SPECIAL POWER OF ATTORNEY

SO THE PUBLIC MAY KNOW:

I/We, ___________________________________________________, of legal age/s, and

with address at __________________________________________________________do hereby
appoint, name and constitute ATTY. QUEENCEL S. SEGUNIAL and/or RENE B. OCAMPO
and/or DENNIS MARIÑAS, of legal ages, Filipinos, and with address at 8 Vermont St., Laguna Bel-
Air 1, Santa Rosa, Laguna, as my/our true and legal representative to act for and in my name and
stead and to perform the following acts:

1. To execute and sign any document for the transfer of title for the property under TCT No.
_______________, and such other deeds, instruments and documents of any nature to any
juridical entity and/or government agency which my Attorney-in-Fact may consider necessary
or desirable in connection with the exercise of powers confirmed hereby, under such terms
and conditions as said Attorney-in-Fact may deem fit and proper;
2. To cause, process, apply for, submit, claim, and exercise any such acts necessary to allow the
transfer of title, covering the above-mentioned property;
3. To sign, execute and deliver, in behalf, and in my name any other document necessary,
useful, or proper to constitute, prove, or give effect to the foregoing purposes;
4. To do all other acts and things as may be necessary to effect the settlement and/or
registration with government entities such as the Bureau of Internal Revenue, Register of
Deeds/Land Registration Authority, Local Government Unit, and such other relevant agencies
and instrumentalities, in relation to the above transactions and purposes.

HEREBY GRANTING unto my said representative full power and authority to execute or perform
acts whatsoever requisite or proper to be done in and about the premises, as fully, to all intents and
purposes, as I might or could lawfully do if personally present, with power of substitution and
revocation and hereby ratifying and confirming all that our said attorney-in-fact/legal representative
or her substitute shall lawfully do or cause to be done under and by virtue of these presents. 

HEREBY RATIFYING AND CONFIRMING all that the said attorney-in-fact or substitute/s shall or
may do under and by virtue of these premises.
