LAND APPLICATION BY GAMBIA HOTEL ASSOCIATION.

PLANNING BRIEF

1: Preamble:

The Gambia Hotel Association has intention of developing a head office building within
the TDA. The preferred location is within the existing built up area around Kotu point
(Palma Rima hotel) .Measuring 0.5 hectares approximately. Consideration is given to
the open space and the green area adjacent to the site considering the fact it will add
value to the proposed development.

2. Aims:

This planning brief therefore aims:


1. To comply with dictates and tenet of Tourism Development Master plan
2. To comply with The Tourism Development Regulation
3. To take into consideration all the environmental implications of site development.
4. To develop high quality Institutional complex in accordance with the recently
established need-gap for such a development in The Gambian tourism industry.
 To highlight the development potentials of the site.
 To achieve sustainable development of the sites making sure that existing
important features are successfully incorporated and that the development
achieve a distinctive character that enhances the area.
 To create a development that knit into the existing resort area.

3. Preferred Location:

The Head Office building and training centre is to be located within TDA. Preferably
behind Palma Hotel. The site should measure at least 0.5 hectares). The site is
bounded on the southern part by Palma Hotel while on the Eastern and western and by
TDA waterfront.

4. Location

The site for the proposed head office shall be located along the designated Institutional
zone of the Tourism Master Plan and situated adjacent to Palma Rima Hotel. The site is
strategically located as it falls in the area that can be utilized for high rise institutional
building. The estimated land size is 50x50=2,500 Square meters approximately. It is
envisaged that the proposed, will complement other uses, viewed in terms of the
general land use system in the area. The project will also increase the land values of
adjacent properties
Topography

The site area is generally flat. The proposed site portion as confirmed by our
representative is relatively flat, and free from physical constraints. It slopes in the east,
west direction making the terrestrial configuration suitable for the development of an
Office Complex.

Accessibility

The proposal is accessible by the Bertil Harding Highway; internally access roads will
serve the proposed development thereby affording access to the general public.

Adjoining Land Uses

The site for the proposed project is situated within the approved Tourism master Plan.
Other Land-use in the area includes several Hotels properties, Restaurant, shopping
centre, and green area which has been declared a RAMSAR site and earmarked for
protection.

Infrastructure Facilities

The proposed location is favored by existing infrastructure facilities. As a result, the


proposal will derive maximum external and internal economies for survival. Available in
the area are telephone, roads, electricity, sewage system and drainage channels most
of which could be tapped to serve the proposal through extension. All these are added
advantages to the proposed development when fully operational.

Development Constraints

The only constraint identifiable in the area is the sewage pipe which runs parallel to the
site and may need a setback that would reduce the area of the site.

6. .Opportunities:

There a lot of opportunities that favours this development proposal. These are:
 Complimentary surrounding developments in the immediate vicinity and around
the site,
 All grades of network of roads
 Creation of pedestrian and vehicular links through and between the site and the
surrounding vicinity.
 Easy connection of electricity and telephone lines to the national grid
8. Conclusion:

In the light of the foregoing analysis, we request for the Gambia Tourism Board to
consider allocation of the whole site measuring 50x50 meter square (approximately
0.25ha.) This will enable the project achieve its desired goals of building high class
institutional complex that is much needed in the Gambian Tourism Industry.
