The flyer I designed for my real estate business was the first flashy non-word document that I have

created. Thie document was created in Canva and was one of the first I crated documents meant to
relay information. This design was one I created from scratch, although after I had gotten more
experience using the program. The overall theme for the flyer was to advertise that Kentucky Housing
Corporation had raised the down payment assistance limits. I wanted this to be a document that
provided a quick reference, but also get the attention of an audience.
My audience was anyone trying to buy a home. Probably a first-time buyer or a savvy person trying to
put a lower down payment on a house. The audience would be one looking short information in
preparing to buy a home. This piece would be something sent out in an email subscription or placed in a
booklet for buyers, as something to get them on to the next step meeting with a lender. I wanted to
make the information easy to understand because most documents a very complex and would be
something meant for industry professional not the average person.
This document was made while learning about PARC principals and other elements of design, but my
experience was still new. If document were to be remade today, I would better use some of these
principals with more thought. I would use them to make the information more appealing and
esthetically pleasing, and not just focus on getting attention. I would align the information so that it
follows the eye, and not just fills up the page. I would also add more white space to give some more
room, also to break up information. I would also make the font and text size more constant and eye
pleasing.
I do think this document has some strong points. It is very minimal in sentences, although it is heavy on
words. As well the proximity between words and phrases is done well. It was important that the
document be easy to follow, and I fell that not have a lot of information all over the place would make
the document easier to understand. I think the alignment was well too. It makes in easy to see what
information goes with what. As well as the images make it easy to follow along with the information. I
think the font choses was one that wasn’t flashy enough to distract but was still one that made the
document something someone would want to read.
If I created this document again, I would first make it an infographic instead of a flyer. I think an
infographic would be easier to follow because it would allow more room to work. I would also place the
information in textbooks and change the background color of the individual box of information. I think
this would allow readers to focus on that specific bit of info. I would also add so more white space
between boxes so information is not so close together, but not too much that the proximity is off. I
would try to make the alignment a left to right as you move down the page. I would put a bit more
information as well. Since this would be a larger document, I think it could hold more info without
making the page look crowded and confusing. I would keep the color but make it a color scheme. I think
this would help with the attractiveness of the document also to help the information be presented
better.
