Urbanization in India is occurring at a breakneck pace.
In just the next 15 years, the number of people living in
cities is expected to double to over 700 million. The
speed of growth in cities poses huge challenges, but
also offers big opportunities. In response to the
growing size and influence of cities, the Indian
government has set a bold and ambitious urban
development agenda Smart Cities focus on their most
pressing needs and on the greatest opportunities to
improve lives. They tap a range of approaches – digital
and information technologies, urban planning best
practices, public-private partnerships, and policy
change – to make a difference, always putting people
first.
The challenge here is to design a living residential
conducive environment with a mixed income group of
based on their earning capacity.
The purpose of this Design Problem is to present
concepts that could make concrete improvements to
the urban setting at the neighbourhood scale to the
chosen Intervention Site. Mainly devoted to a
Residential program, this is also an opportunity to
generate models for wider application, answering to a
growing generalized shortage of homes in the city felt
in cities like NCR, Mumbai, Tokyo and many others.

The Site:
The Green field design intervention with the site
located in Dwarka sector 23, New Delhi
Area: 80633sq.mts.
Objectives:
• The Design should promote the Futuristic image
of the residential area in sub urban city.
• The intent is to design low rise/ medium rise
structures
• The Design must be developed in view of
Mixed- Use provisions of the MPD and TOD
provisions (If applicable).
• The building should allow for ease of circulation
and universal access to people of Different
abilities.
• It must incorporate suitable technology for
sustainability and building economy in the use
of material and energy.
• Design strategies that attempt to take advantage
of local climatic conditions to leverage occupant
comfort will be given credit.
• The design must display clear understanding
and interpretation of context.
• 15% reserve for EWS
Requirements: Bye Laws:
1. Variants of EWS, 2BHK & 3BHK Permissible FAR - 2
2. Open spaces [open green, children play
park] Maximum Ground coverage - 33%
3. Community Club and allied facilities Minimum Front setback - 15m
4. Parking (Underground & Surface)

6. Services:
