ABSTRACT
A four storey central office for public and private a project that the

people of masbate surely needs since The current time is bursting with

exceptionally depleted and active individuals, where people want to conserve

their time and energy to do things in one and by that, they want an easy access

to all of their needs.

However, the four storey central office for private and local faces the

following problems: space and ventilation, customer’s traffic flow space, entry

and exit ways/ space planning, the availability of a central office within

masbate city area, and the proper requirement in cutting down trees for

structural improvement of the area and the Existing structures inside the lot

area.

This project aims to build a 4 storey central office within Masbate city

area located at Rosero street Masbate city with allotted area of 100 to 150

square meters. This project aims to provide both public and private office in

one place or infrastructure where you can find all different variants of offices

that the people needed.

Significance the project basically regards the improvements of the local

economy as it consists of different offices in a single building, and it widely

contributes to the progress of the city where it is made and constructed. It is a

large provision to the sector of the construction and infrastructures. It also

gives several benefits to the city and especially, to the people of Masbate

province and Masbate city. The project is a single building comprising

different offices in a way to improve general economy, public and social

movements and interactions, and to the environment.


INTRODUCTION

A central office is an established composer of public and private offices, which

provides full service intended for the people in the community. A central office

is frequently located in the middle of an area or space. The current time is

bursting with exceptionally depleted and active individuals, where people want

to conserve their time and energy to do things in one and by that, they want an

easy access to all of their needs.

When central office is established, the need for travel will decrease.

Costumers take time travel and incur travel cost when they shuttle from one

location to another. Having a central office will allow them to do all of their

activities in one place. We need a place that is accessible, technologically

advanced and must be able to accommodate the specific space and equipment

needs of the customers. This proposal aims to help customers manage their

time and effort. It will also improve the quality of life for the community.

However, the four storey central office for private and local faces the

following problems: space and ventilation, customer’s traffic flow space, entry

and exit ways/ space planning, the availability of a central office within

masbate city area, and the proper requirement in cutting down trees for

structural improvement of the area and the Existing structures inside the lot

area.
As for the researcher these kinds of problems are to be solved by the

following: ventilators such as windows, fans, doors, air conditioning system

and the proper allocation of space. A Well-built and designed interior and

exterior , not to cause traffic inside and outside of the said central office. The

entry and exit ways must be also well planned must be available in all sides of

the building where it is convenient for the customers to get in and out of the

building.

OBEJECTIVE OF THE STUDY

This project aims to build a 4 storey central office within Masbate city

area located at Rosero street Masbate city with allotted area of 100 to 150

square meters. This project aims to provide both public and private office in

one place or infrastructure where you can find all different variants of offices

that the people needed.

It aims for the general public, economy, and environment. To the

general public, the project aims to provide a single infrastructure that consists

of different offices to reduce the fare expenses of the commuters, and as well

for the vehicle owners to reduce their gas expenses. The project also aims to

the workers of the offices to provide the best working environment and spaces

where people, not just workers but the general public can unwind and rest or

relax after a period of work and errands. On the other hand the project will

uplift the welfare and the economy of Masbate city

The main objective of this project is to build and provide a well built and

designed 4 storey central office building for private and local. That will

definitely satisfies the needs of masbatenos which is the availability of central

office.
STATEMENT OF THE PROBLEM

1. The availability of a central office within Masbate city.

2. Inconvenience of private and public offices

3. Traffic congestion problems and lack of parking spaces within the offices or

any establishment’s around Masbate City.

SOLUTIONS

1. Building a 4 storey building that composed of public and private offices, the

said project will provide the citizens the comfort and convenience to their

different errands.

2. The 4 storey building will be that one place that will provide the convenience

of the public and private offices.

3. The centralized office will lessen the traffic congestions within the city and

will provide enough parking spaces for the citizens.


BACKGROUND OF THE STUDY

Masbate is divided into three islands Masbate, Ticao, Burias. August 16

2000 President Joseph Estrada signed Republic act 8807 converting the
municipality of masbate into a component of city. In a plebiscite held later that
year Masbatenos voted 7,800 to 3200 in favor of cityhood laid on September
30, 2000 the commission on elections regional office in component city.

Masbate city was recognized by the Philippine chamber of commerce


and industry as top 4 awardee nationwide in the 2013 most business friendly
Lgu award ( city level 3 category ). The cioty is also cited as the 20th most
competitive city among 143 cities in the Philippines. The city is the center of
trading activities in the province it serves as the intra distributor of almost all
commodities being traded to other municipalities in the culture province.

As of today, Masbate province and Masbate city continues to improve its


infrastructures and economy. Masbate province and Masbate city has various
offices both private and public like Social Security System (SSS), Landbank of
the Philippines, DILG provincial operations office, city health office, pag ibig
fund, city agriculture office, BIR Bureau of internal revenue, TESDA, Public
employment service office and more. But the problem is that these offices are
located in different places or streets of Masbate it is difficult for the citizens to
go after one place to another especially if they were having errands in two or
more public and private offices.

The project proposal is a building consisting of different offices. It is for


the office-sector workers and to the public to easily interact with and do their
work and errands. Mainly, an office is a room, a set of spaces, or a structure
used for business, economical, professional, or governmental purposes. The
offices in the single building give significant roles to the city where it is
located. The offices are giving opportunities to the emerging public to have
jobs. The project is a useful and effective way to create an area compressing
different offices to save spaces in the city where almost all areas are already
occupied.
DESIGN, SCOPE AND LIMITATION

The project is a 4 storey building for public and private, the given lot

area has a phasing in different streets within Masbate city. Ibingay street ,

Capitol road and Rosero street with a total allotted area of 383.20 sq.m and

with the actual size of 150 sq.m for the said building. The 4 storey central

office project will be divided into different public and private offices.
