Client Brief and Requirements

The client – SNS Developers (Pvt) Ltd. has proposed to develop a multi-story commercial
Building and residential building which can achieve the Gold Status from Green Building
Council Sri Lanka. In addition, that following points also to be considered in the design of the
development.

● A total floor area of 8000 m2. (Excluding parking), which includes: (Office spaces, shopping
stores, entertainment center including cinema and auditorium and restaurant).
● Children’s play area, exercise walkways, and recreational areas to cater to the needs of the people
visiting the premises.
● About 50% of the floor area should be allocated only for residential purposes

Use of Construction Materials

● The proposed structure can be constructed with Reinforced Concrete or Steel. Sustainable
construction materials to be used for all the possible areas.
● Recycled material to be promote in the building construction.

Facilities and Energy

● Air conditioning to be designed with minimum carbon footprint.


● Natural light and ventilation to be used to the maximum in the design to reduce energy
consumption.
● Rainwater harvesting has been used for landscaping at the design stage.
● Solar PV systems have been implemented.
● promote low emitting & fuel-efficient vehicles and carpool/ vanpool vehicles inside the
parking.
● Use of double skin and closed cavity facades.

Proposed Landscaping

● Landscaping to be provided along the building and to be comprised of native plants as much
as possible.
● Maximum amount of rainwater to be use for landscape maintenance

ARCHITECTURAL BRIEF

Design considerations

The project plan mainly aims to promote the construction of a mixed development that would
cater to the requirements of the people engaging in recreational activities while providing the
basic needs of people visiting Nuwara Eliya. The building is expected to be a mixed
development project and it will consist of office spaces, a shopping complex and residential
apartments and parking facilities within the building.

● Planters, courtyard, and green roof incorporated in the design to,

3. Help cool down the building
4. Natural ventilation

6. Aesthetics

● On site sustainable conservation methods- Treatment plants / solar power generation.


● Solar water pumping system.
● Use of a drip Irrigation system which will be incorporated throughout the building which will
make a maintenance free gardening system.
● Sustainable interior design -Interior water body, green office concept.
● Use only a 50% percent of land area for the building.
● Landscaping.
● Grey water management System.
● Solid waste Management System.
