

A. Seismic and expansion joints, perimeter caulking of precast panels: two parts
polysulfide sealants.

EUXIT 950 of Euco Export AG Switzerland, ARBOKOL of Adshead Ratcliffe &


Co., Inc. or approved equal.

B. Sealing around entrances, windows, flashing, glazing, and bedding: structural


silicone sealant.

CHEM CALK 1200 of Bostik Construction Products, U.S.A., ARBOSIL of Adshead


Ratcliffe & Co., Inc. or approved equal
C. Perimeter caulking of sanitary fixtures, interior and exterior electrical and
mechanical fixture: polyurethane sealant.

CHEM CALK 900 of Bostik Construction Products, U.S.A., ARBOFOAM of


Adshead Ratcliffe & Co., Inc. or approved equal.

D. Backing Material: EUXIT 950 support strip of a closed cell polyethylene,


polyurethane or PVC foam or approved equal which shall either be in rods or slabs.

F. Joints Caulking: quick drying liquid of types recommended by the manufacturer of


the materials to be applied in the joints.

DIVISION 8 DOORS, WINDOWS, AND GLASS

1.00 GENERAL

1.01 Scope

Furnish materials, accessories and equipment and perform labor conforming to


manufacturer's specification required to complete flush door, PVC door, wooden hinged
door, tempered glass balcony railing, awning window, and steel sliding/ fixed window

See drawings and details for location and extent of requirements.

1.02 Submittals

A. Submit for approval of the Construction Manager, shop drawings of fabricated items
showing sizes of all members, details of connections, fabrications and installation.

B. Submit corner section of doors and jambs.

C. Secure for approval of all shop drawings prior to start of fabrication work.

1.03 Delivery and Storage

Materials shall be delivered to the site in good condition and stored out of contact with
the ground.  Upon arrival at the jobsite the Contractor must check the glass for damage.
Glass found damaged, which, in the opinion of the Construction Architect/Engineer, may
affect appearance or aesthetic of the glass curtain-wall system, shall not be used in the
work. Glazing sealants shall be delivered to the site in unopened containers, labeled
plainly with the manufacturer’s name and brand.

2.00 PRODUCTS
2.01 Materials

2.01.01 ALUMINUM DOORS & WINDOWS with POWDERCOAT FINISH: Furnish


materials, accessories and equipment and perform labor required to complete aluminum
frames for doors and windows with powder coat finish.

A. Aluminum alloy shall consist of extruded shapes and sheet materials complying with
ASTM standards, alloy 6060-T5 with nominal extrusion wall thickness of 1.5
millimeters.

B. Finish: factory applied polyester POWDERCOAT. Color as per Architect's choice.


a. Adhesion: cross hatch rating Gt 0 (100% adhesion)
b. Impact Resistance: 20 inch per pound minimum
c. Erichson Cupping Test: no film cracking for minimum indentation depth of 7.5
millimeters
d. Cylindrical mandrel bending test for flexibility: six millimeters mandrel
diameter
e. Film Hardness: indentation resistance according to Buchholz 80-155
f. Mortar Resistance: No loss of adhesion and no surface marring after removal of
motar which has stuck for 24 hours at specified condition
g. Drilling, Milling, and Sawing Test: no flaking of coating
h. Salt Spray Resistance: no blistering nor loss of adhesion after 1000 hours
i. Resistance to Humid Atmosphere: no blistering nor loss of adhesion after 1000
hours continuous exposure to 100% RH at 40 degrees Centigrade. No change in
color or gloss.
j. Water Resistance: no blistering nor loss of adhesion after 1000 hours deionized
(but not aerated) water at 40 degrees Centigrade
k. Weathering Resistance: no chalking, excellent gloss retention and color stability
after more than 1000 hours testing in Sun test
l. UV Resistance: excellent color stability
m. Dry Heat Resistance: two hours at 150 degrees Centigrade Cross hatch Gt 0
(100% adhesion)

C. Fasteners: stainless steel


a. awning and casements: eight-gauge stainless steel screws
b. sliding: six-gauge stainless steel screws

2.01.02 WOOD DOORS: Furnish materials, accessories and equipment and perform labor
required to complete solid wood doors, panel door, and flush door. See drawings and
details for sizes, location, extent and other requirements.

A. Solid Wood Door: 44 millimeters thick KD Narra equivalent hardwood. (For front
door)

B. Panel door: 44 millimeters thick with KD tanguile frames. (For bedrooms and
kitchen)

C. Flush door: 44 millimeters thick with KD tanguile frames both face with 6
millimeters thick ribbon grain plywood and marine plywood. (For door at the
balcony)

2.01.02 PVC DOORS: Furnish materials, accessories and equipment and perform labor required
to complete PVC door for powder room, and toilet. See drawings and details for sizes,
location, extent and other requirements.

A. 60x210cm 35mm thick, design: VG - A

B. Waterproof: No Rotting, Warping or Cracking

C. Pest Proof: Impervious to termite infestation and resistant to the ravages of molds and

mildew

D. Shrinkage Free: Resistant to thermal expansion and shrinkage

2.01.03 FINISH HARDWARE: Furnish and install all materials and equipment and perform
labor required to fully equip in the most satisfactory conditions all aluminum doors and
windows, all wood doors and windows, cabinets, drawers, etc. Include nails, spikes,
bolts, long screws, etc.

A. Butt Hinges: STANLEY, HAGAR or approved equal.

B. Deadbolts and Cylindrical Locksets: SCHLAGE, HAGER, YALE, or approved


equal.

C. Accordion Door Hardware: LAWRENCE with hanger no. 582 or approved equal.

D. Flush Bolt for swing door: stainless steel. IVES or approved equal.

E. Door Selector: provide for inactive leaf of pair of doors. Furnish with catch and
carry bars.

F. Door Pulls, Plates, Push Bar Thresholds, Bumpers, Stops and Holders, etc: IVES or
approved equal.

G. Sliding Doors and Windows: stainless steel cam latch. Provide with track and carrier
assembly, stops, guide and pulls.

H. Awning Windows
a. Locking handle shall engage with a concealed keeper attached to vent and shall
have cam action that will securely lock lead to the frame.

b. Extension type hinges, welded to frame and vent, shall be bronze with steel
hinge pins and shall be provided ferrous to non-ferrous contact between
movable surfaces.

c. Simplex type casement shall have friction type hinges with friction washers.
Hinges shall be welded to both frame and vent. For all awning windows, use
WHITCO FRICTION STAY hinges or approved equal. Polished bronze cam
locking handle shall be provided for each casement leaf and awning leaf.

2.01.04GLASS AND GLAZING: Furnish glass free from imperfection and water marks and
other materials and equipment and perform labor required to complete all glass and
glazing work. See drawings for size, location and details.

A. Doors: six or 12 millimeters thick tempered plate glass, flat edge polished; 12
millimeters thick for main glass door sidelights.

B. Windows and Transoms:

a. Fixed glass on aluminum frame windows: six millimeters thick clear or


translucent, float glass.

b. Fixed windows: six millimeters clear glass for small areas, and 10 or 12
millimeters thick clear float glass for 2.10 meters or higher located in the
staircase: unless otherwise indicated.

C. Glass shall be clear or obscured as indicated in the schedules and drawings.

a. Tempered Glass: 10 or 12 millimeters thick clear framed glass located in the


balcony railing.
