RENTAL AGREEMENT

THIS AGREEMENT IS MADE AND EXECUTED THIS 26th DAY OF


DECEMBER 2007 AT BANGALORE: (26.12.2006)

Hereinafter called the “PARTY” of the FIRST PART


AND :
SRIPADA BHATTA,
S/o Saryanarayana R Bhat,
Aged about 43 years,
Sanskrit Lecturer,
B.N.M. College,
B.S.K 2nd Stage,
Bangalore-70.

And Presently residing at:

Hereinafter called the “PARTY” of the SECOND PART
WITNESSETH AS FOLLOWS :

WHEREAS the party of the first part is the owner of the


premises House property bearing municipal No. 103, Situated
at 29th Cross, 12th Main Road, Banashankari 2nd Stage,
Corporation division No. 52(b), Bangalore-70, consisting of
Ground Floor, and 1st Floor, with some house hold articles
and furniture which is morefully described in the schedule
which is mentioned hereto and herein after mentioned as the
Schedule Property.

WHEREAS the party of the first part is desirous of letting


out the First floor portion of the Schedule Property which
consists of 1 room, and Hall, Kitchen and bath Room with
toilet.

WHEREAS the party of the second part has agreed to take the
schedule property on a monthly rental basis from the party
of the first part and to pay Rs. 5,250/- (Rupees Five
thousand Two Hundred and fifty Only) per month as rent and
Rs.40,000/- (Rupees Forty thousand Only) towards refundable
advance and the party of the first part has agreed to rent

out the schedule property to the party of the second part on
monthly rent basis.

NOW THIS AGREEMENT WITNESSES THAT in consideration of the


monthly rental of Rs. 5,250/- (Rupees Five thousand Two
Hundred and fifty Only) agreed to be paid and the advance of
Rs. 40,000/- (Rupees Forty thousand Only) paid by the party
of the second part, the party of the first part has
permitted the party of the second part to use the schedule
property on a monthly rent of Rs. 5,250/- (Rupees Five
thousand Two Hundred and fifty Only) and the parties herein
have agreed upon the following terms and conditions.

TERMS AND CONDITIONS

1. The party of the second part has paid a sum of


Rs. 40,000/- (Rupees Forty thousand Only) to the party of
the first part towards advance by way of cash. The said
amount of Rs. 40,000/- (Rupees Forty thousand Only) shall
not carry any interest. The said amount shall be refunded
by the party of the first part at the time of termination
of the agreement.

2. The party of the second part shall pay Rs. 5,250/-
(Rupees Five thousand Two Hundred and fifty Only) per
month to the party of the first part towards the monthly
rent which is payable in advance on or before the 7th day
of each calendar month.

3. The party of the first part and the party of the second
part have mutually agreed that the tenancy with respect
to the schedule property shall commence on 26.12.2007.

4. The party of the second part agreed to pay Rs. 5,250/-


(Rupees Five thousand Two Hundred and fifty Only) per
month as the monthly rent from the date of agreement.

5. The party of the second part agreed to pay Rs. 200/- (Two
hundred) towards water bill every month and the party of
the 1st part has agreed to collect only Rs.200/- from the
party of the second part.

6. The party of the second part has agreed to pay the


electricity bill as the Schedule Premises has a separate
Electric Meter.

7. The party of the second part has agreed to pay the
painting charges at the time of leaving the Schedule
Premises.

8. The party of the first part and the party of the second
part have mutually agreed that this agreement shall be
terminated at the end of 11 months from this date and the
party of the first part shall refund the amount of Rs.
40,000/- (Rupees Forty thousand Only) [which shall carry
no interest] to the party of the second part which was
paid by the party of the second part towards the advance.

9. The party of the second part shall take care of the


schedule property as a person of ordinary prudence would
take care in respect of his own property.

10. The party of the second part shall use the schedule
property for residential purposes only.

11. The party of the second part shall not assign or sub-let
the schedule property to any person without the consent
of the party of the first part.

12. The party of the second part shall return the schedule
property to the party of the first part on termination of
the agreement in the same good condition.

13. That this agreement may be terminated by either party


by giving One month’s prior notice to the other.

SCHEDULE

All that piece and parcel of the First floor portion of the
House bearing municipal No. 103, Situated at 29th Cross, 12th
Main Road, Banashankari 2nd Stage, Corporation division No.
56, Bangalore-70 and Bounded on:

East By : Property Bearing No. 104.


West By: Property Bearing No. 102.
North by: Road.
South By: Property Bearing No. 90.
And:
1. Ceiling Fans 2 in Nos.
2. Tube Light 5 in Nos.
3. Chairs 3 in Nos.
4. Table 2 in Nos.
