Re : FINAL DEMAND

Dear Ms. Garcia:

We write for and on behalf of our clients, Mr. Joel M. Candare and
Kristiana Marie V. Candare, who referred to us for appropriate legal action
your continued refusal to return to him the amount of Philippine Pesos:
Three Hundred Thousand Pesos (Php300,000.00).

Based on evidence made available to us, you offered to sell to our

client a parcel of land located at Villa Remedious, Calamba, Laguna and
covered by Transfer Certificate No. 060-2016013050 for the total amount
of Four Million Five Hundred Thousand Pesos.

A Contract to Sell was drafted to effect the proposed purchase of

the subject property and as per agreement between you and our client,
the amount of Three Hundred Thousand Pesos (Php300,000.00) was
released by our client in your favor to serve as downpayment for the
proposed sale.

Unfortunately, the said sale did not push through without any fault
on the part of our client. Consequently, our client demanded from you to
return to them the amount of Three Hundred Thousand Pesos
(Php300,000.00) considering that the said purchase did not push thru nor
the Contract to Sell was ever formalized.

However, according to our client, you continue to refuse to deliver

to them the amount of Three Hundred Thousand Pesos (Php300,000.00)
despite repeated demands.

Needless to state, our client suffered damages by reason of your

failure to comply with your lawful obligation.

In view of the foregoing, FINAL DEMAND is hereby made upon

you to pay or return to our client the amount of Three Hundred Thousand
Pesos (Php300,000.00) within a period of Ten (10) days from receipt
hereof. Otherwise, we will be constrained to file all appropriate civil,

 criminal and administrative actions with damages and interest against you
in order to protect and vindicate the rights of our client.
