Eventide Detroit Lakes – Project Description

The Project is planned for 1392 and 1435 East Shore Dr. in Detroit Lakes, MN. The properties are
currently owned by Van Raden Homes, Inc., and Eventide Detroit Lakes, LLC has a purchase agreement
in place for the properties.

There will be a mixture of unit types in the community, independent living apartments will range from 1
to 3 bedrooms and range from 770 square feet to 1,400 square feet. Assisted Living will have a mixture
of 1 and 2 bedroom apartments. Memory Care consist of 20 suites in a neighborhood model.

Town Center Amenities

As part of creating a continuum of care community there will be shared amenities for all residents, and

Parking

The project includes a total of 155 parking spaces. This includes 75 surface parking spots, 76 spaces
under the independent living, and 4 spaces located at the pavilion. The current parking plan meets the
city requirement that 8% of interior parking be landscaped areas.

Landscape Plan

The landscape plan is being drawn concurrently with city process; initial draft of this plan will be ready
for initial City Council Meeting in November for conditional approval at the December meeting. Focus
has bee to meet all city ordinances for open space, preserve wetland area, and buffer Eastshore Drive
traffic from main building and parking lots.

Pavilion

The lake shore property on the west side of Eastshore Drive is planned as a resident gathering area, with
living room, bathrooms, and residential kitchen where residents can gather and enjoy the lake. The
dock is planned to use for programmed pontoon rides and has 1 additional space for day docking for
family members to pick up residents. The architectural team is working to design a one-story building
roughly 25’x50’, no more than 20’ tall, and include 4 parking spaces.

Community Impact Statement Eventide Detroit Lakes
Introduction/Objective

Eventide Detroit Lakes is a proposed market rate senior living campus on the northeast side of Detroit
Lakes on Eastshore Dr. The proposed community will consist of 119 units in a continuum of care for its
residents with 75 independent living apartments, 24 assisted living apartments, and 20 suites for
assisted memory care.

Eventide is a faith-based, non-profit senior healthcare organization based in Moorhead, Minn. Eventide
provides a full range of lifestyle and service options, including independent and assisted living, memory
care, skilled nursing care and transitional care. With over 1,300 employees, Eventide serves over 1,200
residents daily at locations in Moorhead, Minnesota., and Fargo, West Fargo, Jamestown and Devils
Lake, North Dakota.

Market Need

As part of due diligence process, Eventide engaged Clifton Larson Allen to do a market assessment of
need for additional senior housing in the greater Detroit Lakes Area. It was determined that there is
unmet need already existing and with significant growth of seniors there will be additional need for
housing and care. The study supported the proposed number and housing types at Eventide Detroit
Lakes. The study is available by request.

Below demographic summary shows that the number of adult households age 65 and older in the
Detroit Lakes Area is projected to grow by 13.7% from 2022 to 2027 an additional 725 households.

Housing

A significant number of those residents that choose to move into Eventide Detroit Lakes will be
homeowners that will typically sell their homes. This will create an opportunity to for additional homes
to become available, many of which could be starter homes for young families.

Jobs

Eventide Detroit Lakes is projected to employ 30-40 full-time-equivalents, with a range of skillsets from
dietary aides, chefs, resident aides, nursing, and administration. Eventides history has been the long-
term employment and development of their staff. This creates a supportive community for staff and
residents.

Taxes

Although Eventide is a 501(c)(3), Eventide Detroit Lakes, LLC will pay real estate taxes equivalent to
similar multi-family apartment buildings.

Eventide Detroit Lakes, LLC is not asking for subsidy of any kind from the City, including TIF or tax
abatement.
