SPECIAL POWER OF ATTORNEY

That we, ROMULITA PENA PANCHO, of legal age, single, Filipino

and a resident of Kalabaza, Aurora, Isabela, ESTRELLA PENA PANCHO, of
legal age, single, Filipino and a resident of Kalabaza, Aurora, Isabela, and
EMILIA PANCHO MEJIA, of legal age, widowed, Filipino and a resident of
Valenzuela City, by virtue of these presents, do hereby name, constitute and
appoint GAVINO PENA PANCHO, of legal age, widower, Filipino and a
resident of Kalabaza, Aurora, Isabela, as our true and lawful Attorney-In-Fact,
to do and perform the following acts and things:

1. To represent us in our behalf in all transactions

relative to the parcel of land that we co-owned inscribed under
Transfer Certificate of Title No. T-390492 with an area of 127.58
square meters located at Barrio of Sta. Rosa, Municipality of
Aurora, Province of Isabela;

2. To sign and execute any and all documents

relative to the aforementioned parcel of land;

3. To institute a complaint if necessary involving the

same parcel of land before any court or government agency
involving the power of to sign the Verification/Certification of
Non Forum Shopping thereof;

4. To represent us in our behalf as regards the same

parcel of land before any court or mediation body including the
power to enter into an amicable settlement or compromise
agreement;

HEREBY GRANTING AND GIVING unto our said attorney full

powers and authority to do and perform all and every requisite or necessary
to carry into effect the foregoing authority as fully to all intents and purposes
as we might or could lawfully do if personally present, ratifying and
conforming all that our said attorney shall lawfully do or caused to be done
by virtue hereof;
