Project Details
1. The Scope of Work:
The proposed project involves the construction of Warehouse Complex in………………….
With all associated facilities and a total built up area of approximately 740 sqm. This
should not exceed more than 6 months from the date of project assignment.

 Earth Work.
 Building and implementing of all civil, electrical and mechanical work necessary
to complete the work.
 Removing existing trees and replanting them elsewhere as approved by Madayn
 Re rooting and shifting of all cervices connection wen it is required.
 Providing new power supply with all necessary arrangement (cable, meter,
MDB…etc).
 Cleaning and removal of material surplus and all other wastes from the site.
 If conflict exists between drawing and this document of specification, the
contractor shall refer to BIC for final approval.
 All other works deemed to be necessary to complete this project.
All of the above should be carried out according to BIC specification and regulation.

2. Tender’s Selection Process:


Madayn will evaluate the shortlist submissions applying a series of weighting to each of
the selection criterion and compare the relative efficiency and cost of the quotation.
The selection criteria cover:
 Quotation price.
 A brief demonstrated understanding.
 Resources available to the project, skills and experience of the project team.

3. Terms and Conditions:
The price may be quoted including all the cost such as labor, materials, taxes on
materials required, transportation… etc. No other extra charges will be entertained.

The payment will be in three stages as follows,

SN Payment Description
1 10% Advanced payment (after submitting of advanced payment bond)
2 30% Upon completion of plinth beam construction.
3 25% Upon completion of roof and related works.
4 30% Upon project handover.
5 5% As retention and will be released after the end of maintenance
period (12 months)

The contract agreement will be under a standard condition of contract for civil work. In
case of delay in work, a penalty will apply 100 R.O per day and with a maximum of 10%
of the total contract value. Quotation shall remain valid for a period not less than 90
days after specified deadline for submission.

4. Award of Contract:
The employer will award the contract to the bidder whose quotation has been
determined to be substantially responsive, has offered the lowest evaluated quotation
price and who meets the specified qualification criteria.

4. Award of Contract:
 The contractor should care about the existing building and facilities.
 The contractor should ascertain by himself of the location of all permanent main
services, maintain and protect these where affected by the works, and in no way
interfere with these permanent services without receiving the written permission
of engineer.

5. Contractor’s Supervision:
 The contractor shall provide a suitable supervision team full time on site. The
Contractor’s engineer shall have relevant successful experience of similar
projects.
 Full time engineer shall be at site.

6. To be informed:
 All missed subject which is not mentioned in the drawing or specification and it is
necessary for construction work, the contractor shall use the same materials of
the existing building in his cost.
 The contractor shall be submitting the constructing program during the kick off
meeting.
 The contractor shall get a client’s approval (signature) for all construction and
MEP items.
 The contractor shall be submitting RFI (Request for Inspection) before 24 hours
from any casting at site.
 If any additional work is required by the owner, it should be in written
confirmation. The additional cost and time period should also be finalized at the
same time.

7. Approvals from Public Authorities:


 The contractor shall obtain all clearance certificates and approvals required as a
prerequisite to connecting the works to the permanent water and/ or power
supply, including but not limited to, coordinating with the engineer to obtain the
necessary document from the Oman electricity and water corporations.
