a) Who is a real estate developer? What are the responsibilities of a real-estate

A real estate developer is an individual or company, that with the help of their math
knowledge, subdivides lands to sell and develops houses, buildings, and properties that
accompanies the investors needs while keeping in mind the value of a project in terms of
design, cost, utility, location, and more. They are also responsible to keep track of the
market and the best interest of there costumers while maintaining good relations with
governments and other professions. This is usually accomplished with a great reliance on
math formulas such as: {Gross Rent Multiplier (GRM) Formula, the Commission Formula,
Simple Interest Formula, Loan to Value Ratio (LTV), and more and a great reliance on
polynomial functions}.
b) As a real-estate developer, what questions do you ask your clients to make sure their

USA is divided into 4 regions:

region. Choose 3 regions and the same quarter (first, second, third or last) then fill in

To find the future of real estate values replace x by simply subtracting the year by
2010 and using a calculator calculate the outcome.
b) When do you believe the models are most accurate? Use mathematical evidence to
support your reasoning in complete sentences.

I believe the models are most accurate in 2024 because it has the smallest value of x
which allows it to be more accurate and because the increase is very drastic that
means it’s not logical. Also, its just an estimate not a hundred percent correct. (
568380.584<783769.416< 1099702.632<1536059<6219945 ) as seen here 568380.84 is the
smallest y of the x 14 from the year 2024. The real state cant rise to 6219945 its
simply impossible.
c) Which region is projected to have the highest home value in 2030?

Region 2(1536059>−684207>−1533975.6 ¿as seen here the region 2 is the highest home
value and the negative outcomes are simply impossible since the price can’t be
negative.

d) Which region appears to be growing at the fastest rate? Use mathematical evidence to
support your reasoning.

b) Based on the results of your calculations, would your company be able to bring all
three of your price points to any of the regions in USA before 2030? Use
mathematical evidence to support your reasoning.

Yes, my company will be able to reach all three of the price points at region 2 only it
will reach the price goal 800000 at august 2015 and 1000000 at September 2016
and 1250000 at October 2017 but in region 1 and 3 the company won’t be able to
reach the price points at any year. I found this data by replacing y by the price point
at all the regions and then adding the possible x values to 2010 as seen previously.

b) When you plan to buy a new home, how do you decide which home value is the best?
Elaborate your answer in complete sentences using the math skills you have applied
in your project.
I decide which home value is the best according to surface area of the house compared
to the price, I compare the location for example a flat in a building next to Burj Khalifa
wouldn’t cost the same as a flat in Sharjah and a villa with a beach view won’t cost the
same as a normal one. Not just that I would also investigate the weather of that area,
the location, the design modern or classic and the facilities. I would also use data to see
what location would have a increase in prices after a certain time just in case I was
interested in selling my house after sometime I will do this by creating a polynomial
function using data collected on the location and checking the weather the properties
cost will be increasing or decreasing in the future.
