Modulus Housing is a construction tech startup pioneering in factory built and
modular construction, based out of IIT Madras Research Park.

What does Prefabrication construction mean?


Prefabrication construction is the practice of building structures inside factories.
Prefabrication technology has several advantages, such as

💡 Prefabrication construction is more closer to building cars than to


conventional construction methods.

Mod Live
Modulus Housing is launching Mod Live, an asset lite and low risk home ownership
model with the flexibility to upgrade, aimed at Millennials and Generation Z.

We are starting of Mod Live with 3 categories,

1. Studio Apartment

2. 1 BHK

3. 2 BHK

Each category will have 2 options like,

1. Construction time - Ready to use structure will be delivered to the user in 30
days.

2. Upgradation - Users can add modules and rooms in less than a month without
disturbing the integrity of the initial structure.

3. Buyback & Exchange - Users can sell their modules back to Modulus Housing
for money or for a different model.

💡 Our structures are closer to cars than to conventional buildings.

1. Will upgradable homes encourage home ownership in Millennials and
Generation Z? If so, what’s the TAM, SAM and SOM, both India and Global?

2. Will people be willing to pay more than what they pay for existing buildings? If
yes, how much extra?

3. Will upgradable homes/structures interest B2B hospitality and tourism sector? If


so, what’s the TAM, SAM and SOM?

Assumptions
1. All technical and operations are feasible.

2. Only Ground plus first floor structures can be built.

3. Cost of manufacturing the structure including electrical wiring, plumbing lines


and foundation for

a. Value category is INR 2200/sqft

b. Premium category is INR 3500/sqft

This does not include transportation, interiors, loose furnitures and appliances.
