SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That we, JOSE B. MANIMTIM and PERLITA C. MANIMTIM, husband and wife,
respectively, residents of Blk 4, Lot 18, Mondale St., Phase 5, Perpetual Village 7, Bacoor, Cavite, of
legal ages, Spanish Citizens, by these present, do hereby name, appoint and designate MILAGROS C.
BACANI, married, of legal age, Filipino citizen and a resident of Brgy. Casilagan, San Juan, La Union,
Philippines to be our true and lawful attorney-in-fact, for us and our name, place and stead for our own
use and benefit to do and perform the following acts and deeds, namely:

1. To Execute, represent, and process documents in any government and private agencies in the
Philippines regarding the transfer of ownership in the name of DEAN KELVIN MANIMTIM and
thereafter sell the same, the herein properties described as follows:

a. “A Parcel of land located at Casilagan, San Juan, La Union under Tax Declaration No.
2009-15-0015-0099.”
b. “A Parcel of land located at Casilagan, San Juan, La Union under Tax Declaration No.
2009-15-0015-00120.”
c. “A Parcel of land located at Casilagan, San Juan, La Union under Tax Declaration No.
2009-15-0015-00100.
d. A Parcel of land located at Lubing, San Juan, La Union under Tax Declaration No. 008-
15-0023-005-03.”

2. To sign documents of any kind pertaining to the aforesaid property including payment of Capital
Gains Tax, Documentary Stamp Tax and all other legal fees;

3. To receive Certification Authorizing Registration from the BIR Office and to register the same at
the Municipal/Provincial Register of Deeds; and

4. To claim latest Tax Declaration, Vicinitiy Map, and Certificate of Non/With improvement of the
aforesaid properties.

GIVING AND GRANTING unto said attorney-in-fact full power and authority to do and
perform every acts and deeds whatsoever requisite necessary to be done in and about the premises as we
might or could do if personally present, hereby ratifying and confirming all that our attorney-in-fact shall
lawfully do or cause to be done by virtue of these presents.
