General Important Notes:
The B.O.Q, Drawings & specifications are one unit and complete each other. The
1 price in the B.O.Q. should cover all the requirements to complete the items as per
the B.O.Q. drawings, specification and Engineer instruction.
The price is Lump sum and quantities in the B.O.Q. are approximated. The price

should cover the real quantities, ( if there is any difference) to complete the works.
All B.O.Q. items should been priced. If some items found non-priced, they will

considered as “Included”.
The client has the right to modify the scope of works. This modification by adding /
4
cancelling some items (± 20%) of the original items with the same prices.
The contract is lump sum contract but the client has the right to cancel some
5
items. That cancellation must be before the implementation of the items.
The Bidders must check the site, before the pricing to clarify the site
6
conditions.
The contractor shall submit the shop drawings, as built drawings, manuals &
7
guarantee letters.

A HVAC System
Supply and install complete HVAC system included all
requirements to complete the system.
1 Calculation the all AC system as per space and make the
report through qualified mechnical engineer and check the
existing available AC units, its enugh or need to add more as LS 1
per office area.
2 Make full service for exiting FCU (parts excluded) and
including removing and refix, cleaning all as required. NO 35
Complete as per engineer instruction.
3 Design, modification, supply, Installation, Testing and

Commissioning Galvanized Steel Duct work including hangers
and Support in accordance with SMACNA standards. Also
flexible round duct including tape straps ,hangers and
accessories, all flexibles shall not exceed 1.8mtr. Length max
and shall be bend freeIncluding. All diffusers ( supply & return
), volume control Motorized dumper and all other LS 1
accessories required to complete the work. As per Approved
Shop drawings and Engineer's Instruction and mentioned
below but not limited. Motorized dumper should be installed
in all offices and fix thermostat in each office. ( Note check
the furniture layout and make HVAC design accordingly )
G.I.sheet metal duct (Gauge 24) non flanged, including

volume dampers, supports, steel brackets, angular bars, drive
clips and all related fixing accessories with fiberglass duct
insulation, 25mm thick x 24 kg/m3 density including sealants,
adhesive tapes, straps, and related accessories. ( all
thermostat will be replace with new approval sample. )
B EXHAUST VENTILATION SYSTEM

Supply and installation the EXHAUST VENTILATION SYSTEM
included grill terminal, including flexible duct, complete with
fittings, hangers support, diffuser box . to be connected to
existing exhaust duct. For all toilets ( 5 place as shown on
