EXPERIENCE
2014-2019 PT Raja Prima Sumatera
Rajasa Land is a prominent real estate developer in Bandung with
focus on commercial and residential projects. Worked in finance
department in my first years and developed skills in project manage-
ment in my later years.
Financial Analyst (October 2014 – February 2016)
- Developed financial model on project’s budget, revenue, gross margin
and profitability of Wangsarajasa Student Housing in Jatinangor with
project value of IDR 269 Billion.
- Synthesized and analyzed financial data (sales forecast and income
statement) to find alternatives and recommending courses of action
in reducing cost or improve the company’s finances. Secured invest-
ment from PT Bank Tabungan Negara for IDR 110 Billion as capital
loan.
- Tracked actual financial results in comparison with company’s forecast
and created a report for Board of Directors.
Project Management (February 2016 – January 2019)
- Handled problems of past projects in terms of constructor’s payments
and excess budget. Introduced a new budget management system
which reduced the profit loss of the remaining units by 15%.
- Negotiated with land owners for potential projects and closed the deal
for 2 new residential projects.
- Communicated and settled compensation issues with local community
and successfully handled the conflict with uncooperative individuals on
site.
- Attended property shows and exhibitions in the area to network with
key personnels in the industry and prospects for business opportuni-
ties.
- Liaised with bank’s officials and marketing firm’s agents to sign-up
exclusive agreements regarding the project.
