I, MERCEDITA TATOR, of legal age, Filipino, and with residence and postal address at
Barangay Napindan Taguig City, do hereby name, appoint and constitute ESTRELLITA M.
VALERA of legal age, Filipino, with postal address located at 101 E Aguinaldo Ave., Phase 1,
AFPOVAI as my true and lawful ATTORNEY-IN-FACT for me and in my name, place, and
stead, to do and perform any or all the following:

1. To sign documents of sale such as deeds and contracts to dispose or convey my real property
at Barangay Napindan, Taguig City with Lot no. 8704-A under Tax Declaration GL-018-
00769 with an area of 33,317 sqm, Lot no. 8692-A under Tax Declaration GL-018-00771 with
an area of 39,780 sqm, Lot no. 8706 under Tax Declaration GL-018-0070 with an area of
26,998 sqm. Herein referred to as "PROPERTY”.

In favor of any third persons, natural or juridical, upon such terms and conditions and other
such covenants which he/she may deem fit proper and convenient, and to sign/execute the
necessary documents, agreements, and other legal papers pertaining thereto;

2. To receive payments for and on my behalf pertaining to the disposal of the said
"PROPERTY".

HEREBY GIVING AND GRANTING unto my said ATTORNEY-IN-FACT full power and
authority to carry out the foregoing and perform any and every act requisite and necessary to be
done in the premises as fully to all intents and purposes as I might or could lawfully do if
personally present and acting in person, with power of substitution. HEREBY CONFIRMING
AND RATIFYING all that my said ATTORNEY-IN-FACT shall do and perform by virtue
hereof.
