The exact location of our project is in Brgy. Baay, Lingayen, Pangasinan. The total land area is 16,000 sq.

m. We proposed a mall in the Municipality of Lingayen because of several factors. Some of these factors
are to further contribute to the economic development of the Municipality of Lingayen, provide a more
convenient shopping facility to the community, provide job opportunities, satisfy people's wants and
needs, and promote stores, restaurants, and other business establishments or even the municipality.

STATEMENT OF THE PROBLEM

Currently, there are four malls in Lingayen which are Sun Plaza, Save More, CSI, and Magic. Even with all
these malls in the said municipality, many people from neighboring barangays still need to travel extra
miles only to visit malls from other places.

The study seeks to establish an applicable solution to the focal problem: What factors should be
incorporated in the proposed mall that will satisfy the people and guarantee economic development in
the municipality?

The main problem in the study is subdivided into minor problems for clear discussions and explanations.
These are the following minor problems that may arise due to the stated focal problem:

What will be the appropriate architectural and structural design of the mall that is to be constructed in
the proposed location?

What will be the designated facilities to be considered in the proposed project that will encourage
people to visit and shop?

What will be the advantages of the proposed mall that will be beneficial compared to other malls in the
municipality?

San Carlos Town Center is the newest commercial hub in the fast- growing city of San Carlos,
Pangasinan. Located at the junction of Rizal Avenue and Zamora Street, this 20, 000 square meter
architectural masterpiece will serve a million potential customers with an estimated buying capacity of
more than 1 billion pesos coming from nearby residential areas, academic institutions such as Virgen
Milagrosa University Foundation, Pangasinan State University, San Carlos College, Central College of
Pangasinan; Hospitals such as, Pangasinan Doctors Hospital, Virgen Milagrosa Medical Center,
Pangasinan Provincial Hospital; Government offices such as Land Transportation Office, San Carlos City
Municipal Hall; and many other establishments.

San Carlos Town Center guarantees a whole new level of customer satisfaction with its retail option such
as broad selection of local fashion brands to delight San Carlos’ trendsetters, choice of restaurants that
offers wide variety of food, a gaming arcade, and anchor stores like Centro Department Store that

Robinsons Place Pangasinan is the first full service mall in Calasiao, Pangasinan and the 30th one in the
Robinsons Malls chain. The newest and one of the biggest in the region, the mall boasts of a 32,000
square meter floor area on a six hectare property. It is strategically located between Dagupan City and
San Carlos City from which the mall is only a fifteen to twenty five minute ride away. Its Robinsons
Movieworld operates three cinemas and a 3D cinema which altogether provide a seating capacity of
over 1,000. The 3D cinema is the first in the region and among all Robinsons Movieworld to use the
XPAND system which features an active shutter method. This requires hi-tech 3D glasses that are
synchronized with the projector to provide the brightest and most crisp image. Anchored by Robinsons
