Site Preparation

• First thing to do on each development site

• Demolition of the existing structure
• Preparing the site and clearing the site for
construction
• Bulk excavation to the level where the structure
will start
• Site establishment

ASMM Relevant Sections

• Section 2 Preliminaries
• Section 3 Demolition
• Section 4 Groundworks

6/5/2020 4
• Preliminaries provides a description of a project
that allows the contractor to access costs which,
whilst they do not form a part of any of the
package of works required by the contract, are
required by the method and circumstances of
the work. The purpose of preliminaries is to
describe the works as a whole, and to specify
ANZSMM Section 2: general conditions and requirements for their
execution, including such things as
Preliminaries subcontracting, approvals, testing and
completion.
• Preliminaries is the cost of administering a
project and providing general plant, site staff,
facilities, and site based services and other
items not included in the rates.
(Designing Builds Wiki, 2020)
6/5/2020 5
• the most high risk activity in the construction sector
• Safe demolition should:
o allow sufficient time for planning the works
o procure an appropriate contractor (carry out safety and
Section 3. environmental audits)
o provide sufficient information to a good standard
Demolition • Pre-demolition information
o Asbestos investigation
o Utility information
o Structural hazards and risks
o Hazardous materials and health hazards
o Constraints to demolition imposed by the site conditions
o Pre-construction information.

Site Prepare
4.1.1 siteworks
• Clearing the site (m2) (Remove weak
soil)
Clear the area of site from rubbish and
vegetable matter including tall grass,
shrubs, bushes and the like trees ≤ 0.50m
girth (see 4.1.1.1.1)
• 4.1.1.2 Removal of trees complete with
stumps and roots (no)
o If trees more than girth of 0.5 m are in the
site, you need to measure this item.
• Protection and retention of existing
trees and shrubs
• Turf or vegetable soil to be stockpiled

Geotechnical Report

• A geotechnical report is a document that

communicates the ground conditions and
geotechnical hazards for a specific purpose.
• Ground conditions include soil, rock and
groundwater.
(Asset Geotechnical Engineering Pty Ltd, 2020)

6/5/2020 13
Geotechnical Report
- Purpose
• preliminary or detailed design of a new
development;
• alterations and additions to an existing
development;
• remedial works; or
• forensic purposes where there have been
significant problems on a site.
(Asset Geotechnical Engineering Pty Ltd, 2020)

6/5/2020 14
Geotechnical Report (cont.)
• A geotechnical report may be required at • A geotechnical report will usually be based on
various stages of a project including: the results of subsurface investigation (e.g.
• Feasibility Stage/Master Planning; drilling boreholes or excavating test pits for
• DA
• Construction
sampling and testing, carrying out geophysical
• Post Development survey, inspection of existing excavations), but
may also be based on the results of a desktop
• What should a geotechnical report include? study of geotechnical data supplemented by
• demonstrated understanding of the project walkover mapping of site features.
development details;
• clear description of the ground model;
• discussion of geotechnical hazards and risks;
• discussion on how the ground conditions may
impact the proposed development; and
• informed recommendations for design and
construction based on extensive experience and
research.

4.1.2 Surface excavation to reduce levels (m3)
Stating the area, separate from top soil removal (site clearance)
This is measured separately (from top soil removal, exclude turf or
vegetable soil to be stockpiled, D1 of ANZSMM Page 16), state area in the
description.
Cut and fill a sloping site to level it

• EGL: Existing Ground Level
Grid and 4 Corner Method
• FFL: Formation Floor Level (97.50)
The average of Existing Ground Level is
(97.15 + 98.00 + 97.65 + 98.25)/4 = 97.76
There will be cut and fill on site.

5/06/2020 20
Grid Calculation for Excavation to reduce level

• On construction sites it is common to take a grid of

levels over the whole site/the area of the proposed
construction at regular intervals forming squares
• Ground levels are varied
• Therefore, an average level of the site need to be first
established in calculating the amount of excavation to a
formation level

6/5/2020 21
a1 = 47.85
a2 = 47.83 (assumed)
a3 = 47.80
a4 = 47.75 (assumed)
a5 = 47.70 (assumed)
a6 = 47.60 (assumed)
a7 = 47.70
a8 = 47.62
a9 = 47.55
Floor slab 100mm, sand backfill 50mm, FFL
(Finished Floor Level) 47.90
Therefore, FGL = 47.90-0.10-0.05 = 47.75

A1 = (a1+a2+a4+a5)/4 So A1 Cut 47.80-47.75 = 0.05 = 50mm

= (47.85+47.83+47.8+47.75)/4 = 47.80 A2 Fill 47.75-47.73 = 0.02 = 20mm
A2 = (a2+a3+a5+a6)/4 A3 Fill 47.75-47.69 = 0.06 = 60mm
= (47.83+47.80+47.7+47.6)/4 = 47.73 A4 Fill 47.75-47.62 = 0.13 = 130mm
A3 = (a4+a5+a7+a8)/4
= (47.75+47.70+47.70+47.62)/4 = 47.69
A4 = (a5+a6+a8+a9)/4
= (47.70+47.6+47.62+47.55)/4 = 47.62
5/06/2020 22
• If A 1 is 15m2, A2 is 15m2, A3 is 20m2 and A4 is 20m2, then
• A1 = 15 x 0.05 = 0.75m3 (Cut)
• A2 = 15 x 0.02 = 0.30m3 (Fill)
• A3 = 20 x 0.06 = 1.20m3 (Fill)
• A4 = 20 x 0.13 = 2.60m3 (Fill)

Two Options that builder will normally take depending on the

soil condition
Option 1 Cut dispose the soil, Fill the area with new soil
• Therefore, Volume for cut and disposal – 0.75m3
Volume for new soil to fill the site – 0.3+1.2+2.6 = 4.1m3

Option 2 To save cost, if the onsite soil is in a good condition, then the builder will
likely to save it and used for filling.
• Therefore, Cut & Fill Balance will be 0.75m3
Volume for new soil to fill the rest of site – 0.3+1.2+2.6-0.75 = 3.35m3
