2.0 Introduction
Queen’s Wharf Brisbane is a $3.6 billion Integrated Resort Development (IRD) which will transform Brisbane’s city with
a diverse mix of new riverfront space, fine and casual dining options to suit every taste and budget, exciting nightlife
and entertainment, local and international retail brands, world-class 4.5, 5 & 6 star hotels, and residences.
Located in the Central Business District (CBD), the development will feature iconic contemporary architecture
alongside beautifully restored heritage buildings and provide locals and tourists with more than 12 football fields of
public space to enjoy. It will strengthen Brisbane’s reputation as an international tourism, leisure and entertainment
destination.
After receiving its planning approval in December 2017, construction has already commenced, and Queen’s Wharf
Brisbane IRD is anticipated to open in 2022 with the residences following shortly after in 2023.

3.0 Development Team

Destination Brisbane Consortium is the developer for Queen’s Wharf Brisbane Integrated Resort. Destination Brisbane
Consortium is a joint venture between The Star Entertainment Group (SGR), Far East Consortium (FEC) and Chow Tai
Fook Enterprises (CTFE).
Our consortium brings together a powerhouse of Australian and global experience in property and hotel development,
consumer and retail markets, entertainment and hospitality.
All three joint venture partners (SGR, FEC and CTFE) are involved in the IRD. Only FEC and CTFE are involved in the
residential component.
This will be the second development these joint venture partners have been involved in after the successful launch of
The Star Residences, Gold Coast.

FEC is an international property development company with a strong Australian presence. Founded in 1960, FEC is
one of Asia’s largest property developers and is a public company listed on the Hong Kong Stock Exchange.
The company was established by Hong Kong’s Chiu family. Since commencing operations in Australia in 1994,
the group has contributed significantly to the Melbourne and Perth skylines through landmark urban renewal
redevelopments equating to over $2 billion of completed projects.
Far East Consortium’s national expansion sees an impressive pipeline of projects, in excess of $7 billion across
Brisbane, Gold Coast, Melbourne, Perth and Sydney.
Today, the company is one of the largest residential property developers across Asia and Australia, spanning across
hotel management and development experience through ownership of the Dorsett Hospitality brand.
Chow Tai Fook Enterprises (CTFE) is a Hong Kong based conglomerate with a diversified global business portfolio
and its principal activities include property holding and development, hotel investment and management, energy
investment, transportation and infrastructure investment.
Owned by the Cheng family, one of the wealthiest families in Asia, CTFE, together with its group companies, operate
in more than 50 cities across Greater China, Asia, Europe and the Americas with landmark real estate projects
and over 60 hotels worldwide managed by the Rosewood Hotel Group and third-party hotel brands such as Four
Seasons, Hyatt, Marriott and Renaissance.
The Cheng family also controls Chow Tai Fook Jewellery Group Limited, one of the largest jewellery retailers in the
world.
4.0 Hotel Partners

The management company has grown from one hotel to 97 hotels and resorts worldwide with plans for further
expansion in Europe, Africa, Asia, the Middle East and the Americas. The Ritz-Carlton Hotel Company is an
independently operated division of Marriott International, Bethesda, Md.
The Ritz-Carlton Hotel Company L.L.C. recently returned to Australia with the opening of The Ritz-Carlton Perth in
November 2019. The Ritz-Carlton Melbourne is also currently under construction and is anticipated to open its doors
in 2021. The Ritz-Carlton at Queen’s Wharf Brisbane will be its third Australian location.

Established in 1979 Rosewood Hotels and Resorts is an international ultra-luxury hotel and resort brand operating a
distinctive collection of highly individual, luxurious, residential style hotels inspired by culture, history and geography
of each locale. Currently with over 24 properties in 14 countries the Queen’s Wharf Project represents the Rosewood
brand’s entry into the Australian market. Rosewood Hotel group is based in Hong Kong.
Rosewood Brisbane will be a 6 star hotel property with design and finishes commensurate with this grading.
Rosewood will also operate a 3-level spa and gym facility in the mid-portion of the tower (L07-L09) that will be
accessible to public and guests from all resort hotels. The facility will be managed under the Rosewood ASAYA
brand.

The Star Grand Hotel is a 5-star hotel property within The Star Entertainment Group hotel portfolio; this property

property whilst based in an integrated resort development (IRD) has its own identity and spatial qualities that ensure
guests are embraced and will have a seamless journey from check-in through to use of facilities and entertainment
within the IRD.
The Star Grand already has two Australian locations being Sydney and the Gold Coast.

centres and business districts.
Dorsett hotels have its roots in traditional Asian hospitality showcased in a contemporary setting with flashes of
eclectic British touches. The hotels are playful décor, eclectic influence, efficient, energetic, innovative, dynamic
destinations designed to create a more enriched business and leisure travel experience.
Target clientele is mainly business and leisure travellers who are urban and upwardly mobile, who are seeking a
memorable hotel with a reasonable price.

6.1 Master Plan Planning Permit Approval
• In December 2017, Economic Development Queensland approved the Destination Brisbane Consortium
Queen’s Wharf Brisbane Plan of Development.

Overview which forms part of the Disclosure Document.

6.2 Location
Queen’s Wharf Brisbane Integrated Resort Development extends from the current Treasury Casino building at the top
of the Queen’s Street Mall to Alice Street, and from the Brisbane River’s edge to George Street.
It is located at the site of European settlement in Brisbane, surrounded by Parliament House, Queensland
Government headquarters, botanical gardens and the river connecting South Bank to the CBD.

13.0 Construction
Queen’s Wharf Residences will be constructed by a leading top tier builder. Multiplex have been awarded to
complete the IRD and Basement 04 to Podium Level 07 of the Residences. Construction of the Residences is
anticipated to be completed in 2023.

14.0 Titles & Tenure


The residences will be freehold. Please refer to the contract of sale documents for plan of subdivision.
Car parks within Queen’s Wharf Residences will be a mix of Exclusive Use and Licenced car parking rights.
Due to the integrated nature of the design of Queen’s Wharf Residences, its uses and proposed tenure structure,
there are services, facilities and infrastructure within the building that will be shared between the Residential, Retail
and IRD Lot Owners. A building management statement (BMS) will be registered over all the lots within the building
to, among other things, regulate the use of shared services, facilities and infrastructure within the building.
Once Queen’s Wharf Residences is fully developed, it will be a mix of tenures, ultimately comprising:
• a community titles scheme for the residential complex,
• volumetric retail lots, and
• volumetric lots owned by the State and leased to Destination Brisbane Consortium.
15.0 Residences

15.1 Design Intent


Queen’s Wharf is a landmark which is changing the face of the city and connecting the north bank to the south bank
via sightline orientation as well as physical pedestrian connections.
The organic forms of the towers are edgeless and soft, rotated to maximise sightline opportunities.
There’s a prolific use of greenery in the architectural and landscape expression as well as celebration of verticality
which increases the perceived slenderness of the elliptical tower form and draws the eye upwards.
The vision for the interior spaces is for a complete, seamless and holistic approach, extending the architectural
expression and capitalise on opportunities to express height, verticality and linear textures.The public spaces are
finished in subtle palettes which extend the ambience of the home to resident’s amenities, lounge areas, gymnasium
and dining spaces.The lobby celebrates arrival and the elliptical form of Queen’s Wharf Residences. A timber veil
screen greets residents and guides them to the lift lobby; along a journey past reception and numerous seating
opportunities. Lift lobby jambs are extended and clad in a green natural stone, to create a green portal to vertical
transport to the apartment.
Residents facilities on Level 7 and Level 7M focus on the views beyond and provide all day round opportunities for
use and enjoyment.
Subtle reference to Queensland vernacular architecture is embedded through the use of materials, screening and
battening. The ‘verandah’, a transition space between inside and outside, is drawn on in the planning of spaces and
blurring of boundaries between internal and external environments, inviting participation in the communal spaces.
The prolific use of greenery invites the subtropical climate and language into the interiors.

15.2 Sustainability - 6 Star Green Star


Queen’s Wharf Residences has been registered with the Green Building Council of Australia (GBCA), targeting a 6
Star Green Star (World Leadership) Design and As Built rating.
Queen’s Wharf Residences is currently the largest residential project in Queensland that is targeting a 6 Star
certification.
The GBCA Green Star Design and As Built rating is for the sustainability assessment of the design and construction
of buildings. It covers environmentally sustainable design features that enhance environmental, social and economic
sustainability, including:
• Indoor air quality
• Energy
• Transport
• Water
• Materials
• Land Use and Ecology
• Emissions
• Innovation
In 2017, Queen’s Wharf Brisbane became the first development in Brisbane to be awarded the 6 Star Green Star
Communities rating based on the Design Reviews Submission. One of the strongest rating categories for Queen’s
Wharf Brisbane is its ‘liveability’ – with the Green Building Council of Australia applauding the development’s design
of new public spaces and green space for outdoor events, arts and culture and how these will promote active and
healthy lifestyle options.
15.3 Building Segmentation
There are three segments to Queen’s Wharf Residences:
• Emerald Residences which occupy levels 8 to 25 and have a balcony with glass balustrade
within either the window wall system or within the curtain wall system.
• Ruby Residences which occupy levels 27 to 44 and have a balcony with glass balustrade
within the curtain wall system.
• Diamond Residences which occupy levels 45 to 64 and have an integrated indoor/outdoor lift
and tilt window system.
There are several variances reflected in the finishes of each Emerald, Ruby and Diamond residences.

15.4 Upgrade Options


There are three purchaser upgrade options available for the Emerald and Ruby Residences:
1. Diamond Finishes
2. Diamond Appliances
3. Apartment automation (selected lighting and air conditioning)
Please refer to the Contract of Sale for full breakdown of upgrade options and the applicable prices for each.

15.5 Colour Scheme

There are two colour schemes that purchasers can select - light or dark.
If no selection is made in the Contract of Sale, it will automatically default to the light scheme.
No selection can be made after the 31st of March 2021. Any contacts entered after this date will automatically
receive a pre-selected colour scheme.

15.6 Alterations
No alterations to the plans for the apartments will be considered.

15.7 Ceiling Heights


Emerald Residences (Level 8 to 25) – Ceiling heights are typically 2680mm high to living areas
(excluding any bulk heads). Bedroom ceiling heights are typically 2665mm - 2680mmmm high (excluding any bulk
heads). Bathrooms and other amenity area ceiling heights are typically 2360mm high (excluding any bulk heads).
Ruby Residences (Level 27 to 44) – Ceiling heights are typically 2680mm high to living areas and bedrooms
(excluding any bulk heads). Bathrooms and other amenity area ceiling heights are typically 2375mm high
(excluding any bulk heads).
Diamond Residences (Level 45 to 64) – Ceiling heights are typically 2680mm high to living areas and bedrooms
(excluding any bulk heads). Bathrooms and other amenity area ceiling heights are typically 2375mm high
(excluding any bulk heads).
The above ceiling heights are INDICATIVE ONLY, and subject to change and variations without notice.

15.8 Balconies and wintergardens
Concrete slab with selected floor tile or pedestal paving system.
The following is a summary of the apartments’ balcony or winter garden areas:
• Emerald Residences (Levels 8-25) will have open balconies and façade planters in certain locations.
• Ruby Residences (Levels 27-44) will have open balconies.
• Diamond Residences (Levels 45-64) will have lift and tilt windows and wintergardens with ceiling hung bifold
internal divider (where indicated).
Refer to Contract of Sale plans for exact locations of balconies, wintergardens and façade planters.

15.9 Windows
Sliding doors are provided to balconies where indicated in the Contract of Sale Plans.
Bedrooms will be provided with a restricted awning window or a sliding door when facing a balcony where indicated
in the Contract of Sale Plans.
Minimum one (1) Lift and Tilt Operable window (LTOW) will be provided to wintergardens of the Diamond Residences
to take advantage of Brisbane’s tropical climate.
They create a hybrid indoor/outdoor wintergarden space, maximising the internal floor area whilst still providing all the
benefits of a traditional balcony.
Leading straight off the living areas the LTOW’s when open are above typical balustrade height to meet all relevant
Australian Standards.
They are also linked to the building management system and will shut automatically if weather conditions become
extreme.

15.10 Blinds
All apartments include roller blinds to living areas and bedrooms.

15.11 Air Conditioning
Ducted air conditioning to living and bedrooms from a centralised plant.

15.12 Kitchen Exhaust
Externally ducted mechanical exhaust system to kitchens.

15.13 TV & Internet connections
Points for free to air television in living and master bedrooms.
Provisions for Pay TV cabling to the living areas and master bedroom areas. Owners will have to liaise with a Pay TV
provider to arrange installation and subscription to this service.
A phone/data line in each individual apartment.
NBN (or similar) provisions to one central location. Owners will have to liaise with a service provider for broadband
services.

15.14 Automation
The Diamond Residences include automation allowing remote control of air-conditioning and selected lighting to
Kitchen, Living and Dining areas.
This is available as an upgrade option to Emerald & Ruby Residences.

15.15 Intercom system
Coloured video intercom system will be provided to each residence.

15.16 Security
Security swipe/fob access to car park and building access points.
Security swipe/fob access to individual apartment levels.
Key access to apartment entry doors.
CCTV to public areas as required.

15.17 Mail
Individual lockable letterboxes located in common property area/s.

15.18 Pets
The Body Corporate By-Laws permit one pet per apartment, subject to conditions. Refer to by-laws in Community
Management Statement for details.

15.19 Access Points
Residents access will be via:
• Level 02 Main Lobby, access on ground floor from Margaret Street.
• Level 04 Retail Level, direct access to retail / F&B, no guest entry to QW Residences from this level.
• Level 07 Residential Amenities level, direct access to IRD open space, no guest entry to
QW Residences from this level.
Residents’ guest access will be via the main entry lobby only on Level 2 (being the ground level).
It is noted that Level 26 Sky Deck is not accessible directly from within the QW Residences footprint.

15.20 Lifts
There will be six (6) lifts servicing the residential apartment levels.
• Three (3) residential lifts serving Emerald and Ruby Residences from Levels 8 through to 44.
• Three (3) residential lifts serving Diamond Residences from Level 45 through to 64.
All six (6) residential lifts will service levels B2, B1, 00, 02, 04, 07 and 07M.
Two (2) residential carpark shuttle lifts will operate from levels B1 to B4, to serve basement carparking levels.
Residents will need to transfer from the main residential lifts to the shuttle lifts via B1 or B2.
Levels B3 and B4 are only able to be accessed via the shuttle lifts from Level B1 or B2.
One (1) shared public lift (IRD) will grant access to Level 1 for bicycle stores.

15.21 Car Parking
Secure residential car parking areas are provided within the car park Levels B4, B3, B2 and B1, with secure sliding
gates (or similar) on each level.
Residential car parking will be accessed through the IRD car park, via multiple points including Margaret Street and
William Street.
Residential car parking will comprise a mix of car parking spaces including standard singles, standard tandems,
small singles, and small tandems. Some car parking spaces will include storage lots.
Car Park Levels B3 and B4 are only able to be accessed via a Shuttle Lift from Levels B1 or B2.

15.22 Bicycle Parking


Bicycle parking areas are provided within the car park levels, and will be located and accessed via the secure
residential car park.

15.23 Storage
There will be a limited number of storage areas available to purchase, including both independent and associated
with car spaces.
Stores are located on the car park levels.
Please refer to price list for availability and pricing.
16.0 Building Services

16.1 Fire Detection


A combined fire sprinkler and hydrant system shall be provided throughout QW Residences in accordance with the
requirements of Australian Standards and shall comply with the requirements of all of the relevant authorities, local
government laws and current standards, codes and regulations.
Local smoke alarm and sprinklers will be installed in each individual apartment.

16.2 Hot Water System


A hot water system will be provided as part of the centralised heating hot water infrastructure, providing hot water to
the apartments.
A hot water sub-meter will be supplied for each apartment.
The cost of supply for the water for hot water use will be paid by the residents based on individual consumption.

16.3 Water Meter


A main cold-water meter will be provided for the common property.
A cold-water sub-meter will be supplied for each apartment.
Cold water supply is paid by the resident according to the cold-water sub-meter reading based on individual
consumption.

16.4 Electricity Meter


Apartment power is individually metered and part of an embedded network scheme.

16.5 Gas Meter


A main gas meter will be provided by the supply authority for the property with Natural gas supplied to each
apartment for the connection to cooktop only.
Sub meters will not be provided and will be paid by the residents based on a fixed rate invoiced by the retailer.

16.6 Rubbish
Enclosed garbage and recycling chute located on each residential level.
Bulk refuse, polystyrene waste and packing waste areas will be in the Level 00 Loading Dock.
Queen’s Wharf Residences will connect into the IRD wide automated waste collection system.
