WHY JLL?

Being a finance enthusiast, commercial real estate is


one of my areas of interest and JLL being a major player
in that segment makes this opportunity even more
appealing to me.

JLL’s approach towards adopting new technology shows


the agility of the company, therefore by joining this
company I’ll get to learn more about what the future
holds in terms of innovation and technology.

At a personal level, I share the same values with JLL, i.e.,


to give back to the society or community at large.
WHAT ARE MY
EXPECTATIONS?
I want to learn about the knowhows of Market Research
via various strategic approaches used by the company.

Though I’m open to explore all the departments, I’d like


to learn more about the capital markets division. I want
to understand the methods and approaches used in
project finance valuations, sourcing deals, managing
timelines, assumptions behind the financial model etc.

I want to build a professional relationship with the team,


and I want to continue those relationships after my
internship with JLL as well.
HOW WILL I
CONTRIBUTE?
I can leverage my networking skills for the business
development activities of the company or for an
individual division.

I’m skilled in preparing pitchbooks, financial models


and presenting them to the potential clients and to the
management as well.

I possess negotiation and public speaking skills which


can be utilized for fund raising or sourcing activities.

Apart from the aforementioned, I’m open to unlearn


things and relearn so that I can be at par with
company’s best practices.

CURRENT TRENDS - We can see that there is a rapid ‘hybrid
work culture’ adoption in the country, which is predominantly
due to the pandemic. But the companies are encouraging it and
they are trying to approach this culture with a long-term
orientation. Mainly because the companies are staying cost
efficient, and they are showing a healthy bottom line despite
economic turbulences.

THE WAY FORWARD – Although India is known for its high-tech


financial services, most of its work force is employed in
occupations that cannot be done remotely. On the other hand,
tech companies have announced permanent adoption towards
remote work options.

The Pandemic along with the tax rates have significant ripple
effects in the commercial real estate industry. ‘Currently cities are

The Commercial real estate market in India is
segmented by type (Offices, Retail, Industrial,
Logistics, Multi-family, and Hospitality), and key
cities (Mumbai, Delhi NCR, Bangalore, Hyderabad,
Chennai, and Pune).

Even before the pandemic, the shift to working


remotely emphasizes the importance of home offices.
Many multifamily developers were already building
co-working spaces into their rental properties. And
while the pandemic may have made those spaces less
accessible, they’ll be much appreciated in the future.

INFERENCE- The fears of continuous slide in
commercial real estate are misplaced. Moving
forward, Work From Home (WFH) will not
replace work from office. As the COVID-19 crisis
blows over, work from office will increase,
positively impacting workspace demand.

WFH may result in reduced demand for office


space in central business districts (CBD). But
then, it will be compensated by increase in office
space demand in suburbs and tier 2-3 cities as
BPOs and IT- enabled services prepare
themselves to set up offices in smaller cities.

Royapettah is the oldest and prime residential cum commercial neighborhood in Chennai.
Marina Beach is one of the tourist attractions near to this locality. It is home to many

The locality is tremendously benefitted from metro connectivity through the Thiruvallikeni
metro station along the orange line of the Chennai metro that is 3km away. Major roads like
