SPECIAL POWER OF ATTORNEY

I, ENEMESIA L. COSTUYA, Filipino, of legal age, married and a resident of Surigao del Sur, Philippines, do
hereby name, appoint and constitute, HIPOLITO B. LANZADERAS, Filipino, of legal age, married and a resident of
Sondol, Loon, Bohol, Philippines to be my true and lawful attorney for me and my name, place and stead to do and
perform the following act and things to will:
1. To SETTLE and PARTITION my proportionate share on the estate of the late TOMAS LANZADERAS who died
intestate at Loon, Bohol, Philippines, with the power and authority to ENTER INTO AN EXTRAJUDICIAL
SETTLEMENT AND PARTITION in relation to his estate and which estate is designated as Lot No. 1553, Pls-
762, containing an area of 3,129 square meters, more or less and declared for taxation purposes under ID No. 2016-
30-0054-0045, I being the daughter/child of Teodoro P. Lanzaderas, the legitimate daughter/child of the declared
owner thereof:
2. To SELL, NEGOTIATE, DISPOSE and come to an agreement as to the purchase price to any prospective buyer
my pro-indiviso share in the said estate, with full power and authority to SIGN the Deed of Absolute Sale, Contract
to sale and/or other agreements thereafter.
3. To sign and/or endorse papers and any other documents/contracts that may be required for the early approval of the
said extrajudicial settlement/partition and sale.
4. To do such other acts or things required by virtue of these presents.
HEREBY GIVING AND GRANTING unto our said attorney full power and authority whatsoever requisite or
necessary or proper to be done in and about the premises, as fully to all intents and purposes as we might or could
lawfully do or cause to be done if personally present and hereby ratifying and confirming all that our said attorney shall
lawfully do or cause to be done under and by virtue of these presents.
