INTRODUCTION
This report presents the results of the geotechnical investigation carried out by Forward
Engineering & Associates Inc., for the proposed renovations to the existing residential
dwelling located at 49 Burnside Drive, in the City of Toronto, Ontario.

The location of the existing residential dwelling in relation to the property boundaries,
neighbouring property and adjacent road is shown on Drawing No. 1. The locations of
the boreholes and test pit carried out during this investigation are presented on Drawing
No. 1 and No. 2 respectively.

This investigation was authorized by Mr. Connar Walik, of Superkül Architect, on


behalf of Mr. David Dattels & Ms. Jennifer Grant.

PURPOSE AND SCOPE


The objectives (purpose) of this investigation were to determine the following:

• The extent, depth and properties of the predominant fill/soil strata as they
affect the design and construction of the proposed renovations.
• The short-term groundwater levels, if encountered.
• The appropriate design criteria for building foundations, excavations, shoring,
backfill, slab construction, utilities and pavement.
• The type, size and depth of the footings of the existing building.
To achieve the above noted objectives, the field program of this investigation
consisted of three [3] sampled boreholes drilled to a maximum depth of 4.6 m below
the Existing Ground Surface Level (EGSL) and four [4] test pits.

On completion of the field and laboratory work, an engineering analysis was carried
out, and this summary report was prepared.

PROPOSED DEVELOPMENT
We understand that the proposed work will consist of gutting and renovating the
existing three-storey residential dwelling and the construction of a new addition
proposed to the north-east of the existing building.

It is expected that the proposed addition will be supported on conventional


strip/spread footings.

FIELD AND LABORATORY TESTING

Field Works
Borehole Investigation:

The field work for the borehole investigation consisted of three [3] boreholes (BH-
1 to BH-5) drilled on July 25, 2019, under the supervision of a member of our staff.

The drilled boreholes were located at the approximate locations shown on Drawing
No. 1 and extended to a depth ranging from about 3.6 to 4.6 m below the EGSL.
Some of the boreholes were slightly relocated in the field from originally
intended/planned location due to existing landscape features and underground utility
services.

Soils were sampled in the boreholes following the Standard Penetration Test (SPT)
method using a Ram Sounder. The samples were logged in the field and
appropriately stored in plastic bags and re-examined in more detail in the laboratory.
The samples will be stored for a period of three months and then discarded, unless
we are instructed differently.

Groundwater observations were made in the open boreholes during and upon
completion of the drilling operation. The results are recorded on the Log of Borehole
sheets.

Elevations referred to in this report are metric and geodetic. The ground level
elevations at the borehole locations were interpolated from the Topographic Base
Plan conducted by IBW Surveyors, dated Dec. 10, 2018 and provided to us by the
client.

Test Pit Investigation:

The field work of the test pit investigation was conducted by others prior to our site
visit on July 25, 2019, and consisted of four [4] test pits (TP-1 to TP-4) excavated to
a depth ranging from about 0.5 to 0.7 m below the top of the Existing Basement
Floor Slab Level (EBFSL).

The test pits were located at the approximate locations shown on Drawing No. 2.
The test pit findings were documented, and results are summarized in the Sub
Surface conditions section of this report and recorded in the Test Pit Observation
sheet attached in Appendix B.

Laboratory Testing
Laboratory testing consisted of determination of the in-situ moisture content of the
retrieved and representative soil samples.

SITE CONDITIONS

Surface Conditions
The primary address of this residential property is 49 Burnside Drive, Toronto,
Ontario. It should be noted that this property has a secondary civic address, 82
Wychwood Park, which is a private road.

At the time of our investigation the dwelling vacant of tenants and under renovation.

The site conditions as observed during our site visit on July 25, 2019, are presented
in the following table:

East Boundaries: Residential dwelling and Burnside Drive.
North Boundaries: Residential dwelling.
West Boundaries: Residential dwelling followed by Wychwood Park.
South Boundaries: Residential dwellings followed by Davenport Road.
The surface of the site is predominantly covered by the
existing dwelling and additional structures such as
Surface Coverage: wooden structures, in-ground swimming pool, brick
walkways and asphalt access road. The remainder of the
site is covered with landscaping (grass and mature trees).
The site is generally flat with many uneven areas of
landscaping.
Ground Level:
The south side of the site has a steeper downward slope,
grading down towards Davenport Road.
• Three-storey residential dwelling with a single
level basement.
Existing Structures:
• Exterior in-ground pool to the west of the dwelling.
• Two exterior wooden sheds.

Subsurface Conditions
The subsurface conditions encountered at the borehole locations are shown on the
Log of Borehole sheets, presented in Appendix A and can be summarized as follows:

Pavement and Asphalt and granular fill, consisting of about 15 mm of


asphalt and about 50 mm of granular materials (sand and
Walkway gravel), were found at the surface of BH-1.

Borehole BH-3 encountered a walkway consisting of


about 100 mm of concrete and about 25 mm of granular
materials (sand and gravel).

Topsoil/Organic Soil A layer of topsoil/organic soil was encountered at the


surface of borehole BH-2 with a thickness of about 75 mm.

Fill/Disturbed Soil A layer of was found below the pavement, topsoil and
walkway in all the boreholes and extended to a depth
ranging from about 1.0 to 1.9 m below the EGSL. This
fill/disturbed soil layer consisted of sandy silt or silty sand
with stains to traces of organics, traces of rootlets and
occasional gravel. This layer was found in very loose to
loose state of packing and generally in moist condition.

Sandy Silt/Silty Sand Sandy silt/silty sand was found below the fill/disturbed
soil layer in all the boreholes and extended to the
maximum explored depth of this investigation. This layer
encountered clay inclusions, sand layers and occasional
wet silt seams. This brown stratum was found generally
in moist state and in compact to very dense state of
packing.

Groundwater Groundwater observations in the boreholes are outlined in


the following Table:

It should be noted, however, that the groundwater levels are subject to seasonal
fluctuations. Consequently, definitive information on the long-term groundwater
levels could not be obtained at the present time.

Test Pit Investigation Observations/Findings:


Findings of the test pit investigation are shown on the Test Pit Observation sheet,
presented in Appendix B and can be summarized in the following table:

• The foundation system consisted of weathered concrete footings and brick


foundation walls.

• The test pit remained dry during and upon completion of the investigation.

GEOTECHNICAL DISCUSSION AND RECOMMENDATIONS

Foundations
Basement Area

Based on the subsurface conditions encountered at the location of boreholes BH-2


and BH-3 (drilled outside the dwelling structure, adjacent to the existing perimeter
wall footings) , in addition to the findings obtained at the test pit locations (excavated
inside the dwelling basement), the available bearing resistances for the founding
subgrade supporting existing wall/strip footings, that was founded within the native,
compact to dense sandy silt/silty sand, are as follows;

Factored Bearing Resistance at Ultimate Limit State (ULS) = 300 kPa

Bearing Resistance at Serviceability Limit State (SLS) = 200 kPa

Proposed Addition to the North-East of Existing Building

We understand that a 2nd storey addition is proposed to the north east of the existing
dwelling i.e. the garage area

Based on the subsurface conditions encountered at the location of borehole BH-1


(located just to the north of existing garage), the following items can be concluded
with respect to the proposed 2nd storey addition:

1) The borehole encountered a surficial layer of fill/disturbed soil that extended to


a depth of about 1.90 m below EGSL.

2) The fill layer, in addition to the upper 0.20 m of the native soil was found in loose
state of packing and it cannot be relied upon for the support of any additional
loading to be exerted on the existing garage footings due to the proposed 2 nd
storey addition (on the assumption that the existing garage strip footings were
founded at normal depth of 1.2 m below grade i.e. within the fill layer).

3) No additional loading should be allowed on top of existing garage until the


founding depth of the existing garage footings has been verified and confirmed
that the existing footings had been established on the competent founding native
stratum.

4) In the absence of information about the underside of the existing garage footings,
then one of two scenario should exist on this site:

A) The existing garage footings had been extended to the competent bearing
stratum of native, compact silt/sandy silt [i.e. at or below 2.30 m below EGSL
in BH-1, that corresponds to (at or below) geodetic elevation = 142.60 m], and
in this case the available bearing resistance are as the following;

Factored Bearing Resistance at ULS = 300 kPa

Bearing Resistance at SLS = 200 kPa

B) The existing garage footing had been established at a higher level i.e. within
the loose surficial fill layer, and in this case underpinning of existing footings
will be required in order to be able to construct the proposed 2nd storey
addition. Two options are available and recommended for underpinning as
follows;

1) Conventional Underpinning

The existing footings will have to be extended to the competent


bearing stratum of native, compact silt/sandy silt [i.e. at or below 2.30
m below EGSL in BH-1, that corresponds to (at or below) geodetic
elevation = 142.60 m) and designed and constructed utilising the
following bearing resistances;

Factored Bearing Resistance at ULS = 300 kPa

Bearing Resistance at SLS = 200 kPa

2) Helical Pile/Micropile Foundation System

The depth and working capacity of the helical piles/micropiles should


be provided by the contractor and/or supplier of the helical
piles/micropiles, who are expected to carry field load tests and have the
required expertise.

Foundation Notes

It should be noted that the as-built vertical/horizontal alignment and conditions of


existing underground services and buried structures should be established prior to
the design/construction stage.

In the areas of existing service trenches, the footings should be established below
the invert of the existing services, in the original undisturbed soils, or could
potentially be bridged over the trench backfill (subject to review by a structural
engineer).

Adjacent footings, founded at different elevations, should be stepped at 10 horizontal


to 7 vertical, with a maximum step of 400 mm.

For frost protection requirements, all exterior footings must have a minimum earth
cover of 1.2 m.

Under no circumstances should the footings be constructed over loose, soft or frozen
subgrade soil or within ponded water. During winter construction, the footings must
be adequately protected against the effects of frost. Concrete should be placed
without delay after excavation to avoid softening of the subgrade surface. Hand
cleaning of footing bases should be carried out as directed by the field inspector.

Total settlements of the footings designed and constructed in accordance with the
above recommended resistance at SLS should be less than the tolerable limits of 25
mm. The differential settlements are expected to be less than 19 mm.

Furthermore, the recommended bearing capacity and foundation depths have been
calculated from the limited borehole information and are intended for design
purposes only.

More specific information, with respect to founding conditions between the


boreholes will become available when the proposed construction is underway.
Therefore, the encountered founding conditions must be verified in the field and all
footings must be inspected by this office, before placement of concrete.

EARTHQUAKE CONSIDERATIONS
For structural design seismic consideration, the seismic provisions of the Ontario
Building Code (OBC 2012) outlines the Classification of sites for Seismic Site
Response in Table 4.1.8.4.A. of the Code, based on the average properties of the
soil/rock ground profile for site under consideration.

According to Table 4.1.8.4.A. of the code and this investigation finding, the subject
site Class is “D”.

EXCAVATION AND BACKFILL
No major problems should be encountered for the anticipated depth of excavation.
The excavation should be back sloped at 45 degrees or flatter in accordance with the
current Ontario Occupational Health and Safety Act.

The anticipated water seepage, if any, into the excavations from the more permeable
seams/lenses or surface run-off can be handled by conventional pumping methods.

The material to be used for backfilling under floor slab should be suitable for
compaction, i.e. free of organics and with natural moisture content, which is within
2 percent of the optimum moisture content and no pieces larger than 150 mm in size.
The backfill material should be compacted to at least 98 percent of the Standard
Proctor Maximum Dry Density (SPMDD).

Selected on site excavated fill and native soils can be used as backfill under the floor
slab or in-service trenches, provided the excavated materials are not allowed to
become wet. However, the excavated materials will be very sensitive to moisture
content, and the use of Granular B/C is preferred.

The backfill against the subsurface walls, and confined spaces, should be free
draining granular fill, preferably conforming to the Ontario Provincial Standard
Specification for granular base course, Granular B.

GENERAL COMMENTS
This geotechnical report is provided on the basis of the terms of reference provided
above and, on the assumption, that the design will be in accordance with the
applicable codes and standards. If there is any change in the design features relevant
to the geotechnical analyses, or if any questions arise regarding the geotechnical
aspects of the codes and standards, this office should be contacted to review the
design.

The comments given in this report are intended only for the guidance of design
engineers.

Contractors bidding on or undertaking the works should, in this light, decide on their
own investigations, as well as their own interpretations of the factual borehole
results. This concern specifically applies to the classification of the
fill/organic/topsoil cover and the potential reuse of these soils on/off site.
