Tenancy Agreement

1. This document serves as a legal document in the form of a Tenancy Agreement between the
Lessor and Lessee, as outlined in paragraphs 3 and 4.
2. It is agreed that the Lessor grants to the Lessee a right of occupation at 9 Potoroo Street,
THROSBY ACT 2914 (Studio Apartment) in accordance with this Tenancy Agreement.

7. Terms of Agreement
a. The Lessee is liable to pay the Lessor weekly rental amount of $416; payable calendar
monthly in advance in the amount of $1,800, starting from 11 March 2022 and last
payment will be made on 11 December 2022 under this agreement. The Lessee will
setup a direct debit payment and send copy of confirmation to the Lessor by email no
later than 10 March 2022.
b. The Lessee has paid a rental bond of 4 weeks rent ($1,664) on 5 March 2022. Since the
Lessee has no prior rental history in Australia, the Lessee has proposed and paid an
additional one month rent ($1,800) on 5 March 2022 as additional security bond. In
total, the Lessee has paid $3,464 as rental bond which will be treated as a security bond

and refundable to the Lessee upon vacating the studio apartment at the end of this
agreement, in the same condition as received on the day they move in.
c. The Lessee is liable to pay monthly rental payments in advance to the account below:

d. It is noted all the appliances and everything as part of furniture in the Studio Apartment
is in good working condition. The furniture includes items below:
i. LG 7 kg Front Loader Washing Machine (Model Number WD1200D)
ii. Omega 4 burner Gas Cooktop (Model Number OCG62XA)
iii. Schweigen 60 CM Rangehood (Model Number HN-6C / HNGEX)
iv. Hisense 120L Bar Fridge (Model Number HR6BF121S)
v. LG Microwave
vi. Daikin Split Air Condition System (Wall Mounted)
vii. Wall Clock
viii. Queen bed with mattress and a mattress protector
ix. Study/ Dining table with 2 chairs
x. Kettle
xi. Kitchen utensils
e. The Lessee is responsible to notify the Lessor (in writing by email) by no later than 3 days
from the date of occupation if any of the above mentioned item is not in good working
condition or missing. The Lessor will attend to that notification and rectify the problem
as soon as practicable. It is the responsibility of the Lessee to fix any problem after this
date at their own cost unless it’s covered through the manufacturer’s warranty for
which the Lessor will take responsibility to fix the item by liaising with the manufacturer.
f. The Lessor will provide 2 sets of house keys (one for the courtyard gate and one for the
sliding doors) to the Lessee on the start day of this agreement which are required to be
returned to the Lessor at the end of the tenancy period and before the bond money is
released.
g. The Lessee is responsible for keeping the studio apartment, bathroom, the designated
courtyard area and adjacent footpath area clean at all times; and provide access to the
Lessor quarterly to inspect the property. In the event the Lessee does not keep the
studio apartment and adjacent area clean and tidy before the quarterly inspection, the

Lessor may appoint a professional cleaner (at his discretion) to clean the apartment and
the cost of such cleaning will be paid by the Lessee.
h. The Lessor has advised the Lessee before signing this contract that the Studio Apartment
shares an internal door with the main house that is always kept locked and at times
conversation or noise will be heard from the main house which could be an issue. The
Lessee has acknowledged and agreed to this issue.
i. The studio apartment will be fully cleaned (inside and outside) by a professional cleaner
prior to the start date of this agreement. It is an obligation of the Lessee to ensure they
undertake an “end of lease cleaning” using a professional cleaner prior to vacating the
studio apartment at the end of the lease term. In the event this is not done by the
Lessee, the Lessor will have the right to engage a professional cleaner and undertake an
end of lease cleaning; the cost of such cleaning will be deducted from rental bond paid
by the Lessee.
j. The Lessor, together with the Lessee, will carry out an end of lease inspection of the
studio apartment at the end of the tenancy period. Upon completion of the successful
inspection and ensuring the studio apartment (inside, outside courtyard area and
designated footpath area) has been cleaned thoroughly with no damage to the property
and the above mentioned appliances, the bond money will be released in full; otherwise
Lessor will deduct amount from the bond money to fix the issue.
k. The Lessor has the right to terminate this contract in the event the Lessee fails to pay
the rental payment within the due date; in that case the Lessee will have to vacate the
property within 3 days’ notice and the security bond money will be forfeited.
l. The Lessee must NOT park their car on the nature strip, car parking is allowed on side
road, parallel to the metal grey courtyard, next to the broken line on the street, NOT
next to the solid line.
m. In the event the Lessor wants to terminate this tenancy agreement before the end date,
the Lessor will give the Lessee adequate notice period to find a suitable place to move
out and the Lessee will adhere to that.
n. In the event the Lessee wants to terminate this tenancy agreement before the end date,
the Lessee will find a suitable tenant, acceptable by the Lessor, who will continue this
tenancy agreement and abide by the Terms of Agreement until the end date.

Declaration by the Lessee: We, the undersigned Lessee, do hereby acknowledge the terms of this
Tenancy Agreement and solemnly declare that we will abide by this Tenancy Agreement in its
entirety.
