Types of Maintenance Works

 Generally building maintenance can be classified under the


following headings:

 Main Fabric – The regular maintenance of the structure of the


building including walls, floors, roofs, windows, doors, sanitary
fittings, drains, fire escapes, yards and roads.
 Internal Finishes – Redecorations of walls and ceilings,
replacement of floors surfaces and repairs to special finishes.
 Specific features (specially those used by the general public) –
all repairs to entrance doors and windows, including
replacement of doors springs/closers, replacement of glass.
 Cleaning – regular cleaning of parts of the building by
maintenance staff or outside contractors.
Types of Maintenance Works

 Engineering Services - This will include:

 Electrical services – the periodic inspection of surface


installations and major detailed surveys by professional and
subsequent execution of repairs found necessary
 Ventilation and air-conditioning – the periodic inspection of
installation, cleaning, lubricating and repairs including safety
testing
 Lifts – the periodic of installations, cleaning, lubricating and
repairs including safety testing
 Fire precautions – periodic inspection and repairs of sprinkler
system, fire detection systems, fire extinguishers and blankets,
hose-reels and hydrant
 Security installations – periodic inspection , cleaning, testing
and repair of automatic burglar and fire alarm system.
