TIME DETAILS TO REMEMBER

o 1 day:
 Verifications and certifications of lines and levels from a licensed surveyor shall be certified to the
architect within 24 hours from discovery (UAP Doc. 301)
o 5 days
 Within 5 days, building owner must have a written explanation after the receipt of notice about any
building code violations from authorities (OBO)
 BFP submits report and recommendations on revised plan from OBO
 BFP issues FSIC within 5 working days after endorsement of OBO of final inspection
 Repairs and corrective work shall be done within 5 days from the written notice (contractor)
o 7 days:
 Start of contract time after receipt of NTP (UAP Doc. 301)
o 10 Days:
 Owner of excavation notifies adjoining property owners before starting excavation 10 days prior.
 Contractor shall request from owner supplied materials 10 days before needed.
 Contractor notifies the architect of starting, suspending, or resuming the work 10 days prior.
 Contractor shall remove all condemned work or materials within 10 days from notification (if not, the
owner can auction or sell them)
 Insurance provider of contractor cannot cancel insurance policy without notice to the owner 10 days
prior.
o 15 days:

NBCP

 Within 15 days, OBO shall issue the building permit


 Within 15 days, applicant can appeal to the non-issuance of BP to the secretary.
 Within 15 days from receiving, the secretary replies to the appeal of BP non-issuance.
 OBO notifies the building owner 15-30 days before annual inspection.
 For structures deemed to be demolished or repaired, occupants shall vacate the building or repair the
building within 15 days from receipt of order.

RA 9266

 Effectivity of RA 9266 after date of publication.


 PRBoA Decisions on administrative cases becomes final and executory 15 days from receipt of notice

 Architect acts within 15 days from receipt of request of payment (issue/hold requests)
 Owner acts within 15 days from receipt of approved request of payment.
 Contractor can claim for adjustments involving questions of fact.
 Contractor can claim for extra cost after receipt of the instructions.
 Contractor can notify about the delay caused by owner/architect after recognition of such delays.
 Defects (expected) caused by inspections of architects shall be repaired by the contractor within 15 days
at the contractor’s expense (unless found to be caused by the owner)
 Contractor submits breakdown of work and corresponding (BWCV)
 Contractor seek clarification from the architect 15 days before the bidding about the requested
competency of sub-contractors.
TIME DETAILS TO REMEMBER
 Contractors notify about the work suspension or implementation of contract (due to major reasons like
court order of 30 days or failure of architect or owner on request for payment or on payment after the
award by arbitration)
 The architect shall render decisions on disputes between owner and contractor regarding construction,
progress or interpretation of contract documents (otherwise, either party will demand arbitration)
o 1 Month (30 days)
NBCP
 Certificate of occupancy issued 30 days after final inspection
 Protective fence or canopy is removed after use
 Validity of ground preparation and excavation permit (unless superseded by building permit issuance)
 Regular inspection of construction ladders used for construction, and ropes and cables used joisting.
 If annual inspection fee is not paid within 30 days from deadline, 25% sub-charge is added\
RA 9266
 Within 30 days, PRBoA is to submit a report licensure examinees ratings to PRC.

 Maximum interval of requests for payment is 1 month.
 Progress photo shall be taken every month.
o 2 Months (60 days)
RA 9266
 After the effectivity of RA 9266, within 60 days, PRC and PRBoA has adopted and promulgated its IRR,
Code of Ethical Conduct, and Standards of Professional Practice.

 Period of making good of known defects or faults (inspected fair, wear and teaer) is maximum of 60 days
from issuance of certificate of completion (rectification)
 Performance and payment bonds expire after 2 months from final acceptance of work (replaced by
guarantee bond)
o 3 Months
 Release of retention after the date of final payment
o 120 days
 BP expires or becomes void if work is suspended for 120 days
 If left open for more than 120 days, excavations will result in grave violations
o 1 year
 BP expires or void if not commenced within 1 year
 Coverage of guarantee bond (30% of contract price) after final acceptance of work
 Contractor is responsible for all defects caused by faulty materials and workmanship within 1 year
(basically what the guarantee bond is for)
