MINUTES:

EC meeting Minutes held on 11/2/2022.

• Previous month MoM was approved

Subcommittees reports
1. Lift:
Lift B3 drive was replaced.
2. CCTV:
For improving the monitoring, after committee did the study, it suggested 4 additional cameras
and replacement of 1 camera. EC approved.
3. Security committee:
Walkie talkie demo was asked for to facilitate security communications.
4. Solar:

Committee updated that few solar batteries should be recharged for which EC approved to
proceed.
5. Water tank:
Committee updated the due for drinking water tank and the waiting for the quote.
6. Plumbing:
Recent issue of total blockage of G block drainage line due to various materials like plastic
covers, napkins etc was discussed and EC decided to insist the residents courtesy and
cooperation in this regard.
7. House Keeping :
For garden waste disposal the charges are increasing progressively. So it was decided to try with
an alternate party. Regarding pest control, from March it was suggested to do once in a month
fogging for mosquitoes and pest control once in 15 days.
8. Intercom:
Committee is working on to get final update from service provider regarding permanent
solution for frequent faults.
9. CH is opened for Usage after govt relaxed lockdown.
10. STP:
As frequent complaints were raised on the STP odour issue, EC suggested an expert opinion for
STP functioning.
11. EC suggested to float mail to residents to remove their un used cycles which are occupying
parking zones.
12. Office Staff Mr Raguram was recruited with salary of 15000/- per month. Mrs Banu salary
was increased to 12000/- since she is completing 1 year. Mr Sakthivel salary is increased to
21000/- and he is allotted painting supervision in addition to office work.
13. Since Mr Ramakrishnan has not yet cleared Maintenance and Painting dues even after many
reminders, EC is proceeding with Lawyer notice.
14. Regarding the govt order on EB conversion of domestic to commercial of RO and STP lines,
department has replied to our letter to change the lines as early as possible. It is being taken up
as an emergency work. For this as per Mr Mani advise to reduce the EB bill, RO and STP is being
connected in single connection and other lines are directed towards domestic. For this work the
approximate estimate is around Rs 70000/- for the cables and accessories. EC decided to get 3
quotes for the specific quantity and quality, and proceed with the lowest quote.
