Declaration of Covenants, Conditions and Restrictions

Article VII

Plans for any building, structure or modification, including those of a personal,


temporary or non-permanent-type, to be placed or constructed upon any
property shall be submitted to an Architectural Control Committee appointed
annually by the Board of Directors and shall show the size, exterior materials,
design and plot plan for the proposed construction. One set of such plans shall be
left on permanent file with the Board of Directors. The construction of any such
structures shall not be commenced unless and until written approval of the plans
for the structure has first been secured from the Architectural Control
Committee. Written approval or disapproval of such plans shall be given by the
Architectural Control Committee within 30 days from and after the receipt
thereof. Approval of such plans shall not be unreasonably withheld, and in the
event of disapproval of such plans, a written statement of the grounds for such
disapproval shall be given. The Architectural Control Committee shall be charged
with setting standards for external materials, including, but not limited to paint
colors, doors, decks, roofing
materials, siding and windows.

Architectural Standards Effective June, 2021

Section 1. Exterior Paint for Trim and Garage Doors


“Truax Grey” is the color which can be matched. Most paint stores can scan and
match the sample. The choice of satin or flat is up to you.

Section 2. Front Entry Door


One solid color choice may be made from the following colors, with variations of
shades from light to dark: 1. Charcoal Grey. 2. Burgundy. 3. Brown. 4. Blue.

Section 3. Deck Maintenance


For a natural look you may use a clear preservative or if stained use Behr #5013
Base Water-proof Stain & Sealer, #384 TH 3284 2923728
Section 4. Deck Materials, Designs & Trims
The Architectural Committee will review your materials and designs for approval.
Allow up to 30 days before construction for the reviewing process.

Section 5. Roofing Materials


Use asphalt shingles with the color to match existing roofing. Ridge vents may be
used in place of older-style metal roof vents. If replacement of a roof becomes
necessary on one side of a unit, it shall be a requirement of the Pine Meadows
Homeowners’ Association that the adjacent unit must replace their roof at the
same time.

Section 6. Siding
Siding should color-match existing siding and styles and be approved prior to
ordering by the Architectural Committee.

Section 7. Exterior Doors & Windows.


Replacement windows must be casement-style and shall be aluminum-clad in the
architectural bronze color. Either sliding or hinged doors are acceptable on decks
and patios. A picture of the storm door style needs to be submitted to the
Architectural Committee for review prior to purchase and installation. Storm
door color may be either architectural bronze or black.

Section 8. Handrails
Black handrails. Submit a picture of your choice to the Architectural Committee
for review before purchasing.
