ARCHITECTURAL PROGRAMMING

Establish Goals

A clubhouse in a subdivision is a communal amenity that offers various kinds of


services for the homeowners as well as for the public. The facility satisfies people’s needs
through the services that it provides such as spaces for recreational activities, socializing, health
and food assistance, as well as gathering or event operations. Given that the project is to
redesign a clubhouse, there are things that should be considered such as adapting to the current
needs of the people and providing an environment that accommodates all people who wanted
or are interested in the services of the clubhouse. Therefore, the goals of this project are:

- To improve the service of the clubhouse which offers a common space/area for the
homeowners to socialize, and gather where they don’t need to hassle themselves to
find a place outside the subdivision to meet up with other people to socialize or
organize an event, also applicable to guests or public who’re looking for a place
where they can organize a private social gathering/event. This will be realized by
including facilities like Function Hall, and Restaurants.

- To improve the clubhouse service that provides spaces where homeowners and the
public can engage in various activities such as sports activities which include indoor
and outdoor sports/activities like badminton, basketball, volleyball, table tennis/
ping-pong, and board games specifically board games like chess, monopoly, as well
as scrabble. The said activities can be performed in a facility or space like an
enclosed and roofed area for indoor activities, and an open area for outdoor
activities.

- To develop a space in the clubhouse which offers a facility for people who are
interested in physical exercises. This space function particularly for the fitness and
health of the people it is servicing. The facility contains gym equipment as part of
its service.

- To provide a child-friendly environment where parents can ensure the safety and
protection of their kids. As the clubhouse offers a space for recreational activities,
children can’t handle or manage to perform activities that are focused on older
people, therefore providing a space mainly for children in this way they can also
engage in recreational activities that they can manage to perform according to their
age.

- To provide a space where the homeowners and public can have the opportunity to
search and gain knowledge by reading books. By providing such a facility in a
clubhouse, homeowners and the public don’t need to look and go to far places for
libraries.

- To improve the service that the clubhouse provides in terms of a facility where
people can meet their needs such as food and medicine. With this facility provided
by the clubhouse, homeowners and the public have the easiest access to their needs,
and with regard to the medicine and health assistance that the people demand, there
is a specified space that offers this kind of services such as a clinic and pharmacy

- To provide a space for the staff and experts as their office. As the community can
have problems or issues anytime that require professionals like architects,
engineers, or other experts to handle and work on the problem, in this case, the
experts should have an office or a post near or inside the community to immediately
cater the tasks.

- To develop a space that is intended for the clubhouse equipment such as a


maintenance room and storage room. Providing such space in the clubhouse gives
an order in separating equipment from the public access to avoid any problems or
accidents.

- To provide a space purposely for vehicles such as cars, motorcycles, and other
services that the people and the staff use. This space improves the traffic in the
subdivision because it organizes the parking areas in the place.

- To improve the space which offers a service that provides a separate lavatory and
toilet for the male and female users/guests, such as restrooms for men and women.
Improving such space offers a great service for the guest of the clubhouse that
results in the improvement of health and hygiene of the place.
Collect and Analyze Facts

GATHER DATA

o Primary Users- People inside the area (homeowners, and


staffs/personnel)

o Other Users- People outside or near the area (outsiders, and


visitors)

o Users to Consider

According to the Architectural Code of the Philippines,


calculating the occupant load of the project will be determined
by using the floor area and then dividing it to the unit area that a
person can occupy in the given area. Additionally, according to
the Engineering ToolBox (2003) for a clubhouse, an area
required for a person is 15 ft2 - 50 ft2 where every 1 ft2 is equal
to 0.0929 m2. Thus, the process of solving for the occupant load
of the clubhouse is the following.

Lot Area: 20,000 m2

Floor Area: 14,000 m2

Fixture Space: 4,000 m2

Parking Area/Landscapes: 2,000 m2

Unit Area per Person:

1.3935 m2 per 1 person (minimum 15 ft2 x 0.0929 m2)

Floor area/ Unit area per person= Occupant load

14,000 m2/ 1.3935 m2= 19,509 people

❖ Hence, given the floor area there are 19,509 people that
is the occupant load.
o Primary Activities of the Users (Primary Users)

Homeowners- Their primary activities are:

➢ Social gathering, and interactions

➢ Meetings, or conference

➢ Leisure activities

Front Desk Clerk- Their primary activities are:

Uncovering and Testing Concepts

o Mix Flow- The spaces in the clubhouse are placed based on how
their function handles the density of the guests. Area/ spaces
such as function hall, lobby, dining, and parking where there are
gathering of persons occurred. By doing this, people can
recognize where the areas that are intended for gathers and areas
that are for few or has neutral traffic, and also the space suits its
function like handling density of guests.

o Relationship- In this project all services are intended


particularly for the function of the space but there is one service
that is connected to some space. The restroom of the lobby has a
big occupied space which can accommodate 10 – 15 people in
each restroom (male and female restrooms) every 1 minute to 5
minutes and can be easily accessible by people who are in
emergency to use a restroom because the lobby is in the entrance.
The restroom in the lobby is connected to the library, children’s
park, conference room, and the office.

o Separated Flow- This concept refers to the role of the barriers


or railings in the path which separates people according to their
activities in the clubhouse. This also helps guests to recognize
one path from the other which leads to different activities or
spaces.

o Flexibility- As to what it is stated in the goals of this project, it


is to adjust to the current needs of the people, and to adapt to the
changes the time and trend brings. To provide the service that
the clubhouse offers, it must be included in the things to consider
the growth of the society in terms of economics and population.

o Security Controls- Given the number of guests, one of the most


necessary things to control and monitor is the safety and security
of the people inside the area. By installing security cameras,
locks, chains and employing security personnel, guests can
ensure their safety and protection inside the vicinity.

In this part, the spaces are determined for the requirements of the
activities done in the area.

Problem Statement

As the central part of a subdivision, clubhouses slowly starting to


improve and adapt to this days lifestyles, trends, and needs. In this way, people who live
in an enclosed village or community can experience all of the opportunities and services
it offers. As time moves and progress, clubhouses must go along with the flow of the
time and trend to serve its function and be beneficial to the people it serves. Redesigning
the facility is the most effective way for it to be flexible or to adapt to the current life.
From situation that has been planned, the lot area covered in the project is 20,00 sqr.
meter (lot dimension of 100 meters x 200 meters) and a floor area of 14,000 sqr. Meter,
the clubhouse must be redesign from its current situation of its services and functions.
The plan is for the clubhouse to be improve, adjust and adapt to the current times where
people have new trends, likes, wants, and needs. The clubhouse must meet the
expectation of its people, from its services and opportunities it offers to the people
especially to the homeowners and the public guests, and this must bring new experiences
with the feelings of being secure and safety in the establishment. The improvements and
advancements will result to the new design of the clubhouse that will bring new aesthetic
impact to the people with the colors, forms, and patterns that are noticeable in the design.
By providing all the services that the clubhouse could offer, guests such as homeowners
and the public, the clubhouse must have the equipment installed like for the heating,
ventilations, and air conditioning to make the guests comfortable and can have an
enjoyable, relaxing, and memorable experience. Ensuring the safety and security of the
guests is also one of the prioritized plans, as the clubhouse has the equipment and sources
to keep it realized such as security camera, locks, security sensor, water sprinklers for
emergency fires, railings, etc. The materials’ quality that makes up the structure of the
building is include in prioritizing the safety and security of the guests, however even the
quality of the materials used in constructing the building is highly commendable, it
doesn’t cost that much as well as in its maintenance of the building. Providing wide
spaces for the facility to effectively serve its function. In redesigning the clubhouse,
included in planning is how it will stand sturdily for how many years, for it to not just
serve the current era but also to adapt to the changes that the time may bring.
