 DRAFTING A PLATTED BOUNDARY:    COMMAND "BB" , TO DRAFT PLATTED LOT BOUNDARY,


SELECT ANYWHERE ON SCREEN, THEN GIVE BEARINGS WITH DIRECTIONS. FOLLOWED BY LENGTH OF
LINE. FOR DIRECTION OF BEARINGS USE NOS, SUCH AS FOLLOWS : VERTICAL LINE (00DEGREES,
00MINUTES, 00SECONDS)-    FOR NORTH(PRESS 8), FOR SOUTH    (PRESS 2)                                                             
HORIZONTAL LINE (90DEGREES, 00MINUTES, 00SECONDS)- FOR EAST(PRESS 6), FOR WEST(PRESS 4) 

FOR NE DIRECTION -PRESS 9, FOR SW- PRESS 1, FOR SE-PRESS 3, FOR NW- PRESS 7.

FOR E.G “BB"+ ENTER, SELECT NO. OF DIRECTION IN WHICH LINE LIES, GIVE BEARINGS NEXT TO IT(FOR
E.G. IF THE LINE HAS BEARING ""N89%%d 23'24" E "" and distance "90'"    After giving BB command it
asks for the bearing as now it is NE than enter 989.2324 where 9 is direction and 89.2324 bearing and
enter. Now it ask for the distance so enter it. and thus line with bearing and distance comes.

After drafting whole lot we need to do the rotation. Where MP command is used for move point. Enter
MP Enter Point no. which you want to move and select the Corner on lot where you want to move that
Point.

Then Use TP command to rotate points as required.

 Enter REF(REFRENCE) Select bearing of that line on which rotation has been done. According to
it add direction(N,S,E,W,NW,NE,SE,SW) and if the rotation is done on the property line select that point
(and for the same way if it is center line/ right of way line).    ROTATION SHOULD NOT BE ON REAR SIDE. 
If the lot is in 90 deg. click on assume.
 Enter BF (Measured Boundary) Connect Point to point for getting Measured Boundary. If there is
a arc in the lot Enter BF C (Select entity) and join the next point.

 Enter RW (Right of Way) On the side of road Pick 1st point Pick 2nd Point of (Platted boundary )
click Outside the Boundary enter "+", if the road name that pops up is correct otherwise enter the road
name. Enter the road width.( By this center line comes with the road name and tie)

 Enter CRW (Curve right of way) and procedure same as that of RW.

 Enter PVT (PAVEMENT) Click Center line Enter Asphalt width , width of curb,    distance to walk
and walk distance.

 Enter Tab2 for creation of table    Table to start (click within the frame but outside the property
where you want to create table ) Select Entity (select measured only)

 Enter CD2 for (curve data) Select Entity. click within the frame for entering curve data

 Enter Lot (lot block text) if no. is correct say enter otherwise enter the no. Select middle Point. If
you want to change the block no. B(enter)

 Enter VC (vacant lot) to label vacant lot enter VC and than select the building lot no.

 Enter LL (extend line) Select entity

 Enter HH (Building Drafting) Pick a base point distance along x axis and similarly for the distance
along Y axis. if any line is on 45%%d than enter D. and diagonal distance. Fillet the building lines at the
end but make sure it should be on rear side.
 Enter OL (Secondary Lines) same function as of HH but used for the area rather than building.

 Enter Al (Align) Whichever be the longest distance within the building points draw a line
between them, and same

 Enter (WL/WC) for walls and continuous walls respectively, for a wall enter WL then enter width
of wall and select points. For continuous wall, draw a line connecting all wall points then command WC,
enter the width of wall and select line.

 Enter GH (Group House) Select entity to Group.

 Enter TXRT (Text Rotation) Select entity to rotate.

 Enter XX (Covered area)

 Enter RLM (Rectangle move) Pick a base Point , Enter/Pick distance along X & Y direction,
Distance in X and Y. By this rectangle will move to the specic point

 Enter FL (Fence) Select the Fence type, Pick a base point Distance along X & Y direction or for
pick point, Enter P and join the fence immediate after that Enter X and click on the Fence the description
of fence will come on it

 Enter TE (Text Rotation) Click on the text to rotate and the line which you want to rotate

 Enter ZX (labeling) to label various building parts command ZX, then select the required label en
select on that specific part. for e.g. if u have to label a a/c the command ZX , select A/C text then select
near a/c in drawing.

 Enter HPORIGIN(Hatching) Click where you want to hatch and Give command HAT Select the
Hatch Pattern Select entities for hatching. ALL THE BOUNDRIES FOR +ATCHING MUST BE CLOSED.

 Enter FF (Fence ties) Click on the Fence corner and drag it downward towards direction of fence.
Ties should not be given if the distance is greater than 5'.

 Enter DR (House ties) Front 1, Back 1 and 1 on each side. Preference to house ties shall be given
from the building corner and whichever be the nearest to the measured boundary that tie should be
taken.

 Enter CMTX(monument texting) to label various monuments, such as fip, fir, fxcut, fnd, fdh, etc.
while labeling adjoining monument points such as pc, pt, prc, pcc, bc select the one which is applicable.

 Enter EE (Easements) to show and label easements, after EE comand enter offset distance and
then select the applicable easement type, after that select line from which we have to show an
easement, for label select on same line.

 Enter SB(Setback) enter setback distance and then select the property line from which we have
to show SB distance and then select SB for labelling.

 Enter NOT(Point Of Interest) This command is used in case there is violation of easements, if any
fence, building, walls, a/c pads, c/s, sheds, garage encroaches in easement then points of interest for
same encroached parts must be given. for that give NOT command, followed by subcommand N, select
the part which is encroaching into easement and then select the easement text after that select near the
encroaching part to give no. to it, follow the same for remaining encroaching things and at the end
update the point of interest on surveystar.

 Enter TM (paper space to model space and vice versa.

 Enter RECENTER to locate the drawing at the center of the paper space, and adjust the drawing
as per paper space.

POINTS TO REMEMBER
 All the covered /screened porches, patios, pool should be shown covered with the dashed line
using “XX” command. Fence tie should be given at every break.

 If there is a witness corner on any line of the property. Then measured line should be drawn
monument to monument and further it is lengthen to length that of platted line and calc point is to be
created at the end of the line. And witness distance must be shown below monument label .For e.g. if
platted line is 100 ft but after drawing measured line monument to monument it measures just 95 ft.
Then measured line should be lengthen to 100 ft. Calc point should be created at the end of the
measured line.

 If subject lot consists of 2 or more lots, then middle lot lines shall be shown in “ADJ” layer type
with “dashed 2” line type and “252” color type.

 If road name on plat map and goggle differs then formerly known road name should be labeled
below current road name with text height ratio 0.8

 When bearings are not given on a plat map but line direction is given instead such as North, East,
south, west, and then instead of labeling whole bearings one can just mention the direction.

 If type of easement applicable to the lot is same and fence type encroaching over these
easements is same then no need to give separate point of interest for each encroachment just keep the
same no. for the same encroachments.

 While showing a plat tie if it’s a POINT OF CURVATURE then curve after it must be drawn
 AC pad and P/E (pool equipment) does not need to hatch.

 Edge of water line should be on “water” layer and top of bank should be on “SEC” layer

 If plat tie is shown at PI then both the intersecting centerline with respect to road name must be
shown.

 If Block corner is shown as a plat tie then name of adjacent road should be label.

 Property should not be aligned on “set” monuments.

 Building overhang portions should be drawn with “OH” command.

 Arc details shown must be change with respect to curve details provided on plat map for
particular curves.

 If there are no bearings given on a plat map, and angles are given instead then “B.R. PER PLAT”
shall be replaced with “B.R. ASSUMED”. And we show both platted and measured bearings.

 If lot is drafted without angles and bearings then “B.R. PER PLAT” shall be replaced with “B.R.
ASSUMED”. And we show measured bearings and distance and platted distances only.

 If road has a tract name or shown as an easement then same road name or tract name must be
labeled below road name.
